# What One Community Site Earns

Multifamily SEO for a single community site

Multifamily SEO, or apartment SEO, is search work for one apartment community's own website. It is for owners and property managers who want renters to find a building and choose it. Kihan Marketing is an apartment SEO agency that does this work for single communities and for portfolios.

By [Kiran Dasgupta](https://kihanmarketing.com/kiran/), Founder and Lead Strategist

Multifamily SEO from Kihan Marketing costs $650, $1,100 or $1,700 a month per community. Five or more communities start at $450 each. The [price table on this page](https://kihanmarketing.com/multifamily-marketing/multifamily-seo/#price-mf-seo) lists what each plan includes. The [full price list](https://kihanmarketing.com/pricing/#price-mf-seo) compares every plan side by side.

Renters compare several buildings on a phone and give each page only a few seconds, scanning for four or five facts. When those facts are missing from the page, they move on to the next building.

That is a different search problem from the one a management company has, because an owner comparing management firms studies a fee page carefully and checks references. We cover that side on our [property management SEO](https://kihanmarketing.com/property-management-marketing/property-management-seo/) page, since it belongs to the corporate site. This page is about the community itself, with its own site, audience and numbers. Both sit under [property management and multifamily marketing](https://kihanmarketing.com/property-management-marketing/). The community side of the work has its own hub at [multifamily marketing](https://kihanmarketing.com/multifamily-marketing/).

## What is multifamily SEO, and who provides it?

Multifamily SEO is search engine optimization for apartment communities: the work that makes a community's own website appear when renters search for a floor plan, a neighborhood or the building's name, and gives them what they need to choose it. Kihan Marketing provides it for single communities and for management companies with many. We build a page for every floor plan and property on the community's own domain, write amenity and neighborhood copy about the real building instead of copy that fits any building, set up and maintain the Google Business Profile, and report organic clicks from the community's own Google Search Console and tour requests from its analytics. We also run SEO and social media for the management company that owns the communities, and we build and rebuild its websites. You read the results against our own [apartment website search benchmark](https://kihanmarketing.com/multifamily-marketing/multifamily-search-benchmark/) rather than against a pooled average.

## What is apartment SEO?

Apartment SEO is search engine optimization for an apartment community: the work that makes the building's own website show up in Google when renters search for a floor plan, a neighborhood or the community's name, and gives them what they need to choose it. Kihan Marketing provides apartment SEO for single communities and for management companies with many. It starts with a page for every floor plan, copy about the real amenities and neighborhood, an accurate Google Business Profile and a site Google can read, and it is measured in organic clicks from the community's own Google Search Console and tour requests from its analytics. It is the same service as multifamily SEO, and apartment SEO is the term most often searched.

## A community known by name, or still being found

Some communities are searched for by name, while others are still being found by renters who have never heard of them. These are two different jobs, and the numbers they produce look very different.

- **A community people know by name.** A community renters know by name gets most of its clicks from people searching for that name, so its click-through rate, the share of searchers who click, runs high. That does not mean the site is better, because someone who searches for a community by name has already made a decision.
- **A community people are still discovering.** A community renters are still discovering appears in a wider set of searches, in front of renters seeing it for the first time. It is seen far more often, and a smaller share of those searches end in a click.

Both are doing their job. A report that shows one number without saying which job it measures is hard to use, and the [search benchmark](https://kihanmarketing.com/multifamily-marketing/multifamily-search-benchmark/) shows how to tell which job your own numbers describe.

## Why is local SEO important for apartment communities?

Renters search by place, such as a neighborhood, a bedroom count near a job, or apartments near me on a phone. Google says local results are based mainly on relevance, distance and prominence, so your community's Google Business Profile and its own pages decide whether it shows up. Without them, the listing portals answer those searches instead.

That is from Google's help page on [how local ranking works](https://support.google.com/business/answer/7091). For one community, local SEO comes down to three parts.

- **A verified Google Business Profile.** With the right category, real photos, hours for the leasing office and replies to every review. It is what shows in the map pack, the short list of places Google shows on a map.
- **Pages that say where the building is.** The neighborhood, the commute and what is inside a ten minute walk, written about this building and not the city in general.
- **The same name, address and phone everywhere.** On the profile, the site and every listing the community sends out.

## Listing sites often rank above the community's own site

When a renter searches your community's name, listing portals often rank above the community's own site, using inventory the building supplied to them for free.

- **The portals bring leases, so keep them.** The portals convert, so keep them. What you can change is that they should not hold the only version of your inventory that Google can read.
- **Availability inside an embedded widget lives on the platform's domain.** This means the portal's page for your building can tell Google more about your units than your own page does.
- **Every building gets a page of its own.** Floor plans, amenities, pet policy and photos sit on your domain, where Google credits them to you.

## A floor plan should be able to rank on its own

Most renters search for a floor plan, such as a two bedroom under a set rent in a neighborhood. That is a floor plan query, not a community query.

- **Nine floor plans, one URL.** Many community sites answer it with a homepage and a widget that draws the current units, so a site with nine floor plans has one URL trying to rank for nine different searches. The differences between those plans, such as square footage, layout and closet space, sit inside a widget whose content lives on the platform's domain.
- **A page per property.** For one Seattle property manager, giving every managed property its own page, with its amenities, features and photos, took the site from five pages to more than 250. The [project page](https://kihanmarketing.com/projects/pacific-crest-real-estate/) has the full result.

## Amenity copy that doesn't read like every other building

Stainless steel appliances, in-unit washer and dryer, quartz counters, pet friendly and close to everything could describe ten different community sites, which is why such lists tell a renter nothing specific.

- **Generic copy fails twice.** Copy that generic has nothing to rank on and nothing for an AI answer to quote.
- **Specifics give it substance.** Write down what a renter would otherwise have to call and ask, such as whether the washer is stacked or side by side, whether parking is covered and costs extra, and which floor the gym is on and whether it has free weights or only cardio.
- **These are the questions leasing agents answer by phone all day.** Renters type them into Google first, so answering them on the page captures those searches.

## The neighborhood section, when it's actually about the neighborhood

The usual neighborhood section is one paragraph about how the area is up and coming, plus an embedded map, with no answers a renter can search for.

- **Towns are not interchangeable.** Around [Tacoma](https://kihanmarketing.com/locations/tacoma/) and Olympia, a renter moving to Port Orchard is thinking about the ferry, while a renter looking in Lacey is thinking about the drive to Olympia.
- **Copy with actual answers in it.** Name the bus route, the grocery store, the commute and what the street sounds like at 7am. That copy can rank because it contains real answers, and it is how we write neighborhood pages.

## Pet policy

An apartment pet policy needs four facts on the community's own page: weight limit, breed restrictions, how many pets, and deposit or monthly fee. It may look like a footnote, but it decides leases, because a renter with a sixty pound dog filters on breed and weight limits before looking at a single photo.

- **Weight limit.** The first filter for anyone with a large dog.
- **Breed restrictions.** The second filter, and the one most often buried.
- **How many pets.** One, two, or a cat and a dog.
- **Deposit or monthly fee.** Whether pets carry a deposit or a monthly fee, and how much, stated plainly.

If your policy lives in a PDF or only with a leasing agent, the renter has often moved on to a building that put it on a page.

## Apartment SEO for one building, or the whole portfolio

Multifamily SEO is search work that gets apartment communities found and chosen by renters, whether it covers one building or a whole portfolio. Kihan Marketing provides multifamily SEO and apartment SEO at both scales: for a single community's own website, and for a management company that needs a page for every community it runs. The difference is mostly in the audience and the reporting. A community site has one audience, which makes it simpler than a corporate site.

- **The corporate site splits three ways.** When we run SEO and social for a management company, the targeting splits across vendors, owners and residents, because the company is selling to all three at once.
- **A community site has one reader, one decision and one set of facts.** What it loses is context. With a single community, a weak quarter is hard to read, because you cannot tell whether the cause is your site, the season or a softening local market.

One community's numbers can swing for many reasons, so look at a portfolio as well as a single building. This page covers what any one building in a portfolio can earn. If you run communities and want to know what your own Google Search Console is telling you, [request an audit](https://kihanmarketing.com/marketing-audit/) and we will walk you through it.

## Apartment SEO agency: what Kihan Marketing does

Kihan Marketing is an apartment SEO agency for communities and the property management companies that run them. We build each community's pages on its own domain, give every floor plan a page that can rank alone, and write amenity and neighborhood copy about the real building.

For [a property management company running AppFolio's five-page template site](https://kihanmarketing.com/projects/pacific-crest-real-estate/), the rebuild grew the site to more than 250 pages, with a page for every managed property carrying its amenities, features and photos.

## How do you choose an SEO firm that specializes in multifamily housing?

Choose a multifamily SEO firm by the community sites it can show you, live, on their own domains. Ask how it gives every floor plan and property a page Google can read. Ask how it keeps communities in the same city from competing, and how it reads a community's numbers: known by name, or still being discovered.

Then ask where its figures come from. A figure with the months it covers and its source can be checked, while a bare percentage cannot. The wider checklist for choosing an agency for apartment communities is on [multifamily marketing](https://kihanmarketing.com/multifamily-marketing/).

## Questions apartment managers ask about SEO

### What is apartment SEO?

Apartment SEO is search work that helps renters find one apartment community's own website, and pick it, and Kihan Marketing provides it for apartment communities and portfolios. It covers floor plan pages that can rank alone, amenity and neighborhood copy with real answers, and property pages Google can read. It also means your own site tells Google more about your units than the listing portals do.

### What does an apartment SEO agency do?

An apartment SEO agency makes a community's own website the place renters find the building. It writes a page for each floor plan and for the building's facts, and it keeps the Google Business Profile accurate. It also keeps communities in one city from competing with each other. Kihan Marketing does this work for apartment communities and portfolios.

### What is the best SEO company for multifamily apartment communities?

We don't know of a neutral ranking, and many published lists come from agencies themselves. The right firm shows live community sites on their own domains and judges its work on tours and leases, not rankings alone. One quick test is to search a community's name, see whether a listing portal sits above its own site, and ask the firm what it would change. Google's own advice is that [no one can guarantee a #1 ranking](https://developers.google.com/search/docs/fundamentals/do-i-need-seo). Kihan Marketing does this work, and the [questions above](https://kihanmarketing.com/multifamily-marketing/multifamily-seo/#how-do-you-choose-an-seo-firm-that-specializes-in-multifamily-housing) apply to us too.

### Should each apartment community have its own website?

Often, yes, when communities sit in different markets or need their own identity. The structure should be shared and the content should not. One design system keeps changes cheap across sites, while each community's pages describe its own unit mix, parking and neighborhood. Communities in the same city need distinct copy or they compete for one search.

How one system holds a whole portfolio of community sites is on [multifamily website design](https://kihanmarketing.com/multifamily-marketing/multifamily-website-design/).

### How do I advertise an apartment online?

Put the apartment on its own page on the community's site, with the floor plan, price, move-in date, pet policy and photos. Keep the Google Business Profile current, feed the portals you use, and run search ads on renter searches. On Meta, apartment ads run in the housing special ad category: ages are fixed at 18 to 65+, all genders are included, the minimum location radius is 15 miles with no ZIP code targeting, and lookalike audiences are not available.

When paid ads make sense against SEO for a community is compared in [multifamily SEO vs Google Ads](https://kihanmarketing.com/multifamily-marketing/seo-vs-google-ads/).

### How long does apartment SEO take to show results?

Apartment SEO takes months, not weeks, and no one can promise a date. The timing depends on the site's age, how many real pages it has, and how many portals and rival buildings compete for the same searches. A new community site starts deep in Google, while a site with floor plan pages and real answers has more to rank on.

### How much does multifamily SEO cost?

Multifamily SEO from Kihan Marketing costs $650, $1,100 or $1,700 a month per community, and five or more communities start at $450 each. The [price table on this page](https://kihanmarketing.com/multifamily-marketing/multifamily-seo/#price-mf-seo) lists what each plan includes, and the [full price list](https://kihanmarketing.com/pricing/#price-mf-seo) compares every plan side by side.

### Do you need a multifamily SEO company near you?

Usually not, because renters search by building, floor plan and neighborhood, not by where the SEO company is. What matters is that the firm writes about your building and can show live community sites you can open. Local search for your community runs through its Google Business Profile and its own pages.

### Are apartment SEO services worth it?

SEO for apartments is worth it when the site can give Google something to rank. That means a page per floor plan, property facts Google can read, and copy about the real building. Organic search keeps delivering once it builds, while ads stop the day the spend stops.
