## AI search, ads, local and social in Kansas City

### AI search

We work to get your business named in Google's AI Overviews, ChatGPT and Perplexity. That work is called answer engine optimization (AEO) or generative engine optimization (GEO).

Google says AI Overviews and AI Mode need no special markup or extra files. A page has to be indexed and able to show with a snippet, and a Business Profile should be kept up to date. North of the river, place names blur. North Kansas City is a separate city of about 5,600 people in Clay County, and Google’s suggestions for "med spa kansas city north" lead with it. The Northland is a name for the area north of the river, not a city. So a Northland business’s profile and pages name the city it is actually in, whether that is Kansas City, Liberty or North Kansas City.

## How Greater Kansas City splits local search

In Kansas City, local search splits at the state line, Kansas west of State Line Road and Missouri east, and again at the Missouri River. The metro is 14 counties, nine in Missouri and five in Kansas, so a business near the line can have customers on both sides.

1. **State Line Road is the border.** Visit KC puts it simply: west of State Line Road is Kansas, east of it is Missouri, and farther north the Missouri River divides the two. Google’s local results weigh the distance between a business and the searcher, so a business that serves both sides needs pages written for each.
2. **Two cities called Kansas City.** Kansas City, Kansas is its own city, run with Wyandotte County as one Unified Government since 1997. People add the state when they search: Google suggests "roofers kansas city mo", and for property management it offers both the "mo" and the "ks" versions.
3. **The city reaches north.** Most residents of Kansas City, Missouri live in Jackson County, but nearly four in ten live in its Clay and Platte County parts. Visit KC treats the Northland, north of the river, as a district of its own, home to shopping areas such as Zona Rosa.

### Med spa and healthcare SEO

Our Kansas City med spa SEO, Google Ads and booking pages follow K.A.R. 100-27-1 in Kansas and RSMo 334.104 in Missouri.

In Kansas, a physician may let someone else perform a laser or light-based treatment in two cases. Either the physician is in the building or can get there within five minutes, or the two have signed a written protocol. Class III and IV lasers, and comparable intense pulsed-light devices, need more. The physician must stay in the same office for the whole treatment, or be within five minutes and have signed a protocol. On a Kansas med spa’s laser pages, we name the physician who oversees treatment.

Missouri’s rule is about who sees the patient. Where an advanced practice registered nurse, such as a nurse practitioner, prescribes in collaboration with a physician, the office must post a notice. It tells patients they may be seen by that nurse and have the right to see the collaborating physician. We write the provider page to match.

Kansas treats an ad that guarantees a service, or promises an operation without pain, as unprofessional conduct. Missouri can discipline a physician for ads that claim, without substantiation, greater skill than other physicians. Those claims stay out of the copy on both sides.

### Roofing

On both sides of State Line Road, our roofing SEO, storm pages and Google Ads show the Kansas registration and leave out deductible offers. On the night of May 19, 2024, a squall line produced four brief EF-1 tornadoes in Johnson and Leavenworth counties, Kansas. In Shawnee, the Weather Service found roof damage on two homes, one of them with decking torn from a corner. So a Johnson County roofer’s storm and repair pages should go up before May, while there is still time for them to rank.

A roofer working in Kansas must register with the Kansas Attorney General. The registration has to be in good standing whenever the roofer asks for a job and while the work is done. Johnson County also licenses contractors by class, with a Class DR license for roofing. We show the registration number on the site.

On the Missouri side, a contractor may not advertise or promise to pay any part of an insurance deductible, or offer to negotiate the claim for the owner. So "we cover your deductible" stays out of a Missouri roofer’s ads and pages.

### Property management

Managers with rentals in both Kansas and Missouri get one website from us, with two deposit policies and two application pages. A deposit that is legal in Lee’s Summit can be too high in Olathe. Missouri caps a security deposit at two months’ rent. Kansas caps it at one month’s rent for an unfurnished unit, with more allowed for a furnished unit or a pet. An owner with units on both sides needs two deposit policies and two versions of the application page.

Since August 28, 2025, Missouri law has kept cities and counties from capping deposits by local rule. They also may not stop landlords from turning away tenants whose rent includes housing assistance. Nor may they limit how landlords weigh credit, eviction or criminal history. We check a manager’s screening page against the law as it stands now.

Inside Kansas City, Missouri, every rental property must be registered under the Healthy Homes program, with permits that run January to December. When the owner or the manager changes, a new application is due before the change. A management company can file it with a letter from the owner that hands it the task, and the page for owners can say so.

### Real estate

Kansas City teams get page and post templates from us that show the brokerage’s name the way both Kansas and Missouri require. Both states require the brokerage’s name in the ads a team runs for its listings. Neither lets a team name use words such as realty, brokerage or company that make it look like a separate firm.

Kansas adds a size limit: a team name may be no more than twice the font size of the broker’s name. On websites and social media, the team name must sit next to the broker’s name.

A team that lists homes in Leawood and Brookside needs only one set, and our posts and ads send buyers from both sides of the line to those listings.

## How to choose the best digital marketing agency in Kansas City

Any agency can add Kansas City to a page title. These five questions, which apply to us too, show whether it can work both sides of State Line Road.

1. **Ask who owns the accounts.** The domain, the ad account, the Business Profile and the analytics should all be in your business’s name.
2. **Ask which side of State Line Road they would start on.** Overland Park and Independence are different searches in different states, and a plan for "all of Kansas City" treats them as one.
3. **Ask a question from each state.** A roofing agency should know that Kansas makes roofers register with the Attorney General and Missouri bars deductible offers. A property management agency should know both deposit caps.
4. **Ask how the ads are targeted.** A good answer keeps Johnson County, Missouri out of a Johnson County, Kansas campaign. It should also say whether the ads show only to people in those counties, or also to people elsewhere who have shown interest in them.
5. **Read what the reviews describe.** Look for reviews that say what the agency built or fixed, not only how many stars it got.
