# Real Estate Lead Generation

Follow-up decides the result, not the cost per lead

Real estate lead generation brings agents and brokerages inquiries from buyers and sellers, then keeps those people close until they are ready to move. Kihan Marketing runs it on Google Ads, Meta and Instagram ads, [retargeting](https://kihanmarketing.com/glossary/retargeting/) and valuation offers, with a [landing page](https://kihanmarketing.com/glossary/landing-page/) for each campaign and follow up behind every lead.

Real estate has the longest gap between first contact and a sale of any field we work in. A buyer who fills in a form today may buy in three months, or in eighteen. They will not tell you which. That one fact decides how lead generation should be built here.

It means cost per lead tells you almost nothing on its own. What matters is cost per lead times the share of leads you can still reach when they are finally ready. That second number is decided by follow up, not by advertising.

## How do you get real estate leads?

Get real estate leads from several channels at once, because buyers and sellers are at different stages: Google Ads for people searching now, Meta and Instagram ads for people planning a move, retargeting for visitors who read your guides, valuation offers for sellers, and SEO and a Google Business Profile for buyers still researching. Then follow up for months.

| Channel | Who it reaches | How soon it brings inquiries | What it needs to work |
|---|---|---|---|
| Google Ads on intent searches | Buyers and sellers searching for an agent, a valuation or a neighborhood | Once the ads go live | A landing page matched to each campaign |
| Meta and Instagram ads | People planning a move who are not searching yet | Once the ads go live | An ad that does the work targeting can't: a neighborhood, a market report, a valuation |
| Retargeting | People who read your guides and left | Once the site has visitors | Neighborhood guides worth reading |
| Valuation and market report offers | Homeowners thinking about selling | Steadily, as sellers ask | Follow up after the valuation |
| SEO and the Google Business Profile | Buyers still researching, and people looking for an agent on the map | Months: position moves first, clicks later | Neighborhood pages, and a review after every closing |
| Past clients and referrals | Your past buyers and sellers, and the people they know | Over years | Staying in touch after the closing |

Housing ads have their own rules. On Meta, real estate ads run in the housing special ad category, which limits targeting by age, gender and location. Google's [personalized advertising policy](https://support.google.com/adspolicy/answer/143465) does not allow housing ads in the US and Canada to target by gender, age, parental status, marital status or ZIP code, as of October 2026. So the ad and the page behind it do more of the work.

## Follow up is the channel

Many agents lose leads to silence, not to competitors.

- **Speed of first response.** A buyer asking about one property is often asking about several. The first useful reply usually wins the relationship.
- **A sequence, not a call.** A nine month buyer contacted twice in week one and never again is lost. Send new listings in their range, a market update, a note on a neighborhood. Enough to still be there when they are ready.
- **Segmentation by timeline.** Someone moving next month and someone researching for next year need different contact frequency. Treating them the same annoys one and loses the other.
- **A CRM that is actually used.** A CRM is the system that keeps every contact and every follow up in one place. It is the least glamorous item on this page, and the one with the highest return.

Ads that feed a pipeline nobody follows up on are buying leads just to let them expire.

## The channels

### Google Ads on intent terms

Buyers and sellers searching for an agent, a home valuation or a specific neighborhood. Immediate, and one of the few channels you can switch on this week. Searches from sellers cost more, and they are worth more.

### Meta and Instagram

Meta and Instagram ads reach people planning a move who are not searching yet. Property is visual, and a plan to move often starts long before any search. For a nine month buyer, that early reach comes at exactly the right moment. In the US, Meta runs real estate ads under its housing special ad category, which limits targeting, so the ad itself does more of the work.

### Retargeting

Retargeting shows your ads to people who have already been on your site. Someone who read three neighborhood guides and did not get in touch is often the cheapest inquiry you can win. Show them ads about the neighborhood they actually read about, within each platform's housing ad rules.

### Valuation and market report offers

Valuation and market report offers are a reliable way to reach sellers. A homeowner who asks for a valuation is a seller in the making. The follow up that comes after is the whole product.

### Landing pages matched to the ad

A neighborhood campaign that points at a home page wastes the click. Each campaign gets its own page, with the neighborhood, the price band, recent activity and a way to get in touch. No one has to register first.

## Paid against organic

In real estate, paid lead generation answers who is ready now. [Real estate SEO](https://kihanmarketing.com/real-estate-marketing/real-estate-seo/), the organic side, answers how buyers find you during the months of reading that come first.

In this category, the volume is on the organic side, in the unpaid search results. In Google Search Console, over the 12 months to August 2026, [a real estate agency in Sint Maarten](https://kihanmarketing.com/projects/island-dreams-realty/) had 290,194 impressions, the times it showed up in search, against 8,392 clicks. Over the same 12 months, [a real estate agency in Panama](https://kihanmarketing.com/projects/panama-elite-homes/) had 111,133 impressions against 783 clicks. Those impressions are buyers in the research phase. Paid ads reach the ones who have finished researching. Organic search reaches them while they still are.

## What gets reported

Inquiries by source and by timeline. What each channel cost. How many reached a viewing or a valuation, and what happened to the ones that did not. Position and impression trends sit alongside. In this category, they move a full phase ahead of the clicks.

Ad spend goes directly to the platform rather than through us.

## Questions agents ask about lead generation

### How do you get real estate leads on Facebook?

Run real estate ads on Facebook and Instagram in Meta's housing special ad category, which limits targeting by age, gender and location. Let the ad do the work targeting cannot: a neighborhood guide, a market report or a valuation offer, sent to a landing page that asks for no registration. Then follow up for months.

### How do I get real estate leads for free?

Free real estate leads come from work that costs time rather than ad spend: a Google Business Profile of your own with a review after every closing, neighborhood guides that rank, posts about the area and the buying process, and staying in touch with past clients and the people they know, who send referrals and repeat business.

### How fast should you respond to a real estate lead?

Respond as fast as you can, and with something useful, not only a request to call back. A buyer asking about one home is often asking several agents about several homes, and the first useful reply often wins the relationship. Then keep in touch on the buyer's timeline, because many leads are months away from acting.

### What decides the cost of a real estate lead?

The cost of a real estate lead depends on the channel, the market and the kind of lead. Searches from sellers cost more than searches from buyers, and they are worth more. Cost per lead alone says little. What counts is how many leads you can still reach when they are ready to buy or sell.

The glossary explains [cost per lead](https://kihanmarketing.com/glossary/cost-per-lead/) and how to read it.

### Are real estate lead generation companies worth it?

Real estate lead generation companies are worth it only if someone follows up on every lead for months. A buyer who fills in a form today may buy in three months or in eighteen. Without a follow up sequence and a CRM that is actually used, leads expire. Ask how its leads get followed up, not only what they cost.

### How many leads a month should a real estate agent have?

No single number of leads a month is right for every agent. A buyer can take three months or eighteen to act. So a big monthly count matters less than how many of those leads you can still reach when they are ready. Sort leads by timeline, and keep in touch with a sequence, not one call.
