# Real Estate Website Design

A catalog loses to the portals, a point of view does not

Real estate website design gives an agent or brokerage a site that wins buyers a portal never sees: neighborhood guides that never expire, listings that search engines can read and that survive a sale, and a way to get in touch without registering. Kihan Marketing builds websites on WordPress and Next.js, and every site has SEO built in.

Real estate website design, or realtor website design, is for agents and brokerages who want a site that wins buyers, not one more listing catalog.

Many agent websites are a listing feed with a photo of the agent on top. That is a catalog, and the buyer already has better catalogs. The portals have more listings, faster search and bigger budgets. An agent site that competes on those terms loses.

What an agent site can do, and a portal cannot, is be specific, opinionated and local. This neighborhood, this market, this process, this person. A site built around that wins buyers a portal never sees.

## What the site has to hold

### Neighborhood guides that never expire

The asset that lasts. Price ranges by property type. Who lives there. Schools and commute in real terms. What is being built. And the honest drawbacks. These guides hold their place in search while inventory turns over.

### A listing architecture that survives its own inventory

Stable URL patterns, a set plan for sold listings, and listing content that search engines can actually read. A feed built only in the visitor's browser is hard for search engines to read, and some crawlers never see it. It is a common technical failure on agent sites.

### Buyer process content

How an offer works here. What closing costs run to. Which inspections are normal. How long it all takes. Buyers read this for months, and many agent sites skip it entirely.

### The non resident questions, answered

A real estate site that sells to overseas buyers needs clear answers to five non resident questions. Can a foreign national buy? How does financing work for a non resident? What taxes apply at purchase and on sale? How is title held? What does residency require, if anything? For these buyers, this content matters as much as the listings themselves.

### A contact path that does not demand registration

Forcing buyers to register before they can see a listing is the fastest way to lose one who is still nine months out. Ask for their details later, once the site has been useful.

### The agent, as a person

Real photos. An actual track record in this market. Languages spoken. The property types the agent truly handles. Buyers choose a person.

## What usually goes wrong

- **The site is only listings.** Every sale deletes a page, and the site never builds anything up.
- **Sold listings 404.** The page just shows an error. Ranking strength earned over months is thrown away at the moment of success.
- **JavaScript only feeds.** Search engines read them late or not at all, so the listings add little to search.
- **Gated search.** Registration walls chase lead capture and cost far more in lost buyers.
- **Slow galleries.** Property photos are heavy, and buyers are often on mobile data.
- **Neighborhood pages from a template.** The name swapped, nothing else. Doorway pages that portals already outrank.

## How do I add MLS listings to my website?

Add MLS listings to your website through IDX, with your broker's approval and an IDX vendor your MLS accepts. IDX, short for Internet Data Exchange, is the MLS arrangement that lets brokers and agents show other brokers' listings on websites they control. Have the vendor set up the IDX agreement, then choose between a frame and pages on your own site.

Each MLS sets its own process and its own display rules, so start with yours. Two examples show what to expect, as of October 2026.

- **The approval steps.** [NorthstarMLS](https://northstarmls.com/insights/five-steps-for-adding-listings-to-your-new-website) has the IDX vendor start the agreement, the broker approve it, and the MLS give final approval after checking the broker, the agent and the website address.
- **The display rules.** The [San Diego MLS rules](https://sdmls.com/wp-content/uploads/2026/07/IDX-Rules-and-Compliance-July-2026.pdf), dated July 2026, let members show listings by downloading the data or by framing the MLS's public site. IDX displays must refresh at least once every 12 hours and name the listing firm and the listing agent.
- **The data itself.** IDX listing data moves over either the RESO Web API or the older RETS transport. [RESO](https://www.reso.org/reso-web-api/), the industry's data standards body, calls the Web API the modern way to move real estate data and lists RETS as deprecated. Ask any IDX vendor which one it uses.

The choice that matters for search is the last step in the answer above: a frame, or pages of your own.

| Compared on | Listings in a frame | Listings as pages on your site |
|---|---|---|
| Where the listing pages live | At the vendor's or the MLS's address, shown inside your page | On your own domain, one page per listing |
| What your page's own HTML holds | A frame that points somewhere else | The listing's details, photos and price |
| Setting it up | Quick | Needs a feed and a site built to show it |
| After a home sells | Handled by the vendor or the MLS | Your plan: keep the page as price evidence, or redirect it |
| Fits | An agent who needs listings showing this week | An agent or brokerage that wants listings to count in search |

## Which platform is best for a real estate website with IDX?

Both WordPress and Next.js work for a real estate website with IDX. What matters more is that listings end up as pages on your own domain that search engines can read. On WordPress, an IDX vendor's plugin shows listings in your theme; ask whether it frames them or builds real pages. On Next.js, the site pulls the feed on the server and renders each listing as a page.

IDX vendors such as [Showcase IDX](https://showcaseidx.com/) and [iHomefinder](https://www.ihomefinder.com/) sell WordPress plugins, as of October 2026. A Next.js site needs the feed connected in code, which is more work up front and gives full control of every listing page. We build on both.

| Compared on | WordPress | Next.js |
|---|---|---|
| How listings arrive | An IDX vendor's plugin | The IDX feed, pulled on the server by code written for the site |
| Where listing pages live | In a frame or on your domain, depending on the plugin | On your domain, one page per listing |
| Editing neighborhood guides | In the WordPress editor | In a content system connected to the site, or by your developer |
| Upkeep | Plugin, theme and WordPress updates | Changes made by a developer |
| Fits | An agent who wants to edit and add to the site without a developer | A brokerage that wants its own search and full control of listing pages |

## How the build runs

### Discovery

Markets and property types. Who the buyers are, including whether they are local or from abroad. Which neighborhoods deserve their own page. The page set is decided here, because [real estate SEO](https://kihanmarketing.com/real-estate-marketing/real-estate-seo/) depends on it.

### Structure

URL patterns for listings and neighborhoods, and the plan for sold listings. Internal links and structured data, the code that tells search engines what each page is. And a set of templates, so the agent can add a neighborhood later without a rebuild.

### Design and build

Neighborhood guides, listing templates, buyer process content, the agent profile, and a contact path that earns the inquiry. Fast on a phone despite heavy photos. That is the real engineering problem on a property site.

### Content and launch

Real local photos, and guides written with true local knowledge. Then launch, with tracking in place, so each inquiry can be traced to the page that produced it.

## Design and search are one project

Real estate web design and search are one project, because a property site that ranks but wins no inquiries wastes the ranking. One that persuades but cannot be found has no one to persuade. For [a Sint Maarten real estate agent](https://kihanmarketing.com/projects/wei-landgraf/), the website and the search work were one engagement. [A real estate agency in Sint Maarten](https://kihanmarketing.com/projects/island-dreams-realty/) and [another in Panama](https://kihanmarketing.com/projects/panama-elite-homes/) already had their sites, and our work there is the search side.

## Questions agents ask about website design

### What makes a good website for a real estate agent?

A good website for a real estate agent is specific and local, not a smaller portal. It holds neighborhood guides, a listing structure that survives sold inventory, buyer process content, and a contact path with no forced registration. It loads fast on a phone despite heavy photos. Website design for agents should also show the agent as a person.

### What pages should a real estate website include?

A real estate website should include neighborhood guides, listing pages with a plan for sold homes, buyer and seller process pages, an agent page with real photos and a track record, a home valuation page for sellers, and a contact path with no forced registration. Markets that sell to overseas buyers add financing, tax, title and residency pages.

### Should I use a template or a custom real estate website?

A template suits a new agent who needs a site this month and has few neighborhoods to cover. A custom build pays off when you need many neighborhood guides, listing pages that survive a sale, a look of your own and speed on photo-heavy pages. Either way, check how the template or build handles IDX before you choose.

### Which website builder should a real estate agent use?

A real estate agent should use a website builder that sends listing content from the server and keeps stable URLs for sold listings. It should also let the agent add a neighborhood page without a rebuild. The platform matters less than that structure. The property site we built for a real estate agency in Thailand runs on WordPress.

### How long does it take to build a real estate website?

The timeline for a real estate website depends on how many neighborhoods deserve their own guide and how listings are fed in. Discovery sets the page set, so it sets the schedule. Real local photos and guides written with true local knowledge take time. The guides are the part that lasts.
