The engagement covered SEO and social media: backlink building and a running schedule of social posts. Not the website. That was theirs when we arrived, and it stayed theirs. Ordinary agency work, done properly. What sets this project apart from the rest of the AppFolio work on this site is the advisory piece. A good share of the value came from helping them get more out of a platform they already paid for every month.
The search and social half
We did not build or rebuild the site. So the search work had to take the site as it stood, and a property management site is an awkward shape for search.
The double load
Property management sites have to work for two different visitors at once. A renter wants to know what's available, what it costs, and whether anyone will actually show it to them this week. An owner wants to know whether you'll take their building seriously and who you are. One site has to serve both without either visitor feeling like they walked into the wrong building.
Most don't manage it
They pick the renter and leave the owner with a contact form. Or they pick the owner and bury availability three clicks down.
The AppFolio shape
AppFolio's built-in website product is limited. That's how a management company ends up on a thin five-page brochure site, with a link out to where the listings really live. It works, in the sense that a renter who already knows your name can find a unit. It does nothing for the renter who doesn't, and that's most of them.
The backlinks and the social posts ran on a schedule against that site, unchanged.
The AppFolio part
This is the reason the page exists. KEO owned AppFolio. They were using a fraction of it.
That's no criticism. It's the normal state of affairs. AppFolio is a large piece of software. It's sold to people whose actual job is managing buildings, not learning software. The parts that get used are the parts you can't avoid: rent, work orders, and the owner statements that have to go out whether anyone reads them or not. The rest sits there. Reporting sits there hardest. So two things happened.
We optimized their listing marketing inside AppFolio
Listing copy tends to get typed once, at speed, by whoever posted the unit on the day it went vacant. Then it never gets touched again. It's the piece of writing that does the most work in the whole business, and the piece nobody edits. We went through it.
We advised them on navigating AppFolio itself, using the v1 API and its reporting
That sounds small written down. It isn't. "Why did that unit sit for six weeks" is not a report. It's three reports and a bit of arithmetic. Knowing which three is something you only learn by asking the question wrong several times first. No shortcut exists. Nor does documentation that maps business questions to report names. Whoever wrote the documentation was describing the report, not the question.
The API side has its own version of the same problem. Before you plan anything on top of v1, you need to know where its edges are. What can you pull out in code? What only exists in the interface? What comes back in a shape you have to reassemble before it's useful? Get that boundary wrong early and you pay for a rebuild later. We knew where it sat because we'd already built two things on the platform.
One is the AppFolio Listings Pro plugin, built for other clients on AppFolio. It draws AppFolio's listings as the site's own markup, so the buttons and styling can be controlled. The other is a chat-based leasing tool running on the AppFolio API. It shows real active listings with pricing, neighborhoods and full detail. You don't build either of those without learning the platform's limits in detail, mostly the hard way.
None of that knowledge is glamorous. You can't put it in a deck. But if you own AppFolio and you're using a third of it, someone who already knows the terrain will save you months. That was a good share of what KEO got out of us.
This is the reason the page exists.
Four clients on one platform
KEO Management is one of four property management clients we work with on AppFolio. Working across four accounts on the same platform produced four things.
The AppFolio Listings Pro plugin
AppFolio's listings drawn as the site's own markup, so the display belongs to the site.
A leasing tool on the AppFolio API
Real active listings, with pricing and neighborhoods, shown in a chat.
Listing marketing optimization
The copy inside AppFolio, gone through and rewritten.
Reporting and v1 API guidance
Which reports answer which questions, and where the API's edges are.
There's demand behind this that nobody is serving well. "appfolio website" gets searched around 590 times a month in the US, and advertisers pay commercial rates for it. Those are property managers looking for a way out of a five-page site. Most of what they'll find is generic web design that has never opened AppFolio.
If you're running AppFolio and getting less out of it than you should be, that's a conversation worth having. Call (425) 954-3452 or email info@kihanmarketing.com.
