# Washington DC Web Design, Website Development and SEO

Plus AI search and Google Ads across D.C., Maryland and Virginia

Kihan Marketing is a digital marketing agency. In Washington, D.C., and its Maryland and Virginia suburbs, we offer web design and development, SEO, AI search, local SEO, Google and Meta Ads, and social media.

Your customers may be in the District, Maryland or Virginia. Our job is to put your business in front of the ones closest to you, on Google and in AI answers. We do it inside accounts registered to you.

## SEO services for Washington, D.C. businesses

Our [SEO](https://kihanmarketing.com/services/seo/) work covers technical fixes, schema markup, content and link building, and for a D.C. business much of it goes into neighborhood pages.

The Office of Planning calls the area around the Nationals’ stadium the Capitol Riverfront. People looking for a place to live there type "apartments navy yard dc", so a building’s page uses both names.

- Technical SEO and site audits
- Schema markup
- Content that answers real questions
- Link building
- Pages for each community you serve
- Search Console set up in your name

## Website design and development in Washington, D.C.

We design and build [websites](https://kihanmarketing.com/services/web-development/) on WordPress or Next.js, with custom code where a site needs it, and we handle redesigns, speed work and maintenance.

We can test a site for [ADA compliance](https://kihanmarketing.com/services/web-development/#ada-compliance), whether we built it or not. The test measures the site against the Web Content Accessibility Guidelines (WCAG) 2.2 at level AA. It combines automated checks with hands-on passes by keyboard and screen reader. Whatever fails is fixed in the site itself, never with an overlay widget, and then tested again. The work is technical and is no substitute for legal advice.

A site that takes bookings or rental applications also holds personal information. D.C.’s breach law requires "reasonable security safeguards" for District residents’ personal information, and notice to the Attorney General when a breach affects 50 or more of them. Maryland’s Online Data Privacy Act can also apply to a business that serves Maryland residents. One trigger is controlling or processing the personal data of at least 35,000 Maryland consumers in the previous calendar year, not counting data used only to complete a payment. We set up forms and tracking with both laws in mind.

- New websites and redesigns
- WordPress development
- Next.js, React and custom code
- ADA compliance (WCAG 2.2 AA)
- Speed work and maintenance

## AI search, ads, local and social in Washington, D.C.

### AI search

We work to get your business named in Google’s AI Overviews, ChatGPT and Perplexity. The names for this are answer engine optimization (AEO) and generative engine optimization (GEO).

Google says its AI features ask for nothing beyond what Search already needs, and it points businesses to indexable pages and an up-to-date Business Profile. So your pages should answer, in a sentence or two, the questions people around D.C. put to an assistant. Do you serve Bethesda and Arlington, or only the District? Is the clinician who does the treatment licensed in D.C.? How far is the building from a Metro station?

### Google and Meta Ads

We run pay-per-click (PPC) campaigns on [Google Ads](https://kihanmarketing.com/services/paid-ads/), and paid social on Facebook and Instagram. We can build TikTok and LinkedIn campaigns when they fit.

A campaign aimed only at the District misses the Maryland and Virginia counties where most of the metro’s people live. We build separate campaigns for the District, the Maryland counties and the Virginia suburbs, so the budget follows the places that bring in customers. By default, Google also shows ads to people outside the area who have only shown interest in D.C., such as tourists planning a trip. We switch the location setting to Presence, which counts only people who are in, or regularly in, the places you serve.

### Local SEO

We handle [local SEO](https://kihanmarketing.com/services/local-seo/) and the Google Business Profile itself: categories, services, hours, photos and a weekly review process.

A Silver Spring contractor that also works in the District and Arlington can add both as service areas; Google allows up to 20. Under Google’s guidelines, a D.C. virtual office cannot have a profile of its own. The guidelines also keep "DC" out of the business name unless it is part of the real name. At Reagan National, the weather station for Washington, snowfall averages about 14 inches a winter, most of it from January to March. When snow or a summer storm closes you for six days or fewer, set special hours; for longer, mark the profile temporarily closed.

### Social media

We manage [social media](https://kihanmarketing.com/services/social-media/) around the D.C. calendar. The National Cherry Blossom Festival runs from March into April, and the National Mall has fireworks on July 4. In late October the Marine Corps Marathon passes through Arlington and the District. We plan the posts for each one before the date, while people are still making plans.

Our [brand design](https://kihanmarketing.com/services/brand-design/) work, from the logo and identity to guidelines and post templates, keeps those posts, the website and the Business Profile looking like one business.

## How the D.C. area splits local search

Local search around Washington splits across Maryland, Virginia and the District, by neighborhood inside D.C., and by well-known place names that are not cities. The metro reaches into Maryland, Virginia and West Virginia, and only about 11 percent of its people live in the District. Fairfax, Montgomery and Prince George’s counties each have more residents than D.C. itself.

1. **Two states and the District.** Bethesda, Silver Spring and Rockville are in Montgomery County, Maryland, and College Park is in Prince George’s. Arlington and Alexandria are across the Potomac in Virginia. Google weighs distance to the searcher in local results. Calling a Bethesda company a "D.C. area" business does not bring it any closer to a searcher in Alexandria.
2. **Inside D.C., aim at the neighborhood.** The District has no counties. It has eight wards, on lines the D.C. Council approved in 2022. A page is better aimed at the neighborhood than the ward: Anacostia and Congress Heights in Ward 8, Capitol Hill in Ward 6, Georgetown in Ward 2.
3. **Many well-known names are not cities.** Arlington County has no incorporated city or town inside it. Bethesda and Silver Spring are census-designated places, communities with no government of their own, while Alexandria is an independent city outside any county. So pages are named for the place people type, whatever its legal status.

### D.C. in numbers

- **693,645** people lived in the District on July 1, 2025, by Census Bureau estimate
- **6 in 10** D.C. households rent their home, against about 1 in 3 nationwide (Census, 2025)
- **27.2M** visitors came to Washington, D.C., in 2025, by Destination DC’s count
- **2M+** people lost power in D.C., Maryland and Virginia after the June 2012 derecho

## Med spas, roofing, rentals and real estate in the District

Each of the four has D.C. rules of its own. Clinicians answer to a health professions law, roofers on residential jobs to home improvement licensing, landlords to a human rights law and screening rules, and real estate brokers and salespeople to a licensing law. Each card below names the D.C. rule and what it changes on the page or in the ad.

### Med spa and healthcare SEO

Under D.C. Code section 3-1205.14, the SEO, Google Ads and booking pages we write for D.C. med spas promise no results and use licensed names.

Under section 3-1205.14 of the D.C. Code, a board can discipline a licensed health professional who makes "a misrepresentation or false promise" to win patients. The same goes for a false or misleading claim about their skill or a treatment they recommend. So treatment pages describe the procedure and who performs it, and promise no results.

The same section covers practicing under a name other than the licensed one, so each clinician’s bio and profile use the name on their license.

- D.C. rule: Section 3-1205.14
- Also: The licensed name on every clinician bio
- Services: Med spa SEO, Google Ads, booking pages

[Med spa SEO](https://kihanmarketing.com/med-spa-marketing/med-spa-seo/)

### Roofing

We build roofing SEO, storm pages and Google Ads for roofers taking D.C. jobs, live by early summer and showing the District’s home improvement license on residential pages. July is both the hottest and the wettest month at Reagan National. In the June 2012 derecho, most of the damage came from trees that fell onto buildings and power lines. So a roofer’s storm and tree-damage pages should be live by early summer.

D.C. rules count repairs and replacements on a house, a two-family flat or a condo unit as home improvement work. For that residential work, the District’s Department of Licensing and Consumer Protection requires home improvement contractors to keep a Basic Business License for at least one Home Improvement Salesperson. They also need a surety bond and liability insurance. A Maryland or Virginia roofer that takes residential jobs in the District should show its D.C. license on the pages about that work.

- D.C. rule: DLCP home improvement license
- Weather: July is the hottest and wettest month
- Services: Roofing SEO, storm pages, Google Ads

[Roofing marketing](https://kihanmarketing.com/roofing-marketing/)

### Property management

Listing templates and Apply pages on the D.C. property manager websites we build are checked against the District’s Human Rights Act and screening notice rule. The D.C. Human Rights Act bars housing ads that indicate a preference based on source of income, a sealed eviction record or place of residence. None of those three is on the federal list. The Office of Human Rights names "No Section 8" in a listing as a practice that may count as discrimination. So listing templates and ads are checked against every trait the D.C. law protects, not only the federal ones.

Under section 42-3505.10, a D.C. housing provider must give notice before asking an applicant for any screening information or fee. The notice includes each fee and deposit, the criteria that lead to automatic denial, the decision timeline and the applicant’s dispute rights. On a D.C. manager’s site, we place it before the Apply button.

- D.C. rule: Section 2-1402.21(a)(5)
- Also: Section 42-3505.10 screening notice
- Our build: Property manager’s website

### Real estate

Only listings the owner has authorized in writing go into the pages, posts and ads we make for D.C. brokerages, as the District’s licensing law requires. Under D.C. Code section 47-2853.197, a broker, salesperson or property manager can be disciplined for misleading ads. The same applies to offering a property for sale or rent, or putting up a sign, without written consent from the owner or the owner’s agent. Each one is also kept current.

Most D.C. households rent, so a brokerage’s site there may need to serve renters as well as buyers. We give rentals and sales their own pages, and each one follows the consent rule above.

- D.C. rule: Section 47-2853.197
- Our client: Real estate agency, Sint Maarten
- Result: Clicks 1,545 to 2,478, July to September 2026 against 2025

## How to choose the best digital marketing agency in Washington, D.C.

Whether you are hiring for SEO, web design or ads, and whether or not it is us, these questions are worth asking. Good answers show that the agency knows how the District, Maryland and Virginia differ.

1. **Ask whose name is on the accounts.** Everything from the Google Ads account to the web domain should be registered to you, so it stays yours if you ever change agencies.
2. **Ask a D.C. question.** An agency pitching a property manager should know what the Human Rights Act means for "No Section 8" in an ad. One pitching a clinic should know section 3-1205.14.
3. **Ask which jurisdiction they would start in.** The District, the Maryland counties and the Virginia suburbs each need their own pages, so "the whole DMV" is too broad an answer.
4. **Ask how the ads are targeted.** A campaign set to reach anyone interested in D.C. also pays for clicks from people who are only planning a trip. Ask whether yours counts only people in, or regularly in, the area.
5. **Weigh each review by what it describes.** A star rating tells you less than a review that names the job done. Kihan Marketing is rated 5.0 on Google.
6. **Ask what the agreement covers and how either side ends it.** Get the scope and the exit terms in writing before work begins.

## Your Washington, D.C. questions, answered

### Do you have an office in Washington, D.C.?

No. We work remotely, inside accounts you own: your Google Ads, Business Profile, Search Console and website. You can see every change we make.

### Do you also work in Maryland and Virginia?

Yes. If you serve Bethesda, Silver Spring, Arlington or Alexandria as well as the District, each place gets its own page and its own ad targeting. If you visit or deliver to customers, each one also goes into your Business Profile’s service areas. Google’s local results weigh distance, and a Rockville business is a long way from a searcher in Alexandria.

### Do you offer ADA compliance work for D.C. websites?

Yes. We audit your site against WCAG 2.2 at level AA. We then repair what fails, such as color contrast, image descriptions, headings, keyboard access, focus order, form labels and captions. A retest with a keyboard and a screen reader follows. We never add an overlay widget. The work is technical, not a legal opinion, and no one can promise a site will stay free of lawsuits.

### What should a D.C. rental listing leave out?

Any preference about a protected trait. The D.C. Human Rights Act covers traits federal law does not, including source of income, a sealed eviction record and place of residence. The Office of Human Rights counts housing vouchers as a source of income, and names "No Section 8" and "No Programs" as phrases that may be discrimination. This is guidance on copy, not legal advice.

### Does D.C. rent stabilization change what a property manager’s site says?

It can. D.C.’s rent stabilization program comes from the Rental Housing Act of 1985. It generally covers rental units unless an exemption applies, such as a building whose permit was issued after 1975 or a qualifying small landlord. Tenant pages for a covered building and an exempt one answer different questions, so we write them separately.
