# Real Estate SEO

Listings expire, neighborhood pages do not

Real estate SEO gets an agent or brokerage found by buyers while they are still researching. It depends on pages that last, because listings do not.

It usually fails in one specific way. An agent builds a site around listings. The listings sell and the pages disappear. The site is back where it started. So everything that builds up over time has to come from something other than inventory.

The pages that keep paying off are the ones a buyer reads months before contacting anyone. What a neighborhood is really like. What things cost, and why. How the process works in this market. And what a foreign buyer needs to know. Those pages do not expire.

## What the numbers look like

- **[A real estate agency](https://kihanmarketing.com/projects/island-dreams-realty/)** in Sint Maarten. In Google Search Console, over the 12 months to August 2026: 8,392 clicks and 290,194 impressions, the times the site showed up in search. Average position 12.1. From July to September 2026, against the same days in 2025: organic clicks from 1,545 to 2,478.
- **[A real estate agency in Panama](https://kihanmarketing.com/projects/panama-elite-homes/)**, selling homes to expat buyers. In Google Search Console, from March to August 2026 against the six months before: average position from 29.4 to 16.6, and clicks from 88 to 695.
- **[A real estate agent](https://kihanmarketing.com/projects/wei-landgraf/)** in Sint Maarten. In Google Search Console, over the 12 months to August 2026: 738 clicks and 52,923 impressions. From March to August 2026 against the six months before: clicks from 215 to 523.

The Panama agency's figures show the order things happen in. Position moved first. Clicks followed as a result. An agent judging month two on clicks alone would have stopped the work before the clicks came.

## Neighborhood pages are the durable asset

A neighborhood page is the one thing an agent can write that a portal cannot copy. A listing cannot replace it either.

Done well, it covers what a buyer actually wants to know. Price ranges by property type, and how they have moved. Who lives there. What the commute and the schools are really like. What the HOA (homeowners association) situation is. What is being built nearby. And the honest drawbacks. That last one is what separates a page someone trusts from a page that reads like a brochure.

Done badly, it is a template with the neighborhood name swapped in. That is a doorway page: a page made only to catch a search. Google's spam policies name the pattern directly. And the portals already own the generic version.

## Listings need an architecture, not just a feed

Listings are perishable, and the site has to outlive them.

- **A stable URL pattern**, so a sold listing can redirect somewhere useful instead of showing a 404 error.
- **A plan for sold inventory.** Sold pages can keep their value as price evidence, or redirect to the neighborhood page. Deleting them throws away the ranking strength they built up.
- **Content that does not move.** Neighborhood guides, market reports, process explainers and agent pages hold position while inventory turns over.
- **Crawlable listing content.** A feed built only in JavaScript, with nothing sent from the server, is hard for search engines to read. Google has to render the page before it sees the listings, which can delay them or miss them, and many other crawlers do not run JavaScript at all. It is a common technical failure on agent sites.

## Local SEO for real estate agents

Search for a real estate agent in a town, and Google often shows a few agents on a map. They usually sit near the top of the results. Those places are won mainly through the Google Business Profile.

- **A profile of your own.** Google allows one for each agent, apart from the brokerage. If you meet clients at an office, show that address. If you work from home, list a service area and hide the address.
- **The category, picked on purpose.** Google has one category for agents and another for agencies. Pick the one that matches who clients actually hire.
- **Reviews from every closing.** Buyers compare agents on the map by their reviews. Reviews also help the profile rank. Answer each one.
- **The same details everywhere.** Keep the name, phone number and address the same on the profile, the site and every portal you're listed on.

The profile is how you get on the map. The neighborhood pages catch searches about each part of town. Our [local SEO services](https://kihanmarketing.com/services/local-seo/) page covers the profile work in more depth.

## The buyer who is not local

A buyer who lives overseas changes the content set entirely. Their blockers are not property questions.

- **Can I even buy here**, as a foreign national, and what restrictions apply.
- **How does financing work** for a non resident, and what do banks actually require.
- **What are the taxes**, at purchase, each year, and on an eventual sale.
- **How does title work**, and what protects the buyer.
- **What does residency have to do with it**, if anything.

An agent who answers those in plain language can reach buyers long before the competition does. Pages like these show up in search again and again, long before anyone clicks. Buyers read them while they are still researching, not yet acting.

## Where the market is finite

[Sint Maarten](https://kihanmarketing.com/locations/sint-maarten/) is an island. The number of people searching for property there in a month has a ceiling. Growth there means winning more of a fixed pool, not climbing an ever larger chart. So clicks can rise while position holds steady.

That is worth saying, because it sets the right expectation. In a finite market, the win is holding position across more searches. In a big metro, the win is climbing.

## What to expect

Impressions move first, usually within a month or two. Position follows. Clicks come after position, often a full phase later. So judge the work by position first, and always over a stated window of time.

## Questions agents ask about real estate SEO

### What is real estate SEO?

Real estate SEO, which people also search for as "realtor SEO", is the work that gets an agent or brokerage found in search while buyers are still researching. It rests on pages that outlast listings: neighborhood guides, market explainers and process content. It also needs a listing structure that search engines can read and that survives sold inventory.

### What do real estate SEO services include?

Real estate SEO services should cover neighborhood and market pages, and a listing structure that survives a sale. They should also cover the Google Business Profile and its reviews. Where buyers come from abroad, add pages on financing, taxes, title and residency.

### How long does real estate SEO take to show results?

Real estate SEO usually moves impressions first, often within a month or two. Average position follows. Clicks come after position, often a full phase later. The size of the market, the competition and the current site decide the pace. Judge the work by position first, and always over a stated window of time.

### How much does real estate SEO cost?

The cost of real estate SEO depends on how many neighborhoods and property types need pages, and how much useful content already exists. The listing structure may also need technical work first. A finite island market needs a different plan from a big metro. See [pricing](https://kihanmarketing.com/pricing/) or ask for a [free marketing audit](https://kihanmarketing.com/marketing-audit/).

### Is SEO worth it for a small real estate business?

SEO is often worth it for a small real estate business, because neighborhood guides keep working while listings expire. A solo agent cannot outspend the portals. But SEO for real estate agents rewards local, specific pages that a portal cannot copy. The catch is time: clicks follow position, so judge the work over months.
