# Colorado Springs Web Design, Website Development and SEO

Plus AI search and Google Ads, from Monument to Fountain

Kihan Marketing is a digital marketing agency. For businesses in Colorado Springs and the Pikes Peak region, we offer SEO, website design and development, AI search, Google and Meta Ads, local search and social media, with med spas and healthcare practices as a specialty.

Someone moving to Fort Carson searches for apartments near the gate they will use. A homeowner in Black Forest searches for a roofer after the hail. We help both of them find your business on Google and in AI answers, then book with you. Every account stays in your name.

## SEO services for Colorado Springs businesses

Our [SEO](https://kihanmarketing.com/services/seo/) work covers site audits, technical SEO, schema markup, content and link building.

People here search by neighborhood or community. They type Briargate, Old Colorado City or Security-Widefield next to the service they want, so each place you serve gets its own page, written about that place.

Growth is uneven, too. Monument grew by about a third from 2020 to 2025, while the city of Colorado Springs grew by less than 3 percent. A page for a fast-growing town can be worth writing before another page about the city.

- Technical SEO and site audits
- Schema markup
- Content that answers real questions
- Link building
- Pages for each community you serve
- Search Console in your name

## Website design and development in Colorado Springs

We design and build [websites](https://kihanmarketing.com/services/web-development/) on WordPress or Next.js, and custom code where a site needs it, choosing the platform by how much the site needs to grow. We handle redesigns, speed work and maintenance too.

In a 2025 visitor study released by Visit Colorado Springs, 23 percent of overnight visitors to the region had someone in their party who needed accessibility services. For 38 percent of them, the need was visual. In El Paso County, about half of veterans have a service-connected disability rating, against about a third nationwide.

Our [ADA compliance](https://kihanmarketing.com/services/web-development/#ada-compliance) work tests a site against WCAG 2.2 at level AA with a keyboard, a screen reader and automated checks. Typical fixes are contrast, image descriptions, form labels and focus order. Then we run the tests again. We never add an overlay widget. It is technical work, not legal advice.

- New websites and redesigns
- WordPress development
- Next.js, React and custom code
- ADA compliance (WCAG 2.2 AA)
- Speed work and maintenance

## AI search, ads, local and social in Colorado Springs

### AI search

We work to get your business named in Google's AI Overviews, ChatGPT and Perplexity. That work is called answer engine optimization (AEO) or generative engine optimization (GEO).

Google says AI Overviews and AI Mode need no special markup. A page has to be indexed to be shown as a source, and Google advises keeping your Business Profile up to date. So each page answers, in plain words, what people here actually ask. Is this roofer licensed with the regional building department? Do you serve Woodland Park and Monument, or only the city? Which physician oversees this treatment?

### Google and Meta Ads

We run pay-per-click (PPC) campaigns on [Google Ads](https://kihanmarketing.com/services/paid-ads/), and paid social on Facebook and Instagram. We can build TikTok and LinkedIn campaigns when they fit.

The Pikes Peak region had 11.2 million overnight visitors in 2025. Left at Google’s default, a campaign also reaches people who have merely shown interest in the area, such as someone planning a trip. For a business that serves locals, we limit the campaign to people who are in, or regularly in, the towns you cover.

A business that also takes work in Pueblo gives it a separate campaign and budget. In Teller County, only the towns where you take jobs, such as Woodland Park, join the El Paso County campaign.

### Local SEO

We handle [local SEO](https://kihanmarketing.com/services/local-seo/) and the Google Business Profile itself: categories, services, hours, photos and a weekly review process.

Google does not accept virtual offices, so renting a Pueblo mailing address does not earn a Springs business a second profile. A business that goes to its customers adds Pueblo, Fountain and Monument to its service areas instead, within Google’s limit of 20.

One closure to plan for here is a wildfire evacuation, like the one the Black Forest Fire forced in 2013. An evacuation that shuts you for up to six days calls for special hours. A longer shutdown calls for marking the profile temporarily closed, while the website stays live with a notice about reopening.

### Social media

We manage [social media](https://kihanmarketing.com/services/social-media/) around the Colorado Springs calendar. Territory Days fills Old Colorado City over Memorial Day weekend. In late June, drivers in the Pikes Peak International Hill Climb race to a summit finish at 14,115 feet, with Fan Fest downtown on the Friday evening before. Labor Day Lift Off brings hot air balloons to Memorial Park over Labor Day weekend.

Our [brand design](https://kihanmarketing.com/services/brand-design/) covers logos, identity, guidelines and the graphics your posts and ads use, so the business looks the same on the site, the profile and every post.

## How the Pikes Peak region splits local search

Pikes Peak search splits three ways: by unincorporated community names, by distance across a city of more than 200 square miles, and at the Pueblo County line. The Census Bureau’s Colorado Springs metro is El Paso and Teller counties. Pueblo County, to the south, is a separate metro area, and the map shows it too.

1. **Some of the names people search are not cities.** Security-Widefield, Cimarron Hills and Black Forest are unincorporated communities. Security-Widefield has more residents than the city of Fountain. So pages and service areas carry those names.
2. **Distance shapes who shows.** The city of Colorado Springs alone covers more than 200 square miles of land. Google’s local results weigh how far a business is from the person searching, so a business near Monument and one in Fountain reach different customers, even when both say Colorado Springs.
3. **Pueblo is its own market.** A Springs business that also works in Pueblo gives it its own pages, service areas and ads. Folding it into a single page for Southern Colorado leaves Pueblo searchers with nothing about their city.

### Pikes Peak region in numbers

- **81%** of Colorado residents on active duty in the Armed Forces live in El Paso County
- **210,456** El Paso County residents living outside any city or town, by the 2025 Census estimate
- **15.6%** of civilian adults in El Paso County are veterans, against 6.2% nationwide
- **489** homes destroyed in the Black Forest Fire of June 2013, by the state’s after-action report

## Med spas, roofing, property management and real estate in Colorado Springs

Here a roofer answers to a regional building department as well as the state, and federal law lets a military tenant end a lease on new orders. Med spa and brokerage pages each start from a Colorado rule, set out in the cards below.

### Med spa and healthcare SEO

Colorado Springs med spas get SEO, Google Ads and booking pages from us that make clear TRICARE does not cover cosmetic drugs.

When a Colorado physician hands medical-aesthetic treatments to someone without a health care license, that person’s website and ads must say the services are delegated. The notice names the physician and gives their Colorado license number. Advanced practice registered nurses who delegate follow a matching rule.

TRICARE, the military health plan, does not cover cosmetic drugs. In a county with this many service members and military families, an injectables page should not leave anyone guessing about coverage.

- Colorado rule: C.R.S. 12-240-147, from HB25-1024
- Also: TRICARE does not cover cosmetic drugs
- Services: Med spa SEO, Google Ads, booking pages

### Roofing

In Colorado Springs, our roofing SEO, hail pages and Google Ads name the part of town a storm hit and never promise to cover the deductible. On August 6, 2018, a storm formed over Teller County and moved southeast along the Highway 24 corridor. It dropped hailstones three to four inches across on the Cheyenne Mountain Zoo and southern Colorado Springs. Less than two months earlier, three-inch hail had fallen overnight on southern Colorado Springs and Fountain. So a hail page names the part of town a storm hit, not only the city.

The Pikes Peak Regional Building Department requires a permit for any roof repair or replacement over 100 square feet. Homes in the city of Colorado Springs need at least a Class A roof covering, and solid wood roofing does not qualify. Above 7,000 feet, an ice barrier is required along the eaves. A replacement page can say which of these a quote includes.

Colorado law also bars a roofer working on an insurance claim from advertising that it will pay or waive the homeowner’s deductible. After a hailstorm, that rules out the "we cover your deductible" pitch, so a hail ad leads with the inspection and the crew’s work.

- Regional rule: Pikes Peak Regional Building Code
- State law: C.R.S. 6-22-105
- Services: Roofing SEO, storm pages, Google Ads

### Property management

For property managers near Fort Carson, we build listing and lease pages that name the nearest gate and explain military lease terms and Colorado’s deposit cap. In the city of Colorado Springs, 39.1 percent of occupied homes are rented. Google suggests searches such as "apartments near fort carson gate 3", so a listing page names the nearest gate.

Federal law lets a service member end a home lease after receiving orders for a permanent change of station, or to deploy for at least 90 days, by giving written notice with a copy of the orders. Separation and retirement count as a change of station. A lease page that explains this saves a phone call.

Colorado caps a security deposit at two months’ rent, and a landlord may raise the rent only once in any 12 months of a tenant’s stay. Listing pages can state both plainly.

- Colorado law: C.R.S. 38-12-102.5 and 38-12-702
- Federal law: Servicemembers Civil Relief Act, 50 U.S.C. 3955
- Our build: Property manager’s website

### Real estate

For Colorado Springs brokerages, every listing page, relocation guide and ad we make runs in the firm’s name, as Commission Rule 6.10 requires. Under Colorado Real Estate Commission Rule 6.10, every ad runs in the brokerage firm’s name. A relocation guide, a social post and even an email signature count as ads, so each one written for a family arriving on orders carries the firm’s name too. An office using a franchise’s trade name must also say that each office is independently owned and operated.

A broker may advertise a professional designation only while in good standing, and only if the public can easily verify it. Any award in an ad must be backed up on request. So a relocation page lists only the credentials the broker can prove.

Neighborhood pages, and the posts that send buyers to them, carry the firm’s name too.

- Colorado rule: Real Estate Commission Rule 6.10
- Our client: Real estate agency
- Result: Clicks 1,545 to 2,478, July to September 2026 against 2025

## How to choose the best digital marketing agency in Colorado Springs

These five questions work on any agency you are weighing, us included. An agency that knows this market will bring up the regional building department and places like Security-Widefield without being asked.

1. **Ask who will own the accounts.** Everything from the domain to the ad accounts should sit in your business’s name, with you as the owner.
2. **Ask a local rules question.** A roofing agency should know what the regional building department requires before a reroof. A med spa agency should know which notice HB25-1024 requires on the website of someone doing delegated treatments.
3. **Ask which places they would start with.** "All of Colorado Springs" means little when the customers are in Monument, Security-Widefield or Woodland Park.
4. **Ask how the ads are targeted.** An agency should say whether your ads reach people planning a trip to Pikes Peak or only people who live and work in the towns you serve.
5. **Read the reviews, not only the stars.** Look for reviews that describe a project, not just a friendly team.

## Your Colorado Springs questions, answered

### Do you have an office in Colorado Springs?

No. We work remotely, inside accounts you own: your website, Search Console, Google Ads and Business Profile. You can see every change we make.

### Do you work in Monument, Fountain and Woodland Park too?

Yes. Each place you serve gets its own pages, service area entry and ad targeting, starting with where your customers live. Woodland Park is in Teller County, so we add it to your ads as a town rather than targeting all of Teller.

### Do you offer ADA compliance work for Colorado Springs websites?

Yes, as technical work. We check the site against WCAG 2.2 at level AA: keyboard access, contrast, headings, image descriptions, form labels, focus order and captions. Whatever fails gets fixed and retested by hand, with a keyboard and a screen reader. We do not use overlay widgets. This is technical work, not legal advice, and no audit can rule out a future complaint.

### Does a roofer need a local license in Colorado Springs?

Yes. The Pikes Peak Regional Building Department licenses contractors for Colorado Springs, Fountain, Manitou Springs, Monument, Palmer Lake, Green Mountain Falls and unincorporated El Paso County. Its reroof guidelines say anyone who contracts for or does a reroof of more than 100 square feet needs that license. The one exception is an owner working on the home they live in.

### What are AEO and GEO?

Answer engine optimization and generative engine optimization: the work of getting your business named in Google’s AI Overviews, ChatGPT and Perplexity. It rests on indexable pages that answer real questions and an up-to-date Business Profile.

### Should a Colorado Springs business start with SEO or Google Ads?

Often both. While new pages for Monument or Security-Widefield work their way up, ads keep the phone ringing. The ad data also shows which searches end in a booking, and that tells you where the next page should go.

### What platforms do you build websites on?

WordPress and Next.js, plus custom code where a site needs it. We choose by how much the site needs to grow and who will edit it.
