## AI search, ads, local and social in Boston

### AI search

We work to get your business named in Google's AI Overviews, ChatGPT and Perplexity. That work is called answer engine optimization (AEO) or generative engine optimization (GEO).

Google says its AI features need no special markup. It asks for pages it can index and a Business Profile kept up to date. So we write short, quotable answers to what people around Boston ask an assistant. Do you serve Dorchester and Quincy, or only downtown? Who pays the broker on this apartment? Who is allowed to do laser hair removal in Massachusetts?

### Google and Meta Ads

We run pay-per-click (PPC) campaigns on [Google Ads](https://kihanmarketing.com/services/paid-ads/), and paid social on Facebook and Instagram. We can build TikTok and LinkedIn campaigns when they fit.

The City of Boston holds only about 13 percent of the metro’s people. An ad drawn around the city limits misses Cambridge, Lowell, Quincy and Brockton, and the New Hampshire towns north of the state line. So we target the Massachusetts and New Hampshire towns you actually serve. We set the ads to reach people in or regularly in those towns, not everyone who has shown interest in them.

For leasing, timing matters as much as place. The city says most Boston leases turn over at the start of September, so rental campaigns run through spring and summer, not only in August.

A Dorchester company that also works in Quincy cannot open a second profile at a virtual office there or put "Quincy" in its business name. It lists up to 20 service areas instead. Those can be cities and towns such as Newton and Brookline, or Boston neighborhoods such as Roslindale and Hyde Park.

Winter weather reaches the waterfront too. On January 4, 2018, the water at NOAA’s Boston tide gauge rose higher than in any other month in its records back to 1921. If a storm closes you for six days or fewer, set special hours. For a longer one, mark the profile temporarily closed and keep the website up with a notice.

### Social media

Its big dates are the Head of the Charles Regatta in October, the Boston Marathon on Patriots’ Day in April and move-in at the start of September. ## How Greater Boston splits local search

People search Greater Boston town by town and neighborhood by neighborhood, and the metro crosses the state line into New Hampshire. It runs from Plymouth County north to Rockingham and Strafford counties.

1. **Every address has a town.** The metro's five Massachusetts counties hold 147 cities and towns, and its two New Hampshire counties hold 50. In the Census Bureau's estimates, every resident is counted in one of them. Customers search by that name, so service-area lists and location pages are built town by town.
2. **Some Boston neighborhoods were towns.** The Boston Public Library lists Dorchester, Roxbury, Charlestown, Brighton, West Roxbury and Hyde Park as former towns later annexed to Boston. None is a municipality today, yet people still search them like towns. A Boston business names the neighborhoods it serves, not only the city.
3. **The metro crosses into New Hampshire.** Rockingham and Strafford counties in New Hampshire are part of the metro too, with places such as Salem, Derry, Dover and Portsmouth. State rules differ there, so pages and ads written for Massachusetts are checked again before they run across the line.

## Med spas, roofing, property management and real estate in Massachusetts

Massachusetts has its own rules for all four trades, from who may use a hair removal laser to who pays a rental broker. Those rules shape what an ad or a web page for a Massachusetts business may say.

### Med spa and healthcare SEO

Before a Massachusetts med spa or plastic surgery practice launches new pages, ads or a booking page, we check each one against the rules below.

A 2013 Department of Public Health advisory treats fillers, botulinum toxin, chemical peels and laser, light and radiofrequency treatments as medical services. Under it, a med spa that offers them needs a clinic license unless its practitioners wholly own and control it and its name avoids the words "clinic", "institute" and "dispensary". So the name is checked before the brand work starts.

A 2024 Board of Registration in Medicine policy says Massachusetts law limits laser hair removal to licensed electrologists and physicians. It adds that the Board of Cosmetology and Barbering licenses the locations where it is done. A laser hair removal page should say who performs the treatment.

A physician’s ad must give the physician’s name, business address and degree (M.D. or D.O.), and may not guarantee a cure. A reproducible copy of each ad, online ones included, has to be kept for three years.

### Roofing

For Boston-area roofers we run roofing SEO, ice dam and storm pages and Google Ads, with the Home Improvement Contractor registration number on every ad. Boston’s snow swings widely from year to year: 110.6 inches in the 2014-15 record season, 64.8 of them in February 2015, but 9.8 in 2023-24. After the 2015 storms the Attorney General noted that many homeowners had hired contractors to clear roofs and ease water damage from ice dams. Ice dam and roof snow pages need to be live before the first big storm, with ads ready to switch on.

A contractor who solicits, bids on or does work on an existing owner-occupied home of one to four units must be registered as a Home Improvement Contractor. Ads for residential contracting must carry the active registration number. The state’s guidance chart also lists a roofing Construction Supervisor License for new or replacement roofs, so the site, the Business Profile and every post show the numbers.

### Property management

For property managers around Boston, we build websites whose listings, "no fee" wording and owner FAQs match the broker fee law in force since August 1, 2025. Since August 1, 2025, the person who hires a rental broker pays the broker. The state says there are no exceptions, that admin, finder’s and leasing fees are not allowed either, and that a landlord can owe up to three times the amount charged. Listing templates, "no fee" wording and owner FAQs all have to match.

At move-in a landlord may collect no more than first and last month’s rent, a security deposit of one month’s rent and the cost of a new lock and key. The deposit sits in a separate interest-bearing account in a Massachusetts bank. The deposit, or any balance of it, goes back to the tenant within 30 days after the tenancy ends, so resident pages copied from another state can be wrong here.

Most Boston homes were built before 1980. The Lead Law requires lead paint hazards to be removed or covered in homes built before 1978 where a child under six lives. An owner cannot refuse to rent to anyone because of lead paint, so listings never say or imply "no children". This is general information, not legal advice.

### Real estate

For Boston brokerages, Kihan Marketing writes every agent site, listing page and ad so the broker is named, as Massachusetts rules require. In Massachusetts every real estate ad must name the broker and make clear that the advertiser is a broker. An ad that shows only a phone number, email or street address is not allowed, and a salesperson may not advertise property under their own name. So the brokerage name goes into agent sites, listing pages, posts and ads from the start.

Each Boston neighborhood or town a brokerage sells in gets its own page, and social posts and ads send buyers and renters there.

## How to choose the best digital marketing agency in Boston

Whoever you are talking to about SEO, web design or ads, us included, put these five questions to them. The answers show whether they know Massachusetts or just changed the city name.

1. **Ask who owns the accounts.** Your ad account, Business Profile, analytics and domain should be in your name.
2. **Ask a Massachusetts question.** An agency that markets rentals should know who has paid the rental broker since August 2025. One that markets roofers should know where the HIC registration number has to appear.
3. **Ask which towns they would start with.** "Greater Boston" is not a service area. A good plan names the towns and neighborhoods first.
4. **Click through their live sites.** Ask for links to sites they built and check what is actually there.
5. **Ask what the agreement covers and how either side ends it.** Get both answers in writing.
