# Dayton Web Design, Website Development and SEO

Plus SEO audits, AI search and Google Ads across Greater Dayton

Kihan Marketing is a digital marketing agency for businesses in Dayton and its suburbs. We run SEO audits and ongoing SEO, build websites, and handle AI search, Google Ads, local search and social media. Med spas and healthcare practices are a specialty.

A customer in Troy and a customer in Xenia see different local results. We work to put your business in front of both, on Google and in AI answers.

## SEO services for Dayton businesses

[SEO](https://kihanmarketing.com/services/seo/) for a Dayton business usually starts with an audit of what already ranks and what is broken. Then come the pages: one per service, and one per place you serve. The metro has two Miami Townships, in Montgomery and Greene counties, and two Washington Townships, in Montgomery and Miami counties. So each township page names its county. We also look after the technical SEO, schema markup, content and links that support those pages.

- Technical SEO and site audits
- Schema markup
- Content that answers real questions
- Link building
- Pages for each community you serve
- Search Console set up in your name

## Website design and development in Dayton

We design and build [websites](https://kihanmarketing.com/services/web-development/) on WordPress or Next.js, and custom code where a site needs it, choosing the platform by how much the site needs to grow. For a Dayton business that usually means room for pages about towns in three counties, from Troy to Centerville. Older sites get redesigns, speed fixes and upkeep too.

Our [ADA compliance](https://kihanmarketing.com/services/web-development/#ada-compliance) work tests the site against the Web Content Accessibility Guidelines (WCAG) 2.2 at level AA. We check it with a keyboard, a screen reader and automated tools, fix what fails and test it again. It is technical work, not legal advice, and we use no overlay widgets.

- New websites and redesigns
- WordPress development
- Next.js, React and custom code
- ADA compliance (WCAG 2.2 AA)
- Speed work and maintenance

## AI search, ads, local and social in Dayton

### AI search

We work to get your business named in Google's AI Overviews, ChatGPT and Perplexity. The industry calls this answer engine optimization (AEO) or generative engine optimization (GEO).

Google says AI Overviews need nothing special beyond pages it can index. It also advises keeping your Business Profile up to date. So we add plain, quotable answers to the questions Dayton customers put to an assistant. Does my rental in Dayton have to be registered with the county auditor? Do you cover Washington Township as well as Centerville? What does the City of Dayton’s Certificate of Disclosure ask of a home seller?

### Google and Meta Ads

We run pay-per-click (PPC) campaigns on [Google Ads](https://kihanmarketing.com/services/paid-ads/), and paid social on Facebook and Instagram. We can build TikTok and LinkedIn campaigns when they fit.

Around Dayton, county lines cut through the towns people live in. Huber Heights reaches into Miami County. Most of Springboro, south of Dayton, is in Warren County, which the Census Bureau counts in the Cincinnati metro. So we target the towns you actually serve. Google's default location option counts interest in a place as well as presence there. For a local service we keep only people who are in, or regularly in, those towns.

### Local SEO

We handle [local SEO](https://kihanmarketing.com/services/local-seo/) and the Google Business Profile itself: categories, services, hours, photos and a weekly review process.

Google gives no second profile to a virtual office. So a Dayton business that also works in Troy adds it as a service area, one of up to 20, and keeps it out of the business name. A heating, plumbing or electrical contractor registered with the City of Dayton appears on the City’s public contractor lists. Its profile name should match the name on that list.

### Social media

Our [social media](https://kihanmarketing.com/services/social-media/) management follows the Dayton calendar. In March that means the NCAA men’s Opening Round games played at UD Arena. Hamvention comes next, at the Greene County Fairgrounds in May, then the air show at Dayton International Airport in June.

Our [brand design](https://kihanmarketing.com/services/brand-design/) work covers the logos, identity, guidelines and graphics behind those posts and ads, so the site, the profile and the feed look like one business.

## How the Dayton area splits local search

Search around Dayton splits by suburb and township across three counties, because about five in six people in the metro live outside the city. The Census Bureau’s Dayton metro is Montgomery, Greene and Miami counties.

1. **The suburbs sit in three counties.** Kettering, Centerville and Huber Heights are mainly in Montgomery County, Beavercreek and Xenia are in Greene, and Troy is in Miami. Google’s local results weigh how far a business is from the person searching, so a Dayton address does little for a search made in Troy or Xenia.
2. **Some townships are bigger than most cities.** In Montgomery County, the unincorporated parts of Washington Township and Miami Township each have more residents than every city except Dayton, Kettering and Huber Heights. Neither is a city, so a service-area list made only of city names leaves them out.
3. **Growth is uneven across the suburbs.** Since 2020, Centerville, Xenia, Troy and Fairborn have each grown by more than 3.5 percent, while Dayton, Kettering and West Carrollton lost a little. A page for Centerville or Xenia reaches those customers; a single page for Dayton does not.

### Greater Dayton in numbers

- **826,554** people in the three-county Dayton metro, by the Census Bureau’s 2025 estimate
- **262,332** people in the city of Dayton in 1960, nearly twice as many as live there today
- **38,000** people employed at Wright-Patterson Air Force Base, a round figure from Montgomery County
- **110** days in an average year when the low at Dayton’s airport is at or below freezing

## Four Dayton industries: med spas, roofing, rentals and home sales

Ohio has rules for who may perform a laser treatment, when a doorstep sale can be canceled, how rentals are registered and what a real estate ad must show. The city of Dayton adds one of its own for home sales. Our pages and ads for these four industries are written to fit them.

### Med spa and healthcare SEO

With Premier Health and Kettering Health topping Dayton’s employer list, our med spa SEO, Google Ads and booking pages compete by treatment and suburb.

Under the State Medical Board’s rules, using a laser or other light-based device on the body is the practice of medicine. Ablative laser work cannot be delegated. A physician may delegate some non-ablative vascular laser work to a physician assistant or nurse, but only after seeing and evaluating the patient. When a nurse does the work, the physician must supervise on site. So each treatment page should say who performs it.

Premier Health and Kettering Health rank first and second on the City of Dayton’s list of principal employers. A smaller practice will not match their size. It can aim each page at one treatment in one suburb, such as Centerville or Beavercreek.

- Ohio rule: OAC 4731-18-02
- City employers: Premier Health, Kettering Health
- Services: Med spa SEO, Google Ads, booking pages

### Roofing

For Dayton-area roofers we build roofing SEO, storm pages and Google Ads meant to rank before a storm, not the week after. On the night of May 27, 2019, an EF4 tornado crossed Trotwood, Dayton and Riverside. The National Weather Service found well-built apartment buildings with their roofs and exterior walls removed. In Beavercreek, another tornado, an EF3, took much of the roof off some buildings in an apartment complex. A roofer serving Trotwood or Beavercreek should have storm and replacement pages ranking before the next storm, not going up the week after.

Ohio’s home solicitation law lets a buyer cancel a sale that a seller solicited in person at the buyer’s home. The buyer has until midnight of the third business day, and the seller must say so out loud when the contract is signed. Door-to-door roof sales after a storm are the kind of sale it covers. Storm pages that rank let homeowners pick a roofer before anyone knocks.

Ohio’s construction licensing board licenses commercial contractors in five trades, and roofing is not one of them. So a roofer’s site should put its reviews, insurance and manufacturer certifications up front.

- Ohio rule: Sections 1345.22 and 1345.23
- Storm record: EF4 and EF3 tornadoes, May 27, 2019
- Services: Roofing SEO, storm pages, Google Ads

### Property management

We build property manager websites for Dayton, with owner pages that walk through Montgomery County’s rental registration and listings aimed at the city’s renters. About half of the households in the city of Dayton rent, against about a third across the metro. Outside the city, owner households outnumber renters by more than two to one.

Ohio requires rental owners in counties that had more than 200,000 people at the last census, Montgomery County among them, to register with the county auditor. They file their contact details and each property’s parcel number, and update them within 60 days of a change. A managing agent may file for the owner, and the Montgomery County Auditor asks out-of-state owners to name an in-state contact. A manager’s pages for property owners can explain both steps.

For a Dayton property management company, we have done SEO and social media and optimized its AppFolio listing marketing.

- Ohio rule: Section 5323.02
- Market: About half of Dayton households rent
- Our build: Property manager’s website

### Real estate

Dayton agents and brokerages get listing pages, suburb pages and social ads from us, with seller guides that cover the city’s Certificate of Disclosure. In the city of Dayton, most home sales need a Certificate of Disclosure filed with the City’s Housing Inspection Division, even when the property has no open code violations. When there are open violations, the buyer and the seller both sign it. A seller guide that explains the step answers a real Dayton question.

Ohio’s real estate advertising rule requires the brokerage name on every viewable page of an agent’s website, at least as prominent as the salesperson’s name. Information that goes out of date or expires has to be updated within 14 days of that happening.

The brokerage name goes on every one of those pages.

- Ohio rule: OAC 1301:5-1-02
- City rule: Certificate of Disclosure
- Services: Listing pages, suburb pages, social ads

## How to choose the best digital marketing agency in Dayton

Put these questions to any agency you talk to, us included. The answers show quickly whether it knows Montgomery, Greene and Miami counties or has only changed the city name on a template.

1. **Ask who holds the logins.** Your Google Ads, Business Profile, analytics and domain should belong to your business, not the agency.
2. **Ask for an audit before a plan.** A plan written before anyone has looked at your site, your Business Profile and your ads is a guess.
3. **Quiz them on an Ohio law.** How long does a homeowner have to cancel a roof sale made at the door? Who files a rental’s registration with the county auditor? An agency that works in your industry should know.
4. **Ask them to name a place.** "Greater Dayton" is not an answer. Huber Heights, Xenia or Washington Township is.
5. **Look past the star rating.** Stars say little on their own. The useful reviews describe what the agency actually did.

## Your Dayton questions, answered

### Do you have an office in Dayton?

No. We work remotely, inside accounts you own, from your Google Ads and Business Profile to your Search Console and website, so every change we make is visible to you.

### Do you work in Kettering, Beavercreek and Troy too?

Yes, and in the townships between them. Each place you serve in Montgomery, Greene and Miami counties gets its own page, service area and ad targeting, since Google ranks local results partly by distance from the searcher.

### Will you test my Dayton website for ADA compliance?

Yes. We test against WCAG 2.2 at level AA and fix what fails, such as contrast, image descriptions, headings, form labels, focus order and captions. This is technical work, not legal advice, and nobody can guarantee a site will not be sued.

### What does an SEO audit for a Dayton business cover?

How Google crawls and indexes your site, its speed, schema markup, links and content, and which Dayton-area searches it already shows up for. It also shows which places you serve, such as Huber Heights or Washington Township, still have no page of their own.

### What are AEO and GEO?

AEO is short for answer engine optimization, GEO for generative engine optimization. Both mean getting your business named when someone asks ChatGPT or Perplexity for, say, a med spa in Centerville. The same goes for Google’s AI Overview on that search. It starts with a page that says plainly which towns you serve and a Business Profile that lists them as service areas.

### What is the City of Dayton’s Certificate of Disclosure?

A City of Dayton form for home sales, filed with the Housing Inspection Division. It lists any open code violations, and each one is either fixed before the sale or taken on by the buyer as a listed repair. Three kinds of transfer are exempt: those made by court order, those to or from a government body, and those between spouses when a marriage ends or they legally separate.
