From Page Three to Page Two Real estate SEO in a market with few searchers

Real estate in Panama. We built the website and ran the SEO: guide pages, near-me pages, listing enhancement, blog posts. No rescue job here, no salvage operation on somebody else's mess. Ordinary work, done in the ordinary order.

It's a clean example of what a real position gain looks like in the numbers, not just in a summary line. So it's worth walking through in the open.

What position 29.4 actually means

Start with the six months before this work took hold. The site's average position in Google was 29.4. There are ten results to a page. So the average search Panama Elite Homes appeared for put it on page three.

  • Nobody goes to page three

    Not to be dramatic about it, that's just how clicks spread down the results. People scan the first screen, maybe scroll once. If nothing fits, they change the words in the search box rather than page deeper. A site sitting at 29 is technically being shown to Google's users. In practice it reaches almost none of them.

  • Impressions pile up anyway

    Over 12 months the site collected 111,133 impressions and 783 clicks at an average position of 17.0. Put those two numbers side by side and you've got the whole story of a site ranking too far down the page. The demand exists. The site is being shown against it. Almost none of it turns into a visit. Being present on a results page and being visible on one aren't the same thing.

  • Impressions aren't progress

    We say this to clients often and it lands badly, because impression counts feel like progress. They aren't. Impressions measure how often Google considered you. Position measures whether that was worth anything. It's the number our free marketing audit starts from.

The work

We didn't go after the broad listing searches first. That was a deliberate call. A single agency site taking on the big property portals for the most generic Panama search terms is a slow, expensive fight. Losing it quietly for eight months is a normal outcome. So the plan was to take the searches around the listings instead.

  • Near-me and area pages

    Property search is about place before anything else. Somebody looking for a home doesn't type the name of a brokerage. They type a place. Those pages have to earn their existence, so each one is about the area it names. It isn't a template with the district swapped in. When that slips, you get pages that all read the same, and Google's spam guidance is explicit about what happens to them.

  • Guide pages

    For the part of the journey that happens well before anyone contacts an agent. Buying property in a country you don't live in raises a long list of questions, and those questions get searched.

  • Listing enhancement

    The individual property pages got more than a raw feed gives you. A listing dropped onto a page as bare fields is thin by definition, and thin pages don't rank.

  • Blog posts

    On a regular cadence.

None of that is clever. It's the work the sites on page two and page three never quite got around to. Here's what it did, comparing the most recent six months against the six months before: clicks went from 88 to 695, and average position from 29.4 to 16.6.

Why we think this one is worth reading

Thirteen places of average position doesn't sound like much. 29.4 to 16.6. It reads like a modest gain, the sort of number you'd put in a report and nobody would remember.

  • What thirteen places are worth

    Clicks went from 88 to 695. The drop from page two to page three isn't a gentle slope, and neither is the drop from page one to page two. It's a cliff, and most of the traffic sits on one side of it. Position 29 and position 17 aren't two points on the same curve. They're two different conditions: not findable, and findable.

  • Nothing else changed

    Same country, same market, same properties, same photos. Panama didn't get more popular in six months. The site didn't get more interesting. Its placement moved, and the placement was the thing standing between the demand and the business.

  • Nothing to explain away

    Clicks went up and position improved at the same time. No seasonal bump, no algorithm update muddying the picture. Just the work showing up in both numbers together.

16.6 is page two. That's better than page three by a distance that showed up in the click count, and still not where this should end up. The next round of attention goes to the searches where the site now sits in the low teens. Moving one of those onto page one is worth more than finding another twenty terms to rank at 30. That work is ongoing.
