## AI search, ads, local and social in Spokane

### AI search

We work to get your business named in Google's AI Overviews, ChatGPT and Perplexity. That work is called answer engine optimization (AEO) or generative engine optimization (GEO).

Google’s guidance for AI Overviews and AI Mode asks for no extra markup and no special optimization. Google needs each page indexed and able to appear with a snippet, and its advice includes keeping the Business Profile current. So our pages answer, in plain words, what people around the Inland Northwest ask an assistant. Do you take jobs in Post Falls and Coeur d’Alene, or only in Washington? Which license does the person running the laser hold? Can the new roof go on before the snow?

### Google and Meta Ads

Kootenai County, across the Idaho line, gets a campaign of its own, with ads that name Coeur d’Alene, Post Falls and Hayden. Stevens County towns join the Spokane campaign only where you really take work.

### Local SEO

A Spokane Valley business that also works in Coeur d’Alene cannot open a second profile at a rented Idaho mailing address, because Google does not accept virtual offices. It adds Coeur d’Alene and Post Falls to its service areas instead. Google allows up to 20, within about two hours’ drive of the base.

Storms can close a Spokane business for days. After the November 2015 windstorm, most customers in the hardest-hit part of Spokane went five days without power. For a closure of up to six days in a row, set special hours. For seven days or more, mark the profile temporarily closed.

### Social media

## How the Spokane area splits local search

Spokane-area search splits at the Idaho line, at Spokane Valley’s city limits, and across the unincorporated north, from Mead to Country Homes. The Census Bureau’s Spokane metro is Spokane and Stevens counties, and more than nine in ten of its people live in Spokane County, but the market runs east into Kootenai County.

1. **The state line runs through the market.** Spokane County borders three Idaho counties, and the Spokane River flows west out of Lake Coeur d’Alene, through Spokane Valley and on into Spokane. Google’s local results weigh how far a business is from the person searching, and Idaho has its own licensing rules. So Post Falls and Coeur d’Alene need their own pages, service areas and ads.
2. **Spokane Valley is its own city.** It incorporated on March 31, 2003, and its neighborhoods still carry the names of early farming townships such as Opportunity, Veradale and Greenacres. Millwood, another of those old communities, has been a separate city since 1927. People search for "spokane valley" by name, so it needs pages of its own, not a line on the Spokane page.
3. **North of downtown, the names are not cities.** Mead, Fairwood and Country Homes sit north of the city limits with no city government of their own, so a service area made only of city names misses them. WSDOT is building the North Spokane Corridor, a 10.5-mile limited access highway from Wandermere south to I-90. About 7 miles are open, and the state plans to finish it in 2030. North Spokane works as a service area of its own.

## Washington and Idaho rules for clinics, roofers, landlords and brokers

A Spokane business in these four industries works under Washington law, and once it takes work across the line in Kootenai County, Idaho’s rules can apply as well. We write every page and ad with both in hand.

### Med spa and healthcare SEO

For clinics in Spokane, Spokane Valley and Liberty Lake, our SEO, Google Ads and booking pages name the physician the Medical Commission’s laser protocol requires.

When people search for laser hair removal in Spokane, Google suggests adding Spokane Valley or North Spokane. Before a clinic in either place lists a laser, light or radiofrequency treatment, its page should say who performs it. In Washington an esthetician license covers neither lasers nor injections, while a master esthetician license covers lasers and medium depth peels, subject to the delegation or supervision that state rules call for.

The Medical Commission’s laser rule asks for a written office protocol that names the physician responsible for delegating the treatment, and a quality assurance program at each facility where it is done. A clinic with rooms in Spokane and Liberty Lake can name that physician on both location pages.

The state employment department describes Spokane as a medical, business and transportation hub for the Inland Northwest, and education and health services together provide more than one payroll job in five in the Spokane area. For Botox, Google suggests the South Hill. An independent clinic’s pages should name the neighborhood alongside the treatment and the provider.

### Roofing

For Spokane roofers, we build roofing SEO, fire rebuild pages and Google Ads that aim to rank by fall and show the contractor’s Washington registration. Most of Spokane’s snow falls in December and January. Spokane County Building and Planning sets a basic minimum snow load of 30 pounds per square foot, and some parts of the county reach 150. Its online maps show where. So roof pages should not promise one design for the whole county. They also need to rank by fall, before the snow.

After the August 2026 fires in Spokane and Stevens counties, rebuilding owners can follow the state’s wildfire recovery flyer: get at least three written bids and check a contractor’s Washington registration, bond and insurance before hiring. A roofer’s site should make its registration number easy to find and check. Rebuild pages can set out the order EPA describes: an asbestos survey, removal if asbestos is found, a notice of intent to the Spokane Regional Clean Air Agency, then building permits.

In Washington, negotiating an insurance settlement for someone takes an adjuster’s license, so roofing ads offer the inspection, the photos and the roof, not the claim.

### Property management

We build listing, owner and resident pages for Spokane property managers, covering Washington’s installment rule for move-in costs and military lease terms near Fairchild. About 42 percent of Spokane Valley’s occupied homes are rented, close to the 41 percent in Spokane itself. Valley listing pages deserve the same care as the city’s.

On a tenant’s written request, a Washington landlord must accept deposits, nonrefundable fees and last month’s rent in installments, with no fee or interest added. Move-in cost pages should say whether a listing falls under that rule or its small-deposit exception.

Fairchild Air Force Base sits just west of Airway Heights. In Washington, a service member, spouse or dependent can end a fixed-term lease early on qualifying orders, such as a change of station 35 miles or more away. They give at least 20 days’ written notice, with the orders or a signed letter from the commanding officer. On a month-to-month rental, orders that leave no time for 20 days’ notice allow less. West Plains lease pages should explain both.

### Real estate

Spokane brokerages get listing and neighborhood pages for both sides of the state line, each naming only the licensees Washington or Idaho allows. Every Washington firm and branch office must display its licensed name, or licensed assumed name, where the public can see it at the address on its license. A branch in Liberty Lake or Spokane Valley should use that same name on its Business Profile.

A Spokane brokerage that lists homes in Kootenai County works under Idaho law for those ads. They must show the broker’s licensed business name, and only agents actively licensed in Idaho may be named on them, so those listing pages may name fewer agents than the Washington ones.

Since 2020 Kootenai County has added about 20,500 people, more than Spokane County’s 19,000, and Post Falls has grown by about a fifth. The posts and ads we run send buyers on both sides to those pages.

## How to choose the best digital marketing agency in Spokane

Five questions for any agency pitching SEO, web design or ads to a Spokane business, us included. In the answers, listen for places like Spokane Valley, Mead and Post Falls, named without prompting.

1. **Ask whose name is on the accounts.** Your business, not the agency, should be the owner on the ad account, Business Profile, Search Console and domain. If the agency leaves, all of it stays with you.
2. **Ask about Idaho.** Which registration number belongs on a Spokane roofer’s ads, and which one on the ads that run in Coeur d’Alene? Anyone who says they know your trade should not need to look either one up.
3. **Ask where they would start.** "Spokane" is not an answer. The South Hill, Spokane Valley, North Spokane or Post Falls is.
4. **Ask how the ads are targeted.** Listen for two things: whether campaigns reach only people in or regularly in your area, and whether the Idaho side gets a campaign of its own.
5. **Ask to see live work.** Open a few sites they have built and click through them yourself, rather than judging by a page of logos.

In general, yes. Idaho requires a contractor to register before working in the state or presenting itself as a contractor there, and a registered contractor has to display its Idaho registration number on its advertising. ### Can a Washington tenant pay the deposit in installments?

Usually, if they ask in writing. The landlord must then accept deposits, nonrefundable fees and last month’s rent in installments, with no added fee or interest. Refusing can cost the landlord one month’s rent plus attorneys’ fees.
