# Real Estate Web Design in Dubai

And Abu Dhabi: two emirates, two permit systems, one site

Real estate web design in Dubai starts with the permit. A listing or project page there carries the advertiser's permit number, and Abu Dhabi has its own permit system. Kihan Marketing builds property websites for both emirates with those fields in the template, so a page cannot be published without them.

By [Kiran Dasgupta](https://kihanmarketing.com/kiran/), Founder and Lead Strategist

This page is for brokerages, developers and property managers in Dubai and Abu Dhabi. It suits those who want a site that follows the permit rules and still persuades a buyer.

The two emirates run separate regulators and separate permit systems. A site built for one cannot simply be copied to the other. This page covers what each requires the site to show, what the site connects to, and how we build it.

The points below are what the site is built to show. Rules and fees change, so confirm them with your own adviser and the regulator before you publish.

## Dubai: the permit comes first

### A permit number on every ad

The Dubai Land Department says companies must get a permit before launching any real estate marketing campaign, through its Trakheesi system. Its [announcement on advertising fines](https://dubailand.gov.ae/en/news-media/dld-fines-10-real-estate-companies-and-warns-another-30-for-not-adhering-to-advertising-requirements/) adds that the permit number must be in all real estate ads. The advertiser carries the consequences if it is missing.

The same announcement says websites carrying real estate ads are expected to include a link. The link lets visitors check the ads against their permit conditions. It says fines are progressive and start at AED 50,000, and that repeated violations can lead to a license being cancelled.

### The permit comes with a QR code

Dubai's Madmoun service turns each ad permit into a QR code. The Land Department's [notice on Madmoun](https://dubailand.gov.ae/en/news-media/dubai-land-department-provides-madmoun-service-to-verify-validity-of-real-estate-ads-via-qr-codes) says companies were to place it on print and audiovisual ads from 24 April 2023.

That notice covers print and audiovisual ads and does not say websites must carry the code. For a site, our approach is the cautious one. Each listing page and project page has a permit number field and a QR code field. The template will not publish a page where either is empty.

### Permits are tied to the kind of ad

The Land Department's [permit service](https://dubailand.gov.ae/en/eservices/real-estate-ad-permit/) covers newspaper, SMS and billboard ads, among others, and has a separate permit for a project launch event. A launch has a permit for the event as well as for its ads, so a launch site is planned around the permit schedule.

### Off-plan buyers ask about the project

Off-plan buyers tend to ask the same questions. Is the project registered? Which escrow account holds the payments? When is handover? Who is the developer?

The project template has a place for each answer, with the figures supplied by the developer. A brochure download and a register-interest form sit beside them.

## Abu Dhabi: a different regulator and a different permit

Abu Dhabi's property regulator is ADREC. According to [PropSpace's guide to UAE advertising permits](https://www.propspace.com/blog/uae-real-estate-advertising-permits), property advertisements in the emirate have needed a valid Madhmoun permit since 7 July 2025. It is issued through ADREC's DARI platform. The guide adds that ADGM free zone properties, including Al Maryah and Al Reem islands, follow a separate process on the AccessRP platform. Confirm the detail with ADREC.

Two more points shape an Abu Dhabi site:

- **Broker license numbers.** [Property Finder's partner guidance](https://www.propertyfinder.ae/partnerhub/wp-json/wp/v2/posts/4134) says every agent must hold an ADREC-issued Broker License Number. Advertising without one brings penalties. Each agent profile on the site has a field for it.
- **Project registration.** The same guidance tells agents to verify that an off-plan project is registered on DARI before advertising it. The off-plan page has a field for that status.

An agency selling in both emirates gets one site with two permit systems behind it, not one template used twice.

## Data protection and consent

The UAE's federal personal data law, Decree-Law 45 of 2021, [prohibits processing personal data without the owner's consent](https://u.ae/en/about-the-uae/digital-uae/data/data-protection-laws), except in listed cases. It covers processing inside and outside the country. The DIFC free zone has a separate data protection law (DIFC Law No. 5 of 2020).

So every inquiry form on the site has a consent checkbox and a privacy policy link. Analytics and ad tags wait for the visitor's choice, and the consent is recorded. Whether your business falls under the federal law or a free zone law is a question for your adviser.

## What the site connects to

### The CRM and the portals

Most agencies run a CRM, and the portals receive listings from it. The website should read from the same record. Then a price or permit number never differs between the site and a portal. We connect the site to the agency's CRM where the CRM exposes a feed or an API, and we confirm the terms first.

### WhatsApp

Each listing and project page has a WhatsApp button that opens a chat with the property and its permit number already in the message.

### Arabic, when you supply the copy

The build supports right-to-left Arabic layouts and a bilingual page structure when the client supplies the Arabic copy. The page structure, fonts and spacing are set up for it. Have a native Arabic reader check the finished copy.

## What usually goes wrong

- **No permit number on the page.** The listing is live but the number is missing, which the regulator says must be there.
- **Listings that disagree.** The portal shows one price and the site another.
- **Project pages with no registration detail.** Buyers ask about the project registration and escrow, and the page does not say.
- **Broken or placeholder content.** Dead links, empty listing blocks and test text left on a live site.
- **Heavy galleries.** Property images load slowly on mobile data.
- **One template for both emirates.** The Dubai permit fields on an Abu Dhabi site, or the reverse.

## How the build runs

### Discovery

Which emirates you sell in, and whether you are a developer, a brokerage or a manager. Which CRM and portals you use, and whether the site needs Arabic.

### Structure

Page types for listings, projects, areas and agents, each with the permit and registration fields its emirate needs. The plan for sold or ended listings, internal links and structured data are set here too.

### Design and build

Listing and project templates, agent profiles, the consent banner, the inquiry forms and the WhatsApp paths. We build on WordPress or Next.js, depending on how much the team wants to edit and how much control the listings need.

### Content and launch

Real photos, floor plans and area guides. Then launch, with tracking in place so each inquiry can be traced to its page. Search work follows the build, because a property site that ranks but wins no inquiries wastes the ranking.

## Search for a Dubai or Abu Dhabi property site

A real estate marketing agency is often hired for the advertising and the website separately. Kihan Marketing treats them as one job, because the site is where an ad's visitor either inquires or leaves.

For search, the area and project pages are the lasting asset. Each is written about the place and the building, with the permit and registration details visible. See [real estate SEO](https://kihanmarketing.com/real-estate-marketing/real-estate-seo/) for how those pages are planned.

## Questions about real estate web design in Dubai and Abu Dhabi

### What does a real estate website in Dubai need to show?

A real estate website in Dubai needs the advertiser's permit number on each listing and project ad. It also needs a way for visitors to check the ad against its permit. As a precaution we also include a QR code field. Consent for personal data and a privacy policy are part of the build. Confirm the detail with your adviser.

### What is a Trakheesi permit number?

A Trakheesi permit number is the number the Dubai Land Department issues for a real estate advertisement through its Trakheesi system. The Land Department says it must be included in all real estate ads, and fines for breaching the advertising requirements start at AED 50,000.

### Do property websites in Abu Dhabi need a permit number?

According to PropSpace's guide, property ads in Abu Dhabi have needed a Madhmoun permit from ADREC's DARI platform since 7 July 2025. ADGM properties follow a separate process. Confirm the current rules with ADREC.

### Can a property website be in Arabic and English?

Yes. The build supports right-to-left Arabic layouts and a bilingual page structure when you supply the Arabic copy. We set up the structure, and a native Arabic reader should check the finished pages.

### Do you build web design for Abu Dhabi as well as Dubai?

Yes. Abu Dhabi sites follow ADREC's permit and broker license rules, and Dubai sites follow the Land Department's. We build each with the fields its emirate needs, and a site for both has both sets.

### Can the website connect to my CRM?

Often, yes. It depends on whether your CRM offers a listing feed or an API. We confirm that and its terms before the build, so the site and the portals show the same record.
