# Multifamily Marketing

For apartment communities and the teams that lease them

Multifamily marketing gets apartment communities found and leased: a community website renters can compare on a phone, search that wins the building's own name back from listing portals, and ads for the gaps. Kihan Marketing revamped the community websites of a Western Washington apartment manager; every one is live and listed on our multifamily website design page.

Multifamily marketing, or apartment marketing, is the community side of property management marketing. It's for apartment communities and the teams that lease them: one community, one website, one renter on a phone choosing between four buildings. Property management is where our work runs deepest. If you're comparing apartment marketing companies, or looking for an apartment marketing agency that can show its work, the community websites we show on this site are live.

The management-company side, where an owner chooses who runs their building, is on [property management marketing](https://kihanmarketing.com/property-management-marketing/). This page is the hub for the community side, and it links out to each part of the work.

## Multifamily marketing, in detail

- [Multifamily SEO](https://kihanmarketing.com/multifamily-marketing/multifamily-seo/): A page for every floor plan, amenity copy that says something, and pages a crawler can read.
- [Multifamily Website Design](https://kihanmarketing.com/multifamily-marketing/multifamily-website-design/): One system underneath a live portfolio of community sites, with one identity per community.
- [Apartment Search Benchmark](https://kihanmarketing.com/multifamily-marketing/multifamily-search-benchmark/): Search Console data from four apartment websites: where the clicks come from, and how to read your own.
- [SEO vs Google Ads for Apartments](https://kihanmarketing.com/multifamily-marketing/seo-vs-google-ads/): Which channel an apartment community needs, in lease-up and after.

## What does a multifamily marketing agency do?

A multifamily marketing agency fills apartment communities with renters by building each community's website and running its search and paid ads. It keeps each community's facts current: floor plans, prices, pet policy and how to book a tour. With several communities, it keeps each one's pages different, so they don't fight over the same search.

The rest of this page breaks that work down: what a community site has to do, the pages behind each part of the work, and how to choose an agency for it.

## What a community site has to do

An apartment community site has to show a renter four things on a phone: the floor plan, the price and what's available, the move-in date with a tour booking, and the pet policy. The renter has four tabs open, and if those facts aren't on the page, they close the tab.

- **The floor plan.** Nobody searches for a building. They search for a two bedroom under a certain price in a certain neighborhood. That's a floor plan search, so a floor plan page should be able to rank on its own.
- **The price and what's available.** Availability changes every week, so show renters where the current openings are, and keep the property facts on a page Google can read.
- **The move-in date and a way to book a tour today.** The choice takes a few minutes. So the tour request has to work on a phone, in one go.
- **The pet policy.** Weight limit, breed rules, how many pets, deposit or monthly fee. Four facts, on a page, where they can be read. It sounds like a footnote, but it decides leases.

## The work, page by page

Each part of the community work has its own page, with the client account behind it.

- **Multifamily SEO.** [What a single community site can earn](https://kihanmarketing.com/multifamily-marketing/multifamily-seo/). It covers searches for the community's own name that go to the listing portals it feeds. It also covers floor plan pages, and amenity and neighborhood copy that can rank because it has real answers in it.
- **Multifamily website design.** [Every community website we've worked on, live](https://kihanmarketing.com/multifamily-marketing/multifamily-website-design/): the community sites of a Western Washington apartment management company, plus the communities of a Seattle property manager that we assisted on. One system sits underneath, with one look per community.
- **Apartment lease-up marketing.** [Lease up marketing for a new community](https://kihanmarketing.com/property-management-marketing/apartment-lease-up-marketing/), where the deadline drives everything. The Google Business Profile comes first. Floor plan pages go live before the units exist. Paid ads start the first day there's something to tour.
- **The search benchmark.** [What apartment community websites actually get in search](https://kihanmarketing.com/multifamily-marketing/multifamily-search-benchmark/), and how to read your own community's numbers.
- **SEO or Google Ads first.** [Multifamily SEO vs Google Ads](https://kihanmarketing.com/multifamily-marketing/seo-vs-google-ads/) compares the two for a community, from a new lease-up to a stabilized building.
- **AppFolio site rebuilds.** [How we rebuild sites that run on AppFolio's website template](https://kihanmarketing.com/property-management-marketing/property-management-website-design/), and the templates other platforms ship. The AppFolio side has its own page: [websites for AppFolio managers](https://kihanmarketing.com/property-management-marketing/appfolio-property-management-websites/).
- **One management company's portfolio.** [The project page](https://kihanmarketing.com/projects/olympic-multifamily-management/): the rebuilt corporate site, now live, and the revamped community sites.

## How do you choose a multifamily marketing agency?

Choose a multifamily marketing agency by work you can check: live community sites it built, not themes or mockups. Ask how each community and floor plan gets a page of its own. Ask how the plan changes between lease-up and a stabilized building, and where its figures come from, with dates and a source.

| Check | What to look for |
|---|---|
| Multifamily work you can open | Live community sites, each on its own domain, not themes or mockups |
| Searches for the building's name | A page per community and floor plan, so the name lands on the community's own site |
| Lease-up versus stabilized | A plan that changes with the building's stage: paid first in lease-up, organic built underneath |
| Several communities in one city | Content written per community, so their pages don't compete for one search |
| Housing ad rules | Ads set up inside Google's housing policy and Meta's housing special ad category |
| Reporting | Leases and tours by source, with the months covered and where the figures come from |

The community sites we built are named on this site, and every one of them opens. That is the test we'd ask you to put us through, and any other apartment marketing company you're weighing.

## A portfolio is a production problem

No two communities in a portfolio are alike. Two in different towns face their own rental markets and their own rivals. Copy that works for one reads as filler on the other. The system is shared. The content isn't.

- **The system is shared.** One type scale, one set of components and one availability module. One fair housing and accessibility footer that reads the same everywhere. A font change is one change, not one per site. And the next community takes less work to build than the first one did.
- **The content isn't.** Each community's pages are written from its own facts: unit mix, year built, whether parking is covered and what's within a ten minute walk. They also say whether the neighborhood feels student, commuter, family or downtown. When several of them share a city and their pages say the same things, only one of them can win the search.
- **The tooling makes it viable.** We use Kihan Indexer, Kihan Schema, the Kihan SEO plugin and Kihan Internal Linker. The repetitive parts are automated. The judgment parts aren't.

## Different sites, different jobs

A community site does one of two jobs in search. A management company's site has another job entirely.

| Compared on | Apartment community marketing | Management company marketing |
|---|---|---|
| Who it sells to | Renters choosing a home | Owners choosing who runs their building |
| What they search for | A floor plan, a price, a neighborhood, the building's name | A management company in their city |
| How fast they decide | Within days, often in one visit | Over weeks of research |
| What one lead is worth | One lease | Possibly a whole building |
| Where the hub is | This page | [Property management marketing](https://kihanmarketing.com/property-management-marketing/) |

- **Known by name, or still being discovered.** A community that renters already know gets most of its clicks from searches for its name. One they have never heard of turns up in wider, colder searches. Fewer of the people who see it click through. Both are doing their job. So one number on its own tells you nothing until you know which job it measures.
- **The management-company side.** A management company's site speaks to three audiences: vendors, owners and residents. Our SEO and social media work there aims at each one on its own. A community site never splits like that. It has one reader, one decision and one set of facts to put in front of them.

## Questions apartment managers ask

### What is multifamily marketing?

Multifamily marketing is the work of filling apartment communities with renters. It covers the community website, search, paid ads and the listing data behind them. It is the community side of property management marketing. The other side sells a management company to owners, and that needs a different site and a different message.

### How is multifamily marketing different from general real estate marketing?

Real estate marketing usually sells one home once, to a buyer working with an agent. Multifamily marketing fills the same building again and again, lease after lease, so it depends on pages that keep ranking, current availability, reviews from residents and ads that follow housing rules. The buyer is a renter deciding within days.

### How do you measure ROI for multifamily marketing?

Count leases, not clicks. Track each tour request and application back to its source, whether search, a paid ad, a listing portal or the Business Profile, then compare signed leases by source over the same months. Read search figures knowing which job a site does: known by name, or still being discovered.

### How do you market an apartment complex?

Market an apartment complex by putting the facts a renter scans for on the page. That means floor plans, price, open units, the move-in date, the pet policy and a tour form. Point renters to what is open now. Then write about the real building and its streets, so the site has something to rank on.

### How do you market a new apartment complex?

A new apartment complex is marketed on a deadline. Get the Google Business Profile created and verified first, since verification takes time. Put floor plan pages live months before the first move-in. Start paid ads the first day there's something to tour. Our [apartment lease-up](https://kihanmarketing.com/property-management-marketing/apartment-lease-up-marketing/) page sets out the full order.

### How do you market apartments on social media?

Market apartments on social media by building name recognition on Meta before renters search for the building, then running lead ads to that audience. A new community has no name people know, so cheap posts and link clicks on Meta build that first. Lead ads then cost less, because part of the audience already knows the name.

On Meta, apartment ads run in the housing special ad category, which limits targeting by age, gender and location.

### How do you advertise apartments for rent?

Advertise apartments for rent with search ads aimed at renters close to a move, set up inside the housing ad rules, which limit targeting by age, gender and location. Send every ad to a unit that is still open, because an ad for a unit that leased on Tuesday wastes money on Friday. A good apartment marketing company fixes the listing before it buys more clicks.

## Talk to us about a community, or a portfolio

Do you manage more than one community, each with its own site? Then three questions decide whether the portfolio is still easy to run in year two.

- **Where does the shared system live?** One system underneath, or twelve sites built twelve different ways.
- **What actually differs between one community's pages and the next?** If the honest answer is the logo, the pages are competing with each other.
- **Where does availability come from, and how often is it updated?** Availability should come from a clear source on a set routine, not a page someone remembers to edit.

If you're choosing a multifamily marketing company, one test is useful. Can it show you the community sites it built? Ours are named on this site, and every one of them opens. Start with a [marketing audit](https://kihanmarketing.com/marketing-audit/) if you want to see where your community sites stand. You get it in writing, before you commit to anything.
