Why a portfolio revamp is not a set of separate website projects
Separate design projects for every community would mean a pile of upkeep. A font change means a ticket on each site. A new fair housing notice means a hand edit on each site.
A shared system rather than a look
At this scale, the first job is one shared set of parts. One set of building blocks. One type scale. One color system that flexes for each site. One floor plan card, one availability block and one contact form. That's what makes the next site cheaper to add than starting over. It also means a change to all the sites is made once, not many times.
Identity per community
Each site gets its own feel from its photos, color, name and copy. The structure underneath stays the same.
The corporate site does a different job
It sits above all of this as its own build, because it sells the company's services to owners. A community site leases one unit to one person. That person is already looking at three other buildings in the same city.
Per-community content that is genuinely different
The common failure here is one template used at every site. Only the name changes, next to a stock photo of a kitchen.
Google names the pattern
Its spam policies define doorways as pages made to rank for specific, similar searches. They define scaled content abuse as pages made in bulk that add no value.
The portfolio competes with itself
This is the second reason it fails, and it bites sooner. The sites in Olympia show up in the same search results, and so do those in Puyallup. If their pages say the same things, only one can win. The rest just water it down.
The standard Kihan Marketing works to
Write each page from what is really at that property. The unit mix. The year it was built. Whether parking is covered. What's in walking distance. Whether the area feels student, commuter, family or downtown. Real local facts, not a template. A building in Puyallup and one in Bremerton aren't selling to the same person. The pages shouldn't pretend they are.
Availability data has to stay current
A site that shows a floor plan as open when it was leased three weeks ago is worse than no site. The prospect fills in the form, tours, and finds out on site. That's a lost lead and a bad first look at the company.
Availability is the one part of an apartment site that goes stale by itself. Copy stays true for a year. Photos stay true for longer. Prices and open units change each week. So at this size, the revamp has to settle two things before the design is signed off. Where does the data come from? How often does it refresh? Doing it by hand, site by site, doesn't survive a leasing team's real week.
