## AI search, ads, local and social in San Jose

### AI search

We work to get your business named in Google's AI Overviews, ChatGPT and Perplexity. That work is called answer engine optimization (AEO) or generative engine optimization (GEO).

For AI Overviews and AI Mode, Google adds no requirements beyond its usual ones. A page becomes eligible as a source link once it is in Google’s index and can show with a snippet. Google’s tips also include keeping the Business Profile current. The rest is answering what people in Santa Clara County ask, in words an assistant can quote: Is my apartment under San Jose’s rent ordinance? Do you serve Stanford, or only Palo Alto? Does a partial reroof in San Jose need a permit?

### Google and Meta Ads

We run pay-per-click (PPC) campaigns on [Google Ads](https://kihanmarketing.com/services/paid-ads/), and paid social on Facebook and Instagram. We can build TikTok and LinkedIn campaigns when they fit.

Housing splits the county’s audiences. Most households in Mountain View, Santa Clara and Sunnyvale rent their homes, while in San Jose fewer than half do. So a roofer puts more of the budget where more people own, and a leasing office puts more where more people rent.

Left at Google’s default, a Sunnyvale clinic’s ads can also show to people far from Sunnyvale who have shown interest in it. We switch the campaign to Presence, which only reaches people in, or regularly in, the cities you pick.

### Local SEO

We handle [local SEO](https://kihanmarketing.com/services/local-seo/) and the Google Business Profile itself: categories, services, hours, photos and a weekly review process.

San Jose covers about 178 square miles of land. Google says local results rest mainly on three things, and one is how far the searcher is from the business. So a Willow Glen contractor that also works in Campbell and Los Gatos adds them as service areas. A profile can list up to 20. A rented Los Gatos mailing address where no one works cannot have a second profile, and putting Los Gatos in the business name can get the profile suspended.

Storms can close Highway 101 at the south end of the county. On January 8, 2017, Uvas Creek flooding shut it in Gilroy in both directions. A business kept shut by a storm for six days or less can set special hours on its Business Profile.

### Social media

We manage [social media](https://kihanmarketing.com/services/social-media/) and plan it around the San Jose calendar. Cinequest comes in March and San Jose Jazz Summer Fest in August. The Silicon Valley Turkey Trot runs downtown on Thanksgiving morning, and Christmas in the Park fills Plaza de Cesar Chavez with lights from late November to New Year’s Day.

## How Santa Clara County splits local search

In Santa Clara County, local search splits by city, by unincorporated county land, and by a south end with names of its own. The San Jose metro is Santa Clara and San Benito counties, and nearly all of its people live in Santa Clara County: in San Jose, in 14 other cities and towns, or on county land between them.

1. **The neighbors are separate cities.** Sunnyvale, Santa Clara, Milpitas and Mountain View are cities in their own right, not parts of San Jose. A San Jose page is not a Sunnyvale page, so each city you serve needs one of its own.
2. **Some places are county land.** Stanford is an unincorporated community of about 18,700 people, not part of Palo Alto. Alum Rock is both a San Jose planning area and a separate unincorporated community of about 10,400 people. Santa Clara County also still governs unincorporated islands inside San Jose’s urban service area, so check whether a property is city or county land before a page quotes city rules.
3. **The south end has its own names.** Valley Water, the county’s water agency, calls the watersheds around Morgan Hill and Gilroy "South County". Hollister, over the line in San Benito County, is part of the San Jose metro too. A business that serves the south end names Morgan Hill, Gilroy and Hollister, not only San Jose.

## Med spas, roofers, rentals and real estate across Santa Clara County

California law sets rules for how each of these four fields advertises and sells. Two cards add rules the City of San Jose sets itself: a permit threshold for reroofs and a rent ordinance for older apartment buildings.

### Med spa and healthcare SEO

Section 651(c) bars "as low as" pricing, so any price in our SEO, Google Ads and booking pages for San Jose med spas is exact.

A price ad from a California healing arts licensee must be exact. Section 651(c) rules out phrases such as "as low as" and "and up", and any comparison needs verifiable data behind it.

Under section 2054, using "Dr." or "M.D." in an ad without a California physician and surgeon certificate is a misdemeanor unless one of the section’s exceptions applies. So each injector bio names the license the person holds, such as RN or NP, rather than a title that suggests a physician.

Patients also search by neighborhood. Type "med spa willow glen" into Google and it suggests spas there by name, so a Willow Glen practice needs a page with Willow Glen in the title.

### Roofing

San Jose roofers get permit pages explaining the city’s 25 percent reroof rule, along with roofing SEO and Google Ads. In San Jose, reroofing 25 percent or more of a roof in any 12 months needs a building permit. Anything less counts as a repair. Removing or replacing solar panels also needs electrical or mechanical permits, and the city notes that insurers may deny claims tied to unpermitted work. A roofer’s San Jose pages can answer these questions before the homeowner calls.

About 60 percent of San Jose’s housing units were built before 1980. If a house is on the city’s Historical Resources Inventory, the Planning Division has to clear a reroof before the permit is issued.

Door-knocking and in-home sales have rules of their own. Under section 7152, a person who sells home improvement work for a contractor must register with the Contractors State License Board. Before making the pitch, the salesperson gives the homeowner the contractor’s business name and license number. Someone who only books appointments for a registered salesperson is exempt.

Under Civil Code 1689.6, a homeowner 65 or older who signs a reroof contract at home has five business days to cancel.

### Property management

Property managers here get owner and renter pages written city by city, because San Jose and Mountain View each set their own rent law. San Jose’s Apartment Rent Ordinance covers apartments in buildings of three or more units built and occupied before September 7, 1979. On those, it allows one 5 percent increase in 12 months.

Owners of those apartments update the city’s Rent Registry every year. Under the Tenant Protection Ordinance, a termination notice must name one of 13 just causes, and a copy goes to the Housing Department within three days.

Mountain View, in the same county, has its own rent law. Most apartments of three or more units there are covered, and those built before 1995 get both rent stabilization and eviction protections. A manager with buildings in both cities writes owner and renter pages city by city.

Two state rules reach the listings. A California rental ad may not state a preference against tenants who pay with a Section 8 voucher. A landlord also may not charge a screening fee when no unit is available, so take a listing down as soon as the unit is leased.

### Real estate

In Santa Clara County, we build listing pages, buyer guides and neighborhood pages for brokerages that explain the buyer-broker agreement and keep same-named places apart. Since January 1, 2025, a California buyer-broker agreement must be signed no later than the buyer’s offer. Unless the buyer is a corporation, LLC or partnership, it may not last more than three months. It cannot renew on its own. Buyer consultation pages can explain what it covers before the first tour.

Area pages here have naming traps. Type "burbank ca" into Google and the suggestions point to the Los Angeles County city and its airport, not the unincorporated Burbank of about 5,300 people in Santa Clara County. A page for the local one says Santa Clara County.

Neighborhood pages cover places such as Almaden, Berryessa or Evergreen, and social posts and ads for each listing link back to them.

## How to choose the best digital marketing agency in San Jose

Several places share the name. Google’s suggestions for "med spa san jose" include San José, Costa Rica and San José del Cabo, and "roofing san jose" suggests St. Joseph, Missouri. Naming the state and the neighborhood in page titles and on the Business Profile makes clear which San Jose you mean.
