## How the Nashville metro splits local search

Nashville-area search splits between the named neighborhoods inside Metro Nashville and the suburban counties people are moving to. The Census Bureau puts 14 counties in the metro, and the map shows Davidson with Rutherford, Williamson, Sumner and Wilson.

1. **Nashville is nearly all of its county.** Nashville and Davidson County share one Metro government. Six other incorporated places sit wholly or partly inside the county, among them Belle Meade, Forest Hills and Oak Hill. If you serve Belle Meade or Forest Hills, name them on your pages, since a page that says only Nashville leaves them out.
2. **The neighborhoods are not cities.** Antioch, Bellevue, Madison, Donelson, Hermitage and Old Hickory are parts of Nashville, not incorporated places. Metro Planning covers them in 14 community plans. Your pages and service areas should carry the names residents give their part of town.
3. **Moves within the US favor the suburbs.** Over the twelve months to July 2025, Davidson County lost a net 925 residents to moves within the US, while Rutherford, Williamson, Sumner and Wilson all gained from them. A plan built only around Nashville leaves out the counties people are moving to.

Each of these businesses markets under Tennessee rules of its own, and Metro Nashville adds a permit for short-term rentals. We read those rules before we write a page or an ad.

### Med spa and healthcare SEO

Nashville med spas get SEO, Google Ads and a booking page from us for each registered address, from Bellevue to Franklin.

A physician’s practice counts as a medical spa if it advertises as one, or if more than half its patients in the past year had elective cosmetic services. Each address is registered separately, so a practice in both Bellevue and Franklin files twice and needs a page and a Business Profile for each location.

The medical director must be an MD or DO with an active Tennessee license and a practice at a physical location in the state, not telemedicine alone. Laser work that counts as medicine needs a supervising physician, with exceptions set in state law.

Registering as a med spa does not cover massage, salon or cosmetology services. A menu that mixes them may need a separate license or registration from each of those boards, so the service pages should only list what is licensed.

### Roofing

Nashville-area roofers get roofing SEO, storm pages and Google Ads from us, with hail pages up before the March to May season. Before signing a roof job that insurance is expected to pay for, a Tennessee roofer owes the homeowner a written statement. It lists the roofer’s address and phone, plus any contractor, home improvement or public adjuster license numbers. It also describes the damage and gives a bold notice of the right to cancel.

That right lasts until midnight on the third business day after the insurer says in writing that the claim is not fully covered. A roofer may not act as a public adjuster without that license, so storm pages should not offer to handle the claim.

NOAA logged 318 hail reports in the 14 metro counties from 2020 to mid-2026, most of them in March, April and May. Williamson County had 86 and Davidson 40, so we publish Franklin and Brentwood hail pages before spring.

In Davidson and Rutherford counties, a roofer taking on a mid-size home job needs the state’s home improvement license. Across the line in Williamson, Sumner or Wilson, that license is not required.

### Property management

For property managers around Nashville, Kihan Marketing builds websites with resident pages for the 2025 landlord law changes and rental pages that show only permitted homes. Tennessee’s Uniform Residential Landlord and Tenant Act applies only in counties that had more than 75,000 people in the 2010 census. Near Nashville it covers Davidson, Rutherford, Williamson, Sumner, Wilson and Maury. Robertson and Dickson fall outside it, so a manager with homes on both sides works under two sets of rules.

The act changed for leases signed, amended or renewed from January 1, 2025. By move-in, the tenant must be told in writing who manages the home and who takes notices. The landlord must also give a maintenance phone number or email, or an online resident portal.

In Davidson County a short-term rental needs a Metro Codes permit before it is listed. Metro no longer issues new permits for homes the owner does not live in when they sit in the rural AR2A zone or the residential R, RS and RM zones. Vacation rental pages should show only permitted homes.

### Real estate

For Nashville brokerages, we build websites where every page shows the firm name and phone number on file, as the Tennessee commission requires. Under Tennessee Real Estate Commission rules, an ad that shows a franchise name without the firm name is misleading. A team inside a firm may not call itself a Realty, an LLC or an Inc. Every page of a brokerage website must show the firm name and the phone number the Commission has on file.

Metro Codes cancels a short-term rental permit when a property changes owners, even when it moves into or out of a trust or LLC. A listing for a permitted home should not suggest the permit goes with the sale.
