Which Yardi product are you comparing?
Yardi is not one product. It sells three tiers, and they suit very different companies.
- Yardi Breeze is the simple, cloud tier. Yardi calls it software "built for small to mid-sized businesses."
- Breeze Premier runs on the same platform. It adds custom reports, invoice processing, job costing and investment management.
- Yardi Voyager is the enterprise tier. Yardi says it handles "multiple property types, entities and accounting structures in one system."
Yardi describes the split in a 2020 Breeze vs Voyager post on its Breeze blog. Voyager supports "a wider variety of property types and more advanced functionality." Premier sits in the middle. Yardi also says you can move from Breeze to Premier to Voyager without losing your data.
So where does AppFolio land? Its entry plan starts at 50 units. Its top plan, Max, is "an enterprise solution for large operators." That covers a lot of ground. For most small and mid-size managers, the fair match is Breeze or Breeze Premier. For a large operator with many entities and its own accounting team, the real rival is Voyager. Pricing: a quote versus a price list
This is the clearest difference between the two.
AppFolio does not show prices on its pricing page. The page lists three plans, and each one says "Get a Quote." The Core plan carries a minimum spend and a 50-unit minimum. Plus and Max also carry minimums, and AppFolio asks you to call for details. Reviewers on Capterra see the same thing: "Contact vendor for pricing."
Yardi Breeze does publish prices. Its pricing page shows a rate per unit per month and a monthly minimum. You pay whichever is greater. There is no minimum unit count. Breeze Premier has a higher monthly minimum. Yardi says there are no setup, training or support fees. Some add-ons, like screening, charge per use.
The trade-off is simple. With Breeze you can work out your bill before a sales call. With AppFolio you learn the number in the quote, and the plan you need shapes it.
Ask each vendor for the full first-year cost in writing. Include payment fees, screening fees, website add-ons and any setup charge. Compare that total, not the headline rate.
Accounting and owner reporting
Both systems handle property accounting and owner reporting. The depth differs by tier.
AppFolio's Core plan includes property accounting and reports. Plus adds advanced budgeting and accounting. AppFolio also runs separate owner and investor portals, each with its own login.
Breeze covers payables, receivables and the general ledger. It keeps escrow and trust accounts and e-files 1099s. Owners get statements by email or through a secure portal. Premier adds corporate ledgers, custom financial statements, job costs and invoice approval steps.
If your firm needs one ledger across many legal entities, look at Yardi Voyager. Yardi says its single ledger "meets GAAP and IFRS requirements." That is the job Voyager is built for.
Leasing, listings and AI tools
AppFolio leans hard on AI. Its marketing and leasing page says it posts listings to Zillow, Apartments.com and Zumper from inside the system. Its AI agent, the Realm-X Leasing Performer, answers each new lead within minutes, day or night. It also books tours and updates guest cards. Screening and online leases are built in.
One catch: the pricing page lists the Leasing CRM only on the Max plan. It does not name the AI leasing agent under any plan. Leasing Signals, a rent pricing tool, is an add-on or part of Max. Ask which leasing tools your quote covers.
Breeze posts units to listing sites, including Yardi's own RentCafe.com. Prospects apply, get screened and sign leases online, though Yardi marks screening and online leasing as extra-fee items. Premier adds a CRM queue, plus state-based lease forms for an extra fee. Yardi's AI chatbot, RentCafe Chat IQ, is a paid add-on for Premier. It answers prospect questions about price, amenities and open units.
Integrations and the API
AppFolio runs an app marketplace called AppFolio Stack. It lists software partners and outside accounting firms. API access depends on the plan. Plus gets a read-only API. Max gets read and write access. Core lists no API.
Breeze takes a closed approach. Its add-ons are mostly Yardi products: RentCafe websites, ScreeningWorks Pro and Bill Pay. The Breeze pricing, features and FAQ pages we read do not describe a public API or a marketplace. If you depend on an outside tool, ask Yardi about it before you sign.
Voyager is different. Its product page says Yardi offers interface solutions that link Yardi software with certain outside vendors.
Support, setup and switching
AppFolio says each new customer gets a dedicated onboarding team, data migration and self-paced training by role. Support rises with the plan, from standard to enhanced to a dedicated success manager.
Breeze offers live chat on weekdays, 7 a.m. to 7 p.m. Central, with email after hours. Breeze includes up to 8 hours of free phone support during setup. Premier includes 16 hours and a dedicated account manager. Extra phone time is billable. Yardi charges nothing to convert your data.
What reviewers praise and flag
Independent reviews line up with each vendor's own limits.
- AppFolio on Capterra. Reviewers praise its easy design and steady product updates. They flag slow phone support with late callbacks. Some also find payments and security deposits confusing.
- Yardi Breeze on Capterra. Reviewers like its clean, easy screens. A common complaint is bugs and glitches that slow work down. Some find tenant tasks too manual.
Read a page of recent reviews from firms your size. A small landlord and a large operator want different things.
How listings reach your own website
Many firms find this out late. The software decides how your vacancies show up on your own site.
AppFolio offers its own website product, tied to the platform. It can post a vacancy to your website and listing sites in one click. Yardi sells RentCafe company websites as a Breeze add-on, and property websites as a Premier add-on. Both are the vendor's own products, built to sit on its platform.

Match the tool to your size and your plans.
- If you manage under 50 units, start with Yardi Breeze. AppFolio's entry plan sets a 50-unit minimum, and Breeze has none.
- If you manage 50 to a few thousand units and want AI leasing tools, get an AppFolio quote. Ask which plan includes the Leasing CRM and API access you need.
- If you want a known monthly cost and room to grow, look at Breeze Premier. You can move up to Voyager later without losing your data.
- If you run a large, multi-entity portfolio with its own finance team, compare AppFolio Max with Yardi Voyager. That is a different, larger buying process.
