# New York Web Design, Website Development and SEO

Plus AI search, Google Ads and local search from Brooklyn to Long Island

Kihan Marketing is a digital marketing agency. We offer SEO, website design and development, AI search, Google and Meta Ads, local SEO and social media. In the New York metro, that means the five boroughs, Long Island, Westchester and the New Jersey side of the Hudson. Property management, roofing and med spas are our specialties.

Across the New York metro, a customer in Brooklyn, one in Levittown and one in Jersey City can see different local results for the same search. The pages, profiles and ads we build are meant to reach all three, in Google results and in AI answers.

## SEO services for New York businesses

[SEO](https://kihanmarketing.com/services/seo/) for a New York business starts with a page for each service and a page for each place you serve. Customers type the borough, as in "med spa queens" or "property management brooklyn ny". On Long Island they also type the community, as in "roofers in levittown ny". We name the pages the same way. We handle the technical SEO, schema markup, content and link building behind them.

- Technical SEO and site audits
- Schema markup
- Content that answers real questions
- Link building
- Pages for each community you serve
- Search Console in your name

## Website design and development in New York

We design and build [websites](https://kihanmarketing.com/services/web-development/) on WordPress or Next.js, and custom code where a site needs it, choosing the platform by how much the site needs to grow. We handle redesigns, speed work and maintenance too.

By Seyfarth Shaw’s count, New York federal courts saw 1,021 website accessibility lawsuits in 2025, about one in three federal filings nationwide. The firm adds that federal judges in New York now ask more of a plaintiff to show standing. Many plaintiffs file in New York and New Jersey state courts instead, and those cases are not in the count.

Our [ADA compliance](https://kihanmarketing.com/services/web-development/#ada-compliance) work tests a site against the Web Content Accessibility Guidelines (WCAG) 2.2 at level AA, fixes what fails and tests it again with a keyboard and a screen reader. We do not use overlay widgets. It is technical work, not legal advice.

- New websites and redesigns
- WordPress development
- Next.js, React and custom code
- ADA compliance (WCAG 2.2 AA)
- Speed work and maintenance

## AI search, ads, local and social in New York

### AI search

We work to get your business named in Google's AI Overviews, ChatGPT and Perplexity. That work is called answer engine optimization (AEO) or generative engine optimization (GEO).

Google states that AI Overviews carry no extra requirements for a site. What it does expect is basic: indexable pages and a Business Profile that stays current. We add short answers an assistant can quote, written for questions people in the metro ask. Does this apartment come with a broker fee? Who performs the laser treatment, and who supervises it? Do you work in Nassau County as well as Queens?

### Google and Meta Ads

We run pay-per-click (PPC) campaigns on [Google Ads](https://kihanmarketing.com/services/paid-ads/), and paid social on Facebook and Instagram. We can build TikTok and LinkedIn campaigns when they fit.

New York City drew 65 million visitors in 2025. Left on its default setting, a Google Ads campaign also reaches people who have only shown interest in a place. For a local service, we change it to the Presence option, which covers people who are in, or regularly in, the places you cover.

The city itself holds about 43 percent of the metro’s people. The rest live on Long Island, in the counties north of the city and across the Hudson in New Jersey. Each part gets its own campaign, with ads that name the places in it.

### Local SEO

We handle [local SEO](https://kihanmarketing.com/services/local-seo/) and the Google Business Profile itself: categories, services, hours, photos and a weekly review process.

A Queens company that also works on Long Island cannot open a second profile at a virtual office in Hicksville or put "Long Island" in its business name. It lists up to 20 service areas instead, using the names customers search, such as Levittown or Commack.

In early September 2021, the remnants of Ida dropped 7.19 inches of rain on Central Park. The storm brought deadly flash flooding and urban flooding to parts of the New York metro and northern New Jersey. A business shut by flooding for six days or fewer should set special hours on its profile. A longer closure calls for marking the profile temporarily closed and posting a notice on the website, with the site left up.

### Social media

We manage [social media](https://kihanmarketing.com/services/social-media/) around the New York calendar. The TCS New York City Marathon runs through all five boroughs on November 1, 2026, and the 100th Macy’s Thanksgiving Day Parade follows on November 26. Property managers can post around the Rent Guidelines Board’s final vote each June and around October 1, when the new guidelines start to apply to stabilized leases.

Our [brand design](https://kihanmarketing.com/services/brand-design/) covers logos, identity, guidelines and the graphics your posts and ads use, so the business looks the same on the site, the profile and every post.

## How the New York metro splits local search

New York metro search splits by borough, by Long Island’s towns and named places, and across the Hudson, which is also a state line. Each part of the metro is divided into places in a different way.

1. **Every borough is a county.** Brooklyn is Kings County, Manhattan is New York County and Staten Island is Richmond County. Customers search by the borough, not the county. Google's local results also weigh how far a business is from the person searching, so a Manhattan listing is not automatically in front of a searcher in Queens.
2. **Long Island is mostly towns, not cities.** Nassau and Suffolk counties are divided into towns such as Hempstead, Brookhaven and Islip, plus two small cities in Nassau. Hempstead alone has almost 800,000 residents. Levittown, Hicksville and Commack are census-designated places, not municipalities, yet those are the names people search.
3. **The Hudson is also a state line.** Newark and Jersey City each have more than 300,000 residents, and six Port Authority bridges and tunnels link New Jersey with New York. North of the city, Yonkers, New Rochelle and White Plains are cities of their own. Each needs its own pages and targeting.

### New York metro in numbers

- **20.1M** people in the New York metro in 2025, across 22 counties in New York and New Jersey
- **67.2%** of occupied homes in New York City are rented, against 48.5% across the metro
- **91.6%** of Suffolk County residents live outside any incorporated city or village
- **55.3%** of New York City households have no car, and 78.0% in Manhattan

## Med spas, roofing, property management and real estate in New York

New York State sets rules for all four of these industries, and New York City adds its own for contractors and rental listings. Those rules change what an ad or a web page may say.

### Med spa and healthcare SEO

Since the state’s March 2025 laser finding, our SEO, Google Ads and booking pages for New York med spas name each treatment’s supervisor.

Under Education Law § 6530(27), a physician’s or physician assistant’s ad that uses testimonials, guarantees a service, or is misleading, "sensational" or "flamboyant" counts as professional misconduct. An exact copy of each ad must be kept for one year after it last runs.

Nurses and other licensed professionals follow a different rule. A testimonial needs the patient’s written permission, a disclosure so no one is misled about who the patient is, and reasonable disclaimers about the results it describes. Fictional testimonials are not allowed, so review and testimonial content is set up by provider type.

On March 7, 2025, the State Board for Medicine looked at lasers and other energy devices. It found that laser skin rejuvenation, tattoo removal, lesion removal and spider vein removal are the practice of medicine. They must be done by or under the order of a physician, physician assistant or nurse practitioner. Laser hair removal was left out of that finding. Treatment pages should say who performs each service and who supervises it.

### Roofing

Flood and wind pages for New York roofers go up before the next storm, with roofing SEO and Google Ads carrying the DCWP license number in the city. In October 2012, Sandy pushed a storm tide of 14.06 feet at the Battery, 4.36 feet above the old record. Along the coast, flood water stood 4 to 9 feet above ground on Staten Island and 3 to 6 feet on Long Island. A roofer’s flood and wind damage pages need to exist before the water rises, not after.

New York’s home improvement law names roofing. Home improvement contracts above a small price threshold must be in writing and signed. They must show the contractor’s name, address, phone number and, where one applies, license number. Any quote or e-sign contract sent from the website should carry those details.

Inside the five boroughs, home improvement contractors need a license from the Department of Consumer and Worker Protection (DCWP), and every ad must carry the DCWP license number. Ads also may not promise benefits that are not based on known and provable facts.

- New York rule: General Business Law §§ 770 and 771
- New York City: DCWP license number on every ad
- Services: Roofing SEO, storm pages, Google Ads

### Property management

We build New York property manager websites and listing templates that disclose every tenant fee under the FARE Act and state the deposit rules. Since June 11, 2025, the FARE Act has barred a landlord’s agent in New York City from charging the tenant a broker fee. Every rental ad or listing must disclose all tenant fees "in a clear and conspicuous manner", and an agent who publishes a listing is presumed to act for the landlord. Listing templates and feeds have to be built for that.

Statewide, a security deposit may not exceed one month’s rent, with narrow exceptions. The landlord must return it, with an itemized statement of anything kept, within 14 days of move-out. Move-in and move-out pages should state both rules.

The Good Cause Eviction Law presumes New York City housing is covered, with exemptions such as small landlords who own 10 or fewer units in the state. A rent increase can be found unreasonable above 5 percent plus the yearly change in the consumer price index, or above 10 percent if that is lower. Renewal pages and owner FAQs should reflect it. This is general information, not legal advice.

- New York rule: General Obligations Law § 7-108
- New York City: FARE Act (Local Law 119 of 2024)
- Our build: Property manager’s website

### Real estate

For New York brokerages and agents, we build listing and neighborhood pages and lead replies that meet the Department of State’s ad and disclosure rules. New York’s Department of State requires real estate ads to identify the broker or brokerage. Apart from classified and multi-property ads, they must also give its address or phone number. On an agent or team website, every page must carry that information, search results pages included.

An ad that places a property near an area must name the area where it actually is, and misleading area names are prohibited. Listing templates need a field for the neighborhood a property is really in, separate from any nearby one the ad mentions.

Every licensee must give the Department of State’s Human Rights Law disclosure notice at first substantive contact. It may go by email or text. A link is allowed only if the message says the link is about the New York State Human Rights Law. Automated lead replies should carry the notice or a link worded that way.

The broker’s name and contact details sit in the page template, and the social posts and ads we run send buyers and renters to those pages.

- New York rule: 19 NYCRR §§ 175.25 and 175.28
- Our client: Real estate agency, Sint Maarten
- Result: Clicks 1,545 to 2,478, July to September 2026 against 2025

## How to choose the best digital marketing agency in New York

Whoever you are weighing for SEO, web design or ads, us included, ask them these five things. Their answers show whether they know how New York works.

1. **Before signing, ask who will own each account.** Your company should own the Google Ads account, Business Profile, analytics and domain, with admin access in your hands.
2. **Ask a New York question.** An agency that markets rentals should know what the FARE Act requires in a listing, and one that markets med spas should know why a physician’s ads cannot use testimonials.
3. **Ask where they would start: the boroughs, Long Island or New Jersey.** "New York" is not one market. The boroughs, Westchester, Long Island and the New Jersey side each need their own pages and targeting.
4. **Open the work yourself.** Ask for links to live sites and check what was actually built.
5. **Ask how the agreement ends.** Find out what it covers and what either side has to do to end it, and get both in writing.

## Your New York questions, answered

### Do you have an office in New York?

No. We work remotely, inside accounts you own: your Google Ads, your Business Profile, your Search Console and your website. Every change is visible to you.

### Do you work on Long Island and in New Jersey too?

Yes. We plan pages, profiles and ad targeting for each place you serve, from Brooklyn neighborhoods to Long Island communities such as Levittown and cities such as Jersey City. Google’s local results weigh how close a business is to the person searching, so one "New York" page is not enough.

### What does your ADA compliance work on a New York site involve?

We test the site against WCAG 2.2 at level AA and fix what fails, such as color contrast, image descriptions, keyboard access, form labels and captions. Then we test it again with a keyboard and a screen reader. We do not use overlay widgets. It is technical work, not legal advice, and no one can promise a site will never be sued.

### Can a New York med spa use patient testimonials?

It depends on who provides the treatment. Education Law § 6530(27) treats a physician’s or physician assistant’s ad that uses testimonials as professional misconduct. For nurses and other licensed professionals, a testimonial needs, among other conditions, the patient’s written permission and reasonable disclaimers. This is general information, not legal advice.

### What are AEO and GEO?

AEO (answer engine optimization) and GEO (generative engine optimization) are two names for one goal: having Google’s AI Overviews, ChatGPT and Perplexity name your business. For a New York business, that starts with plain answers to local questions, such as which boroughs and counties you cover. Those answers sit on pages Google can index, alongside a Business Profile kept current.
