# Build-to-Rent Website Design

And student housing, with one fixed rent and the fees in the price

Build-to-Rent website design in England starts with the price. Each home shows one fixed rent. Each student room shows one weekly price with every mandatory fee in it. Then the site has to turn a visit into a viewing or a booking. Kihan Marketing builds websites for rental buildings around those two jobs.

By [Kiran Dasgupta](https://kihanmarketing.com/kiran/), Founder and Lead Strategist

This page is for UK Build-to-Rent operators, purpose-built student accommodation (PBSA) operators and co-living brands. It suits a portfolio of a few buildings up to a few dozen. The team wants its own site to do the leasing work, not just send people to a portal.

A rental building's site is closer to a shop than a brochure. Renters compare homes, prices and move-in dates, then book. If the price is missing, or the booking button only opens a contact form, the renter has every reason to try the next building.

This page covers what the site has to show first, then how we build it. The rules change, so treat each point as what the site is built to show. Confirm the legal detail with your own adviser.

## Build-to-Rent website design from Kihan Marketing

Kihan Marketing designs and builds websites for Build-to-Rent and student housing operators in England, around what a renter needs to see before booking. Every home or room type gets its own page with one fixed rent per period, the bills it includes and when it is free. A live availability table reads from the operator's own system, so the website and the leasing team quote the same price. Visitors book a viewing or start a booking on the page, without waiting for an email. Each building has a page about its area, written for the people who rent there. A consent banner holds advertising tags until a visitor agrees, and every form carries privacy information where the data is collected. We build on WordPress or on Next.js. For a portfolio, every building runs on one shared system, the way the apartment community sites we build in the US do.

## What a rental listing has to show

### One fixed rent, with no bidding

Since 1 May 2026, the Renters' Rights Act applies to private rentals in England. [Government guidance for landlords](https://www.gov.uk/guidance/renters-rights-act-an-overview-for-landlords) says an asking rent must be published, and a landlord cannot accept offers above it. No rent can be taken before the tenancy agreement is signed.

For a Build-to-Rent building, this rules out a rent range for one home, "from" prices that hide the real figure, and any wording that invites offers. The availability table carries one rent per home, per period.

### Pet and family wording

The same guidance says a landlord cannot discriminate against renters who have children or receive benefits. A renter can ask to keep a pet, and the landlord can refuse only with a valid reason.

So listing pages, filters and forms carry neutral wording, such as "pet requests considered", and no phrase that shuts anyone out.

### The total price, fees included

The Competition and Markets Authority's [unfair commercial practices guidance](https://www.gov.uk/government/publications/unfair-commercial-practices-cma207/unfair-commercial-practices) treats the total price, with mandatory fees, as material information. Drip pricing, where a headline price grows at the last step, is the pattern it describes and warns against.

This matters most for student rooms. A weekly price that leaves out a mandatory amenity or booking fee is the risk. The room page shows the full weekly price, and the length of the tenancy in weeks, where the student first sees it.

### Student halls and the new tenancy rules

Not every student let follows the same tenancy rules. Some purpose-built student accommodation is outside the new tenancy system. [Forsters notes](https://www.forsters.co.uk/news-and-views/renters-rights-act-2025-student-tenancies-pbsa) the condition: the landlord, or its managing agent, has to belong to a government-approved code, such as the ANUK/Unipol code. The full detail is set in secondary legislation.

Whether the advertising rules still reach those lets is a question for your adviser. A fixed weekly price that includes every mandatory fee is the safe choice either way, because the pricing rules above apply to every consumer price.

## What sells a building, not only a home

Renters choose a building before they choose a flat. The site has to sell the building.

- **One page per building.** Real photos, the amenities that are included, what costs extra, and the move-in dates open now.
- **One page per home or room type.** Floor plan, size, rent, bills and the next date it is free. A renter should be able to send this page to a flatmate.
- **The area, written by someone who knows it.** Transport, shops, the walk to campus or the station. Not a template with the city name swapped in.
- **The team and the help on site.** Who answers questions, when the front desk is open, and how repairs are reported.

A renter who has heard of a building often searches its name. The building page should be the answer they find, with more on it than any portal listing.

## What the site connects to

### Availability from one source

Rents and availability should come from the system the leasing team already uses. The website reads from it, so a home let this morning is not still shown as free tonight.

For Build-to-Rent, that is usually the operator's property management or lettings system. For student housing, it is the booking system the operator already runs, such as StarRez, Kinetic or StuRents. We check what each one can share before the build starts. Where a system can't share availability, the site shows room types and sends the booking to the system's own page.

### Viewings and bookings on the page

A Build-to-Rent visitor should be able to pick a viewing time without sending an email. A student should be able to pick a room type and start the booking in a few taps. Where the booking finishes in the operator's own system, the hand-off is clear and carries the room type chosen.

## Cookies, forms and data

The Information Commissioner's Office published its [final cookie and tracking guidance](https://ico.org.uk/about-the-ico/media-centre/news-and-blogs/2026/04/final-storage-and-access-technologies-guidance-published/) on 29 April 2026. Analytics can run without consent only within a narrow exception. Advertising pixels and remarketing need consent first.

So the site has a consent banner that holds ad tags until a visitor agrees. Each viewing request and booking form carries privacy information at the point of collection, which the ICO's [right to be informed](https://ico.org.uk/for-organisations/uk-gdpr-guidance-and-resources/individual-rights/individual-rights/right-to-be-informed/) page requires.

## How the build runs

### Discovery

How many buildings, which system holds rents and availability, and how viewings and bookings are taken today. This decides the page set and what the site can show live.

### Structure

Building pages, home or room type pages, area pages and the booking path. Internal links and structured data are planned at this stage too.

### Design and build

Templates for each page type, the availability table, the viewing and booking path, the consent banner and the privacy notices. Most renters browse on a phone, so the site is built to load fast on one.

### Content and launch

Building and area copy with real local knowledge, then launch. Tracking goes in at launch, so each viewing request and booking can be traced to the page it came from.

## Questions operators ask about their websites

### What should a Build-to-Rent website include?

A Build-to-Rent website should include a page for each building and each home type, with one fixed rent, the bills included and the next move-in date. It needs a viewing booking tool, area pages, the team, and clear privacy and cookie information. Availability should come from the operator's own system.

### Do Build-to-Rent websites in England have to show the rent?

Under the Renters' Rights Act, an asking rent must be published for a let, and offers above it cannot be accepted. A listing should show one fixed rent per home, not a range or an invitation to make offers. Confirm the detail for your buildings with your adviser.

### How should a student accommodation website show prices?

Show one weekly price per room type, with every mandatory fee included, and the length of the tenancy in weeks. A fee that appears only at the last step of booking is the pattern to avoid. The price should sit where the student first sees the room.

### Can the website show live availability from our booking system?

Often, yes. Many booking and property management systems can share room types, rents and availability. We check what yours can share before the build. Where it can't, the site shows room types and hands the booking to the system's own page.

### Do we need a separate website for each building?

Not usually. One site with a strong page for each building is easier to keep current, and a renter comparing your buildings stays in one place. A building with its own brand and audience can have its own site on the same shared system.

### Can a website guarantee it meets the rules?

No site can promise that, because the rules change and depend on how each building lets. Kihan Marketing builds the site to show what the rules point to, and flags what to check with your adviser before launch.
