# Real Estate Marketing

The research phase is long, and reporting often cannot see it

Real estate marketing gets an agent or brokerage found by buyers and sellers during their months of research, and turns that attention into inquiries. Kihan Marketing runs the three pieces: real estate SEO, websites with listings search engines can read, and paid lead generation with follow up. The results below are from real estate clients in Sint Maarten and Panama.

By [Kiran Dasgupta](https://kihanmarketing.com/kiran/), Founder and Lead Strategist

Marketing for real estate agents and brokerages reaches buyers long before those buyers call anyone. A buyer spends months reading first: neighborhoods, schools, prices, the process, whether to buy at all. In that time they see your pages in search but rarely click. A report that only counts calls and form fills shows nothing happening, while a great deal is. Marketing reporting often hides that gap.

Each account below is at a different stage of the same job.

## Marketing for real estate agents, in detail

- [Real Estate SEO](https://kihanmarketing.com/real-estate-marketing/real-estate-seo/): Neighborhood guides, listing pages that outlast their inventory, and answers for buyers who live abroad.
- [Real Estate Website Design](https://kihanmarketing.com/real-estate-marketing/real-estate-website-design/): Neighborhood guides, crawlable listings and a way to get in touch with no registration wall.
- [Real Estate Lead Generation](https://kihanmarketing.com/real-estate-marketing/real-estate-lead-generation/): Follow-up is the channel when a buyer may take three months or eighteen to move.

## What the work produced

- **[A real estate agency](https://kihanmarketing.com/projects/island-dreams-realty/)** in Sint Maarten. In Google Search Console, over the 12 months to August 2026: 8,392 clicks and 290,194 impressions, at an average position of 12.1. From March to August 2026, against the six months before, clicks rose from 3,952 to 4,418. From July to September 2026, against the same months of 2025, organic clicks rose from 1,545 to 2,478.
- **[A real estate agency in Panama](https://kihanmarketing.com/projects/panama-elite-homes/)**, selling homes to expat buyers. In Google Search Console, from March to August 2026, against the six months before, clicks rose from 88 to 695. Average position moved from 29.4 to 16.6. Over the 12 months to August 2026: 783 clicks and 111,133 impressions.
- **[A real estate agent](https://kihanmarketing.com/projects/wei-landgraf/)** in Sint Maarten. In Google Search Console, over the 12 months to August 2026: 738 clicks and 52,923 impressions. From March to August 2026, against the six months before, clicks rose from 215 to 523.

The Panama agency shows the order things happen in. Over those six months, position moved first, from 29.4 to 16.6: page three to page two. Clicks followed, from 88 to 695. That was the natural result of the move, not a separate win. Page three brings in very little business.

A fourth account is a website build, not search work. The client is a boutique agency in Koh Samui, Thailand. It sells villas, land, houses and condos. We built its property site. Buyers can search the listings by area, type and bedrooms. There are area guide pages, and a blog on Thai title deeds, ownership routes and what buying there actually involves.

## What does a real estate marketing agency do?

A real estate marketing agency brings an agent or brokerage inquiries from buyers and sellers. It builds neighborhood pages and a listing structure for search, runs the Google Business Profile, designs a site buyers can use without registering, and runs paid ads with follow up for people ready now. Social media keeps the agent in view during the research months.

A good one judges the work by position first, since clicks follow later. The three pieces below are that work, each with a page of its own.

## The three pieces

### [Real estate SEO](https://kihanmarketing.com/real-estate-marketing/real-estate-seo/)

Neighborhood pages, a sound structure for listings, and the research content buyers read before they ever contact an agent. This is the half that keeps building on itself.

### [Real estate website design](https://kihanmarketing.com/real-estate-marketing/real-estate-website-design/)

The site that receives the traffic. Listings stay readable by Google as they turn over. Neighborhood guides stay put. And a buyer can get in touch without having to register before they have decided anything.

### [Real estate lead generation](https://kihanmarketing.com/real-estate-marketing/real-estate-lead-generation/)

Paid search and social ads for the buyers and sellers who are ready now. Plus the follow up, which matters more here than in almost any other category.

## What makes real estate different

- **The research phase is long and mostly invisible.** Buyers read for months before they reach out. Your pages show up for their questions long before anyone clicks or calls. Counting only calls and form fills misses it.
- **Listings expire; the content should not.** A site built only on listings loses its pages every time inventory turns over. Neighborhood guides, market explainers and process content are what build up over time.
- **The market can be finite.** On an island, total search volume has a ceiling. Growth means winning more of a fixed pool, not climbing a chart. That is a different target from a metro market.
- **International buyers search differently.** Overseas buyers search constantly about currency, residency, financing rules, taxes and the title process. Those questions can stop a sale, and local agents often leave them unanswered.
- **Position moves first.** Clicks follow a whole phase later. A report that leads with clicks in month two will make good work look like failure.

## Where social media fits

Social media marketing pays off for real estate agents during the long research phase, before a buyer has chosen an agent. A buyer who has followed an agent's posts for months already knows whose advice they trust. Listing posts alone wear thin, and each one goes stale when the home sells. Posts about the area, the buying process and the market give people a reason to keep following.

- **Alongside search.** The Sint Maarten agency's social media is part of the same work as its SEO.
- **For one development.** Our Meta ads for a Sint Maarten real estate agent sent people to a landing page for a single development.

Our [social media management](https://kihanmarketing.com/services/social-media/) page covers how we plan and design the posts.

## How do I choose a real estate marketing agency?

Choose a real estate marketing agency by work you can check: agent or agency sites you can open, and figures with a named source and the months they cover. Ask how it writes neighborhood pages a portal cannot copy, how it follows up leads that take months to act, and whose name the ad accounts are in.

| Ask the agency | Why it matters | What a good answer looks like |
|---|---|---|
| Which real estate sites can I open? | Live work shows more than a service list | Agent or agency sites that load, each with a page about the work |
| Where do your figures come from? | Bare percentages can't be checked | A named source, such as Google Search Console, and the months covered |
| How do you write neighborhood pages? | A template with the name swapped in is a doorway page | Local detail: price ranges, schools, commute, HOAs and the drawbacks |
| What happens to listing pages after a sale? | Sold pages hold what they earned in search | Kept as price evidence, or redirected to the neighborhood page |
| How do you follow up leads that take months? | A buyer may act in three months or in eighteen | A sequence and a CRM, with leads sorted by timeline |
| How do you run housing ads? | Real estate ads have their own rules on Google and Meta | Ads set up inside Google's housing ad policy and Meta's housing special ad category |
| Whose name are the ad accounts, profiles and analytics in? | Nothing should be lost if you change agencies | Yours, with access given to whoever does the work |

Then hold the answers against live work. The accounts at the top of this page are what we'd ask you to check on us.

## Questions agents ask about real estate marketing

### What is real estate marketing?

Real estate marketing helps agents and brokerages reach buyers and sellers during their months of research. Then it turns them into inquiries. It covers SEO, the website and paid lead generation. Good real estate agent marketing shows up for neighborhood, price and process questions long before anyone calls.

### What is a good real estate marketing strategy?

A good real estate marketing strategy puts most of the effort into [content that outlasts listings](https://kihanmarketing.com/services/content-marketing/): neighborhood guides, market explainers and process pages. Paid search and social reach the buyers and sellers who are ready now. Steady follow up keeps the rest close. Markets that sell abroad add pages on financing, taxes, title and residency.

### How do I market myself as a real estate agent?

Market yourself as the local expert, not as one more listing feed, with your own Google Business Profile and neighborhood guides only you could write. Ask for a review after every closing. Post about the area and the buying process, and keep in touch with past clients, who are where referrals come from.

Whether to build that on your own site or the brokerage's is covered in [real estate agent SEO: personal brand vs brokerage](https://kihanmarketing.com/real-estate-agent-seo-personal-brand-vs-brokerage/).

### Should I hire a local or remote real estate marketing agency?

Local knowledge matters more than where the agency sits. Neighborhood pages need real detail on prices, schools, commutes and drawbacks, and much of it comes from the agent. An agency working remotely can do that with your input, inside accounts in your name. Ask to see real estate work from a market like yours.

## Where to start

If your site doesn't show up for neighborhood and market searches, start with [real estate SEO](https://kihanmarketing.com/real-estate-marketing/real-estate-seo/). If buyers arrive and leave, start with [real estate website design](https://kihanmarketing.com/real-estate-marketing/real-estate-website-design/). If the pipeline needs leads now, start with [real estate lead generation](https://kihanmarketing.com/real-estate-marketing/real-estate-lead-generation/).

A [marketing audit](https://kihanmarketing.com/marketing-audit/) reads your Search Console to see which of the three fits you, rather than guessing.
