# Olympia Web Design, Website Development and SEO

Plus AI search, Google and Meta Ads, local SEO and social media

Kihan Marketing is a digital marketing agency working with businesses in Olympia, Lacey, Tumwater and the rest of Thurston County. We offer SEO, website design and development, AI search, Google and Meta Ads, local search and social media. Property managers and apartment communities are a specialty.

Olympia is the state capital, but its market is Thurston County: three cities that run together and a countryside of communities with names of their own. We help people searching in each of those places find you, on Google and in AI answers.

## SEO services for Olympia businesses

[SEO](https://kihanmarketing.com/services/seo/) for an Olympia business mostly comes down to pages: one for each service you offer and one for each place you serve. Around Olympia that often means separate pages for Lacey, Tumwater and Yelm, each written about what is actually there rather than one page with the name swapped. We handle the technical SEO, schema markup, content and link building behind them.

- Technical SEO and site audits
- Schema markup
- Content that answers real questions
- Link building
- Pages for each community you serve
- Search Console in your name

## Website design and development in Olympia

We design and build [websites](https://kihanmarketing.com/services/web-development/) on WordPress or Next.js, and custom code where a site needs it, choosing the platform by how much the site needs to grow. We handle redesigns, speed work and maintenance too.

Our [ADA compliance](https://kihanmarketing.com/services/web-development/#ada-compliance) work tests a site against the Web Content Accessibility Guidelines (WCAG) 2.2 at level AA. We check it with a keyboard, a screen reader and automated tools, fix what fails, such as contrast, image descriptions, headings and form labels, and then test it again. We use no overlay widgets. It is technical work, not legal advice.

- New websites and redesigns
- WordPress development
- Next.js, React and custom code
- ADA compliance (WCAG 2.2 AA)
- Speed work and maintenance

## AI search, ads, local and social in Olympia

### AI search

We work to get your business named in Google's AI Overviews, ChatGPT and Perplexity. That work is called answer engine optimization (AEO) or generative engine optimization (GEO).

Google’s guidance for its AI features asks for nothing special beyond pages it can index and a Business Profile kept up to date. What counts, then, is what your own pages say. We write short, quotable answers there to what Thurston County customers ask. Do you cover Yelm and Rochester, or only Olympia? Does your rental listing follow Olympia’s income rule? Who pulls the permit for a reroof inside Olympia?

### Google and Meta Ads

We run pay-per-click (PPC) campaigns on [Google Ads](https://kihanmarketing.com/services/paid-ads/), and paid social on Facebook and Instagram. We can build TikTok and LinkedIn campaigns when they fit.

An Olympia campaign starts with Thurston County. Then we add only the Mason and Lewis County towns you actually serve, such as Shelton or Centralia, and write ads that name each one. Left alone, Google’s location setting also shows ads to people who have merely shown interest in a place. For a local business we narrow it to people who are actually in those places, or regularly there.

For firms that sell to state agencies, LinkedIn can target people by the type of organization they work for, government agencies included.

### Local SEO

We handle [local SEO](https://kihanmarketing.com/services/local-seo/) and the Google Business Profile itself: categories, services, hours, photos and a weekly review process.

Google wants the business name you use on your sign, website and stationery, so adding "Olympia" to a name that does not already carry it breaks those guidelines. The place belongs in the service area instead. A Tumwater roofer who wants work in Olympia and Lacey adds both cities as service areas, and an Olympia cleaner who also works in Yelm adds Yelm. A business that works at customers’ homes should hide its street address. Google asks that the whole service area stay within about two hours’ drive of the base.

### Social media

We manage [social media](https://kihanmarketing.com/services/social-media/) around the Olympia calendar, which starts each January when the Legislature returns to the Capitol. The Spring Arts Walk and the Procession of the Species come downtown in late April, and Capital Lakefair takes over Heritage Park in July. Olympia Harbor Days, held every Labor Day weekend since 1974, brings vintage tugboat races to the bay.

Our [brand design](https://kihanmarketing.com/services/brand-design/) covers logos, identity, guidelines and the graphics your posts and ads use, so the business looks the same on the site, the profile and every post.

## How Thurston County splits local search

Local search in Thurston County splits between three neighboring cities, a large population outside any city and nearby towns that belong to other markets. The Census Bureau’s Olympia-Lacey-Tumwater metro is a single county, Thurston, home to about 304,000 people in 2025 and seven incorporated cities and towns.

1. **Three cities, one built-up area.** The Census Bureau maps Olympia, Lacey, Tumwater and the land around them as one urban area, and about half of that land lies outside any city limits. Google's local results weigh how far a business is from the person searching. So a business with an Olympia address still needs pages and a service area for Lacey and Tumwater.
2. **Nearly half the county lives outside any city.** About 143,600 people live in unincorporated Thurston County, almost exactly as many as Olympia, Lacey and Tumwater hold together. Rochester, Grand Mound and Tanglewilde are communities the Census counts but no city governs, so a service-area list of city names leaves them out.
3. **Next door is another market.** The Census Bureau treats Shelton, in Mason County, and Centralia, in Lewis County, as the centers of micropolitan areas of their own, separate from Olympia’s metro. A business that serves them needs pages and ad targeting that name them, not just Olympia.

### Thurston County in numbers

- **17.7%** of employed Thurston County residents work for state government, against 5.3% statewide
- **58,833** people in Lacey in 2025, more than Olympia’s 56,724, by the Census Bureau’s estimate
- **105** days, at most, for the 2027 regular legislative session at the Capitol, starting January 11
- **50.6** inches of precipitation at the Olympia airport in an average year, by NOAA’s 1991 to 2020 normals

## Med spas, roofing, property management and real estate in Thurston County

In Olympia the rules come in layers. The state sets rules for injectors, estheticians, contractors and brokers, and the city’s rental code changed again on April 1, 2026. We write every page and ad in these four industries with those rules in hand. Our portfolio also includes apartment community websites in Olympia, Lacey and Tumwater.

### Med spa and healthcare SEO

Clinics in Olympia, Lacey and Tumwater get SEO, Google Ads and a booking page from us written to WAC 246-919-606 on delegated injections.

When a physician delegates cosmetic injections to a physician assistant or a nurse, each patient signs a consent form naming the person who will treat them and their license. That person also wears a name tag or similar ID. So an Olympia clinic’s treatment page should name the same people, with their credentials, before anyone books.

A Washington esthetician may not use a laser or give injections. A master esthetician may do medium depth peels and use lasers, light, radiofrequency and ultrasound devices, but only with whatever delegation or supervision state rules require. Laser and skin treatment pages should say which license does the work.

- Washington rule: WAC 246-919-606
- Also: RCW 18.16.020 (esthetics licenses)
- Services: Med spa SEO, Google Ads, booking pages

### Roofing

For Olympia roofers we write replacement, inspection and permit pages that rank before the fall rain, under the exact name registered with Washington. In an average year at the Olympia airport, November, December and January each bring close to 8 inches of rain and snow. July brings about half an inch. Replacement and inspection pages need to be ranking before the fall rain starts, not after the first leak.

The City of Olympia requires a permit for every reroof, residential or commercial. When the work is an emergency, the permit application goes in on the next business day. A roofing page that says who pulls the permit answers the question before a homeowner has to ask it.

Washington lets a contractor work only under a name it has registered with the state, and ads that show the name or address must use that registered name. Most must also carry the current registration number, with exceptions such as broadcast radio and TV ads and vehicle signs. So the name on your website, your Business Profile and your ads should match that registration exactly. If “Olympia” is not in the registered name, it stays out of the name in your ads too, not just on your Business Profile.

- Washington rule: RCW 18.27.100
- City rule: Olympia reroof permit
- Peak rain: November to January

### Property management

For managers renting in Olympia, Lacey and the rest of the county, we write listing, owner and resident pages that follow the city’s April 2026 rules. Half of Olympia’s occupied homes are rented, against about a third across Thurston County.

Since April 1, 2026, an Olympia landlord may not require income above two and a half times the monthly rent, or require a Social Security number. A listing that still asks for income of three times the rent breaks the rule inside city limits.

The same code says every required rent, fee and charge must be given in writing before someone applies. Olympia’s rules stop at the city limits. A manager with homes in Lacey or the unincorporated county needs listing pages that say which rules apply where.

- Olympia rule: OMC 5.82.150 and 5.82.060
- In force: April 1, 2026
- Services: Listing pages, owner pages, resident pages

### Real estate

Thurston County brokers and teams get listing and neighborhood pages, social posts and ads from us, with the firm’s licensed name beside any team brand. A broker or team that markets under its own brand, without licensing it as an assumed name, needs the designated broker’s written approval first. The firm’s licensed name must then appear clearly next to that brand on every page, post and email. The brand may not use words such as “LLC” or “Realty” that make it sound like a separate company or firm. For a Lacey or Tumwater team with its own name, that means checking every page and post before it goes live.

Since January 2024, a firm must have a written services agreement with each home buyer it represents. The agreement has to be in place before, or as soon as reasonably practical after, the broker starts work. For buyers the default term is 60 days, so an Olympia brokerage’s buyer guides and tour request forms should explain it up front.

Yelm has grown about 13 percent since 2020, faster than any other city or town in Thurston County. So a brokerage in the county needs neighborhood and listing pages for Yelm as well as Lacey and Tumwater.

- Washington rule: WAC 308-124B-210
- Also: RCW 18.86.020 buyer agreements

## How to choose the best digital marketing agency in Olympia

Five questions to put to any agency before you hire it for SEO, web design or ads, including us. Good answers will mention Lacey, Tumwater and Yelm without being prompted.

1. **Ask whose name is on the accounts.** The Google Ads account, Business Profile, Search Console and domain should belong to your business from day one. Then nothing you built leaves with the agency.
2. **Ask an Olympia question.** What income requirement may an Olympia rental listing state? Does a reroof inside Olympia city limits need a permit? An agency that claims your industry should answer both on the spot.
3. **Ask where they would start.** "Thurston County" is not an answer. Lacey, Tumwater, Yelm or Rochester is.
4. **Ask how the ads are targeted.** They should say whether your campaigns reach people in the area or anyone who has shown interest in it, and which Mason or Lewis County towns they would add.
5. **Ask to see live work.** Open the sites yourself and check what was built, rather than trusting a wall of logos.

## Your Olympia questions, answered

### Do you have an office in Olympia?

No. We work remotely, inside accounts you own: your Google Ads, your Business Profile, your Search Console and your website. Every change we make is visible to you.

### Do you also work in Lacey, Tumwater and Yelm?

Yes. Lacey, Tumwater and Olympia run into one another, but each is its own city with its own name in search. In rural Thurston County the names are places like Rochester and Grand Mound. We plan a page, a service area and ad targeting for each place you actually serve.

### Can you check an Olympia website for ADA compliance?

Yes. We test it against WCAG 2.2 at level AA, then fix what fails: color contrast, image descriptions, headings, form labels, keyboard access and captions. Afterward we test again with a keyboard and a screen reader. We use no overlay widgets. This is technical work, not legal advice, and nobody can promise a site will never be sued.

### What notice does an Olympia landlord owe before raising the rent?

Inside Olympia, a rent increase needs 120 days’ notice if it is more than 5 percent, or if it brings the past 12 months’ increases to 7 percent or more. An increase of 10 percent or more needs 180 days. State law also caps yearly increases for most units at 7 percent plus inflation, and never more than 10 percent. Buildings no more than 12 years old are among the exceptions. A tenant who gets a notice of more than 5 percent may end the tenancy early with 30 days’ notice. Tumwater’s code has similar 120 and 180 day steps. In both cities, most other increases need the state’s 90 days. This is general information, not legal advice.

### Does a roof replacement in Olympia need a permit?

Yes. The City of Olympia requires a permit for every reroof, residential or commercial, and it has to be in hand before work begins. In an emergency the work can go ahead, and the application goes to the Permit Center on the next business day.

### What are AEO and GEO?

Answer engine optimization and generative engine optimization: getting your business named in Google’s AI Overviews, ChatGPT and Perplexity, for example when someone asks an assistant for a property manager in Lacey. The groundwork is the same for both: indexable pages that answer real questions, and a Business Profile kept current.
