# San Diego Web Design, Website Development and SEO

Plus AI search, Google Ads, local SEO and social media

Kihan Marketing is a digital marketing agency. We build websites and run SEO, AI search, Google and Meta Ads, local search and social media for businesses in San Diego County’s 18 cities and the communities between them. Our industry work covers med spas, roofers, property managers and real estate agents.

From Fallbrook down to Chula Vista, we help your business show up in the neighborhood, city or community each customer searches from. We also work to get it named by AI assistants and chosen when the customer is ready to book. We do it remotely, in accounts you own.

## SEO services for San Diego businesses

[SEO](https://kihanmarketing.com/services/seo/) for a San Diego business is mostly a question of pages: a page for each service, and a page for each place your customers come from.

A med spa in La Jolla and a roofer in Carlsbad need different place pages. La Jolla is a neighborhood of the City of San Diego, and Carlsbad is a city of its own. We handle the technical SEO, schema markup, content and link building behind each page.

- Technical SEO and site audits
- Schema markup
- Content that answers real questions
- Link building
- Pages for each community you serve
- Search Console set up in your name

## Website design and development in San Diego

We design and build [websites](https://kihanmarketing.com/services/web-development/) on WordPress or Next.js, with custom code where the site calls for it. Redesigns, speed work and ongoing maintenance are part of the service.

One of California’s website accessibility cases began in San Diego. In 2020, in Martinez v. San Diego County Credit Union, the state Court of Appeal let a blind man pursue his claim. The credit union’s website did not work with the software he used to read it, and the court found he had tied the site to its branches. Under the state’s Unruh Civil Rights Act, an ADA violation is also a violation of state law. Our [ADA compliance](https://kihanmarketing.com/services/web-development/#ada-compliance) work tests a site against WCAG 2.2 at level AA, fixes what fails and tests it again with a keyboard and a screen reader. It is technical work, not legal advice.

- New websites and redesigns
- WordPress development
- Next.js, React and custom code
- ADA compliance (WCAG 2.2 AA)
- Speed work and maintenance

## AI search, ads, local and social in San Diego

### AI search

We work to get your business named in Google's AI Overviews, ChatGPT and Perplexity. That work is called answer engine optimization (AEO) or generative engine optimization (GEO).

Google says its AI features need no special markup or AI text files. A page has to be indexed and eligible to show with a snippet, and Google also advises keeping your Business Profile up to date. So we write short, quotable answers to the questions San Diego customers ask. Do you serve Escondido or only the City of San Diego? Who supervises the laser treatments? Does the rental listing show its city license number?

### Google and Meta Ads

We run pay-per-click (PPC) campaigns on [Google Ads](https://kihanmarketing.com/services/paid-ads/), and paid social on Facebook and Instagram. We can build TikTok and LinkedIn campaigns when they fit.

San Diego International Airport handled 25.32 million passengers in 2025, a record year. Google’s default location setting shows ads to people who are in a place, and also to people elsewhere who have only shown interest in it. For a business that serves people locally, we set it to Presence: people who are in the area or regularly there. Then we split the budget by the cities your customers live in, so Oceanside and Chula Vista each get ads and landing pages of their own.

### Local SEO

We handle [local SEO](https://kihanmarketing.com/services/local-seo/) and the Google Business Profile itself: categories, services, hours, photos and a weekly review process.

San Diego County has 18 cities, plus large communities such as Spring Valley and Fallbrook that belong to none. A Business Profile can list only 20 service areas, so we choose the places your jobs really come from. An Escondido company that also works in Poway adds Poway as a service area. It cannot open a second profile at a virtual office there, or put Poway in its business name. Google has a rule for closures like the January 2024 floods. For up to six days, you set special hours. For seven days or more, you mark the profile temporarily closed.

### Social media

We plan [social media](https://kihanmarketing.com/services/social-media/) around the San Diego calendar. In 2026 that means December Nights in Balboa Park on December 4 and 5, and the Parade of Lights on the bay on December 13 and 20. The Holiday Bowl follows on December 28, and Comic-Con runs from July 22 to 25, 2027.

In California, a med spa’s before-and-after post has to name the procedure and show both photos in comparable lighting and poses. It also has to say the same results may not occur for all patients. Our [brand design](https://kihanmarketing.com/services/brand-design/) work, from the logo and guidelines to the post templates, keeps every post in step with the site and the profile.

## How San Diego County splits local search

San Diego County search splits by city, by City of San Diego neighborhood and by unincorporated community, so one county is several markets. The metro is a single county of about 3.28 million people.

1. **The city is less than half the county.** The City of San Diego has about 1.41 million people, 43 percent of the county. Chula Vista, Oceanside, Escondido and Carlsbad are separate cities, and Google’s local results weigh how far a business is from the person searching.
2. **Neighborhoods are not cities.** La Jolla, Pacific Beach, North Park, Mira Mesa and San Ysidro are all inside the City of San Diego, which plans by 52 community planning areas. Coronado, Del Mar and Solana Beach, on the other hand, are cities in their own right. A page that calls La Jolla a city, or Coronado a neighborhood, gets it wrong.
3. **Some large communities belong to no city.** La Presa, Fallbrook and Spring Valley are not cities, yet each has more residents than Coronado, Imperial Beach or Lemon Grove. Ramona, Lakeside and Alpine are unincorporated too. A business that serves any of them needs a page under that community’s own name.

### San Diego County in numbers

- **500,361** San Diego County residents live outside any city, more than live in any city except San Diego
- **86,043** San Diego County residents serve in the armed forces, more than in any other US county
- **33.0M** entries into the US at San Ysidro in 2025, more than at any other US land port
- **2.73** inches of rain fell on January 22, 2024, about 28 percent of a normal San Diego year

## The rules behind marketing for San Diego med spas, roofers, landlords and agents

California sets most of these rules. The City of San Diego adds its own for rentals, from tenant protections to the license number on every short-term rental ad.

### Med spa and healthcare SEO

We handle SEO, Google Ads and the booking page for med spas, plastic surgery practices and independent clinics across the county, from La Jolla to Encinitas. Two California rules shape all three.

The Medical Board of California says a business offering laser and other cosmetic medical treatments must be owned by a physician. A medical corporation also qualifies if a physician is its majority shareholder. A doctor who serves as "medical director" of a spa owned by someone who is not a physician would, in the board’s words, be "aiding and abetting the unlicensed practice of medicine." The practice name, About page and Business Profile should reflect who really owns it.

The board also says who may do what. Lasers and intense pulsed light used to remove hair, spider veins and tattoos are for physicians, or for physician assistants and registered nurses under a physician’s supervision. Medical assistants, licensed vocational nurses, cosmetologists, electrologists and estheticians may not perform them under any circumstances. So every treatment page names who performs it.

- California rules: B&P Code 2052 and 2400
- Also: Medical Board of California guidance
- Services: Med spa SEO, Google Ads, booking pages

### Roofing

We build leak, storm and fire repair pages for San Diego roofers, timed to the November to March rains and carrying the C-39 license number. California licenses roofers in the C-39 classification. The license number goes in every form of advertising, the website and directory listings included.

About 83 percent of San Diego’s normal rain falls from November to March, and June to August are nearly dry. Leak and inspection pages should be live by the fall. Replacement work can be marketed all through the dry months.

The January 2024 storm flooded homes in Mountain View and Southcrest, and FEMA declared a major disaster for the county. California voids a door-to-door repair contract signed in the first seven business days after a declared disaster damages a home, unless the homeowner asked for it. A phone call from the homeowner to the roofer counts as asking. Storm pages should make that call easy.

The Cedar Fire of 2003 and the Witch Fire of 2007 both burned in San Diego County in October. In 2003, Scripps Ranch and Tierrasanta were hit hardest inside the city. Fire repair pages belong on the fall calendar, next to the leak pages.

- California rules: B&P Code 7030.5 and Civil Code 1689.14
- License: CSLB C-39, Roofing
- Season: Rain from November to March

### Property management

Kihan Marketing builds websites for San Diego property managers, with rental pages that carry the license numbers, deposit terms and tenant rules the city and state require. The City of San Diego licenses every short-term rental. Each ad must show the license number and the Transient Occupancy Tax certificate number, and booking platforms may not complete a booking without a valid license. Whole-home licenses are capped, and the Mission Beach cap has been reached.

For long-term rentals, city rules require just cause to end a tenancy. For a no-fault ending, the landlord owes relocation assistance equal to two months’ rent, or three for a tenant who is 62 or older or disabled. It can be paid directly or as waived rent. Homes that got a certificate of occupancy within the previous 15 years are among the exemptions.

California caps most security deposits at one month’s rent. A landlord who owns no more than two rental properties, with four units at most, may take up to two months. That exception does not apply to a service member, which matters in a county where so many residents serve. Listing pages should state deposit terms that match.

- City rules: SDMC 510.0107 and Chapter 9, Article 8, Division 7
- Renters: 52.7% of occupied homes in the city
- Our build: Property manager’s website

### Real estate

San Diego agents and teams get websites and ads from us that show the eight-digit license number and the responsible broker on first contact. On first-contact marketing, a California agent must show an eight-digit license number and the responsible broker’s name. The Department of Real Estate lists business cards, the agent’s own website, signs and electronic ads, down to the opening of a streaming video. In print, the number can be no smaller than the smallest type used.

To be used without its own DRE license, a team name must include a team member’s surname with "associates", "group" or "team", and must not suggest a brokerage. We set it up that way in the site header, the profile and the post templates.

We build the listing, neighborhood and guide pages an agent needs, and run the posts and ads that send buyers to them.

- California rules: 10 CCR 2773 and B&P Code 10159.7
- Our client: Real estate agency, Sint Maarten
- Result: Clicks 1,545 to 2,478, July to September 2026 against 2025

## How to choose the best digital marketing agency in San Diego

Put these five questions to any SEO, web design or ads agency, us included. The answers show who has studied San Diego County and who has only typed its name into a page.

1. **Ask who owns the accounts.** The ad account, Business Profile, analytics and domain should be in your name from the first day.
2. **Ask a California question, and a San Diego one.** A med spa agency should know who may perform a laser treatment. A property management agency should know which two numbers a city short-term rental ad must carry.
3. **Ask where in the county they would start.** "All of San Diego" is not a plan. A good one names the neighborhoods, cities or communities it would begin with, such as North Park, Escondido or Spring Valley.
4. **Ask how the ads are targeted.** They should say whether your campaigns reach people who are in the area or anyone who has shown interest in it.
5. **Read what the reviews describe.** A review that says what the agency actually did tells you more than the star rating. Kihan Marketing is rated 5.0 on Google.

## Your San Diego questions, answered

### Do you have an office in San Diego?

No. We work remotely, inside accounts you own: your Google Ads, your Business Profile, your Search Console and your website. You can see every change we make.

### Do you work in Oceanside, Escondido and Chula Vista too?

Yes. Each is a separate city, so each one you serve gets a page, a place among your Business Profile service areas and ad targeting of its own.

### Can you make a San Diego website ADA compliant?

We test it and fix it, whether or not we built it. We check the site against WCAG 2.2 at level AA and fix what fails, such as color contrast, image descriptions, keyboard access, form labels and captions. Then we test it again with a keyboard and a screen reader. We never use overlay widgets. It is technical work, not legal advice, and no one can promise a site will never be sued.

### What does a short-term rental ad in San Diego need?

Inside the City of San Diego, every ad must show the host’s short-term rental license number and Transient Occupancy Tax certificate number. We put both on the listing page, the website and any paid ads.

### Does a San Diego med spa have to be owned by a doctor?

The Medical Board of California says a business offering laser and other cosmetic medical treatments must be physician-owned, or a medical corporation with a physician as majority shareholder. Ask a lawyer about your own structure. We build the site, profile and ads around how the practice is really set up.

### When should a San Diego roofer advertise for leaks?

Before November. Most of the year’s rain falls from November to March, so leak and inspection pages and ads should be live in the fall. Replacements can be marketed through the long dry summer.
