Apartment marketing, compared

SEO vs Google Ads For apartment communities, in lease-up and after

Choose Google Ads when an apartment community needs leases soon, as in a lease-up or a run of vacancies, because ads reach renters searching today. Choose SEO when you want renters to keep finding the community without paying for each click, which takes months to build. A community in lease-up needs both: ads now, SEO for the months after.

Which is better for an apartment community, SEO or Google Ads?

Neither SEO nor Google Ads is better on its own for an apartment community: Google Ads is faster and stops when the budget stops, while SEO is slower and keeps working. Which comes first depends on how soon units have to lease, and how well the community already ranks for searches beyond its own name.

Our apartment website search benchmark shows why the second part matters. Across four apartment websites, over the 90 days to October 14, 2026, in Google Search Console, searches naming the community or its manager brought 88 percent of clicks with a reported search, at an average position of 6.5. Searches that named no property, such as apartments in a neighborhood, averaged position 25.7, which is page three.

How do SEO and Google Ads compare for apartments?

For apartments, SEO is slower and pays for the work on pages, while Google Ads is faster, pays for every click and stops the day the budget does.

What are the pros and cons of SEO for an apartment community?

  • Pro: it keeps working

A floor plan page that ranks brings renters every month without a cost per click.

  • Pro: it covers the name

Name searches bring most of the clicks, and a well-built site should rank first for its own name.

  • Pro: it builds pages ads can use

Floor plan and neighborhood pages make better ad landing pages too.

  • Con: it is slow

Searches beyond the name take months, and a new community's domain starts with no history.

  • Con: it sits low for open searches

In the benchmark, searches naming no property averaged page three.

What are the pros and cons of Google Ads for an apartment community?

  • Pro: it is fast

Ads can show for neighborhood and unit type searches the week they launch.

  • Pro: it reaches renters who do not know the name

Those are the searches organic pages rank lowest for.

  • Pro: it can be switched up or down

Spend can follow occupancy, rising in lease-up and falling once the community is full.

  • Con: it stops when spending stops

Nothing carries over once the budget is paused.

  • Con: housing rules limit targeting

Age, gender, parental status, marital status and ZIP code targeting are off the table.

  • Con: it needs good pages

Ads sent to a slow page or a generic home page waste clicks.

When should an apartment community use both?

In lease-up, and whenever occupancy drops. A simple plan:

  1. Build the pages first

A page per floor plan, the neighborhood and the community's features, months before the first move-ins if you can.

  2. Run ads for the searches you cannot rank for yet

Neighborhood, unit type and "near me" searches, within the housing ad rules.

  3. Send each ad to the matching page

A two bedroom ad lands on the two bedroom floor plan page, not the home page.

  4. Track every lead to a signed lease

So you can compare the cost of a lease from each channel.

  5. Lower ad spend as organic grows

When a page starts ranking for a search, test cutting the ad on it and watch the leases.

Frequently asked questions

How long does SEO take for an apartment community?

The community's own name can rank within weeks of a site launching, if the site is built and indexed well. Searches beyond the name, by neighborhood or unit type, usually take months, and longer on a new domain. That gap is why lease-up marketing leans on ads early.

Can apartment ads target by ZIP code or age?

Not on Google, and only within limits on Meta. Google's personalized advertising policy bars age, gender, parental status, marital status and ZIP code targeting for housing ads in the US and Canada. On Meta, housing ads run in the housing special ad category, which limits targeting by age, gender and location. Target by search, interest and broader location instead.

Should we stop ads once the community is full?

Lower them, rather than stopping blind. Keep a small budget on the searches that bring leases at the best cost, and watch occupancy and organic leads. If organic pages cover a search well, the ad on it can often be cut without losing leases.

Does SEO help Google Ads?

Yes, indirectly. The pages SEO builds, one per floor plan and neighborhood, make better ad landing pages, and a site that answers renters' questions converts more of the clicks you pay for.
