## AI search, ads, local and social in Baltimore

### AI search

We work to get your business named in Google's AI Overviews, ChatGPT and Perplexity. That work is called answer engine optimization (AEO) or generative engine optimization (GEO).

By Google’s own account, AI Overviews and AI Mode need no special markup, only a page that is indexed and can show a snippet. Google also advises keeping your Business Profile current. So our pages give short, quotable answers to what Baltimore customers ask. Which side of the city line do you work on? Do you serve Columbia as well as Ellicott City? Who sees the patient before a laser treatment?

### Google and Meta Ads

The Francis Scott Key Bridge collapsed in March 2024, and the Maryland Transportation Authority expects the new bridge to open in late 2030. Until then, two of the three toll crossings of the Baltimore Harbor remain: the Harbor Tunnel on I-895 and the Fort McHenry Tunnel on I-95. The Authority tells drivers to plan for more traffic on both. So a business in Dundalk or Essex should not count on customers from Glen Burnie or Pasadena. Each side of the harbor gets its own campaign, shown only to people who are in those towns or regularly there.

Say a Towson company also takes jobs in Columbia and Annapolis. It can add both to its profile as service areas, up to 20 in all. Google will not let it open a Columbia profile at a virtual office. "Baltimore" also stays out of the business name unless it is part of the real one.

Flash floods hit the historic Old Town of Ellicott City in July 2016 and again in May 2018. When a flood or a snowstorm shuts you for up to six days, that goes on the profile as special hours. A closure of seven days or longer calls for marking the profile temporarily closed, while the website stays up with a notice.

### Social media

The 2027 Preakness Stakes is set for Pimlico Race Course on Sunday, May 23, eight days after its traditional Saturday. The Black-Eyed Susan Stakes moves to the day before. ## How Greater Baltimore splits local search

Local search in Greater Baltimore splits along the line between the city and the county, along the harbor and bay shoreline, and among large communities with no city government. The Census Bureau’s metro is Baltimore City plus six counties: Baltimore, Anne Arundel, Howard, Harford, Carroll and Queen Anne’s. The map shades the four with the most people. Baltimore County alone has more residents than the city it wraps around.

1. **Two Baltimores.** Baltimore County surrounds the city on the north, east and west, and Towson, its county seat, is not in the city at all. Nor are Dundalk and Catonsville. Google’s own search suggestions show people asking whether Towson is in Baltimore City or the county. Distance to the searcher counts in Google’s local results, so each page and service area names the actual place, not only "Baltimore".
2. **Water sets the edges.** Anne Arundel County has more than 533 miles of shoreline, by its own count. Queen Anne’s County, also in the metro, lies across the Chesapeake Bay from the rest of it. Service areas follow the towns a business can reach, not a circle that takes in open water.
3. **Two counties with no city limits.** Baltimore and Howard counties contain no incorporated city or town, so Towson, Dundalk, Columbia and Ellicott City have no town government of their own. Glen Burnie, in Anne Arundel, has none either. Glen Burnie and Dundalk each have more people than Annapolis, the state capital. About three in four people in the metro live outside any incorporated city or town, so each page uses the name people give their own community.

## Med spas, roofers, landlords and brokerages in Baltimore

Maryland sets its own rules for cosmetic procedures, home improvement ads, rentals and real estate ads, and Baltimore City adds a rental license of its own. Each card shows where a rule turns up on a website or in an ad.

### Med spa and healthcare SEO

Because Maryland’s COMAR 10.32.09 puts the physician’s assessment first, the booking page, SEO and Google Ads we make for Baltimore med spas lead with it.

When a physician directs a med spa’s laser, light, injection or fat-reduction treatments, Maryland’s Board of Physicians sets the steps. The physician must personally perform each patient’s initial assessment, write the treatment plan, get the patient’s consent and, with some exceptions, supervise on site. The work may be delegated only to someone licensed under Maryland’s Health Occupations Article. So the booking page offers the assessment first, not a treatment slot with a non-physician.

A physician may advertise as board certified only if that is true, and the ad must give the full name of the board and the specialty. So each bio we write names the certifying board in full.

### Roofing

For Baltimore roofers, we build roofing SEO, flat roof pages and Google Ads that cover rowhouse membranes and gutters and show the MHIC number Maryland requires. Many Baltimore rowhouses have shed or slanted-flat roofs, and some have a single gutter for the whole roof. The City’s preservation guidelines warn that short bursts of heavy rain can overwhelm those gutters and back water up under flat roof membranes. So a roofer’s pages cover flat roofs, membranes and gutters, not only shingles.

In Maryland, repairing or replacing part of a home takes a license from the Maryland Home Improvement Commission (MHIC). The Commission says every home improvement ad must carry the contractor’s name and MHIC number. An ad that mentions a warranty must also spell out its terms, limits and length. The number also goes on both sides of the work truck, so it can show in the photos a roofer posts.

Business Regulation section 8-503 bars a contractor from offering a homeowner a gift, bonus, merchandise or cash loan to win the contract. It also bars promising the homeowner a reward for sending other customers its way. So a gift-with-every-roof ad or a refer-a-neighbor reward can run into the rule, but the Commission does not count a sale or price cut as a gift.

### Property management

Before any listing promises a move-in date, the property manager websites we build for Baltimore allow time for the City’s rental license and Maryland’s lead-dust test. Baltimore City requires every property that is not owner-occupied to be registered by January 1 each year. Every rental also needs a license. A new license takes current lead certification for each unit and passing inspections. In a building of three or more units, a City chart sets how many units must be inspected. The license is issued for two years.

Maryland’s lead law covers rentals built before 1978. Before each new tenant moves in, the owner must pass a test for lead-contaminated dust. The property is also registered with the state, naming any property manager. So a listing leaves time for that inspection before it promises a move-in date.

### Real estate

Baltimore brokerages get listing pages, community guides and ads from us, with the licensed name and broker’s number placed where the Maryland Real Estate Commission requires. The Maryland Real Estate Commission treats any promotion of brokerage services, by any means, as an advertisement. Each ad must show the broker’s or company’s name as licensed. An agent who lists their own phone or email must also show the broker’s or branch manager’s number. Online, those details go in the first quarter of the ad’s main page. On a platform that limits posts to 280 characters or fewer, a post can instead link to a page that shows them in its first quarter.

With some exceptions, the owner of a tenant-occupied home of one to three units must notify each tenant in writing before offering it for sale, a listing included. The notice tells tenants they may make an offer. It goes to tenants named on the lease who have lived there six months or more. They then have 30 days to send one. So the listing page and the "coming soon" post wait until those 30 days have passed or the tenant declines.

## How to choose the best digital marketing agency in Baltimore

Ask these of every agency on your list, including us. The answers show whether it has studied Maryland’s rules and the harbor’s geography, or only the name on the map.

1. **Ask who will own the accounts.** Your ad account, Business Profile, analytics and domain should be registered to your business, not the agency, so nothing is lost if you part ways.
2. **Ask a Maryland question.** Anyone pitching a roofer should know what the MHIC requires in an ad. Anyone pitching a med spa should know who must assess a patient before a laser treatment.
3. **Ask which Baltimore they would start with.** The city, the county, Howard or Anne Arundel. An agency that says "the whole region" has not looked at where your customers are.
4. **Ask where the ads will show.** A local campaign should target the towns you serve and the people who live or work there. A circle drawn around the Inner Harbor rarely matches those towns.

### How large a security deposit can a Maryland landlord ask for?

Since October 1, 2024, no more than one month’s rent per unit, however many tenants there are. Up to two months’ rent is allowed only if all three of these hold. The tenant has qualified for utility assistance through the state’s Department of Human Services. The lease has the tenant pay utilities to the landlord. Both agree in writing. Within 45 days after the tenancy ends, the deposit goes back with any interest owed, less damages rightfully withheld. This is a summary, not legal advice.

### When should a Baltimore roofer have winter pages live?

By December. At BWI airport, about 82 days a year dip to freezing or below but also rise above it. Snow averages 19.3 inches a year, most of it in January and February. Pages on ice dams, flashing and winter leaks should be live, with their ads ready, before that season starts.
