What you send us
Four things, and only the first is required.
Your website address
The audit starts from the site you have now.
The cities where you want more doors
A door is one unit under management. Owner searches are local, so the city decides which rivals we compare you with.
Roughly how many doors you manage, and your software
AppFolio, Buildium, Rentvine, Propertyware, Rent Manager or another. It changes what the listings check looks for.
Read access, if you want to give it
Read access to Google Search Console and your Google Business Profile lets us use your real data. Without it, we use live checks and mark which numbers are estimates.
What you get back
Six parts, ordered by what will move owner leads soonest.
Owner searches in your city
Where your company shows up when an owner looks for a manager: "property management" with your city, "property management company near me" and the suburbs you serve. Next to each search is your position, the three companies above you and who holds the map results.
Three local rivals, side by side
The three management companies winning those searches. What their sites give owners that yours does not, such as a fee page, a rental analysis form, pages for each area they serve, and how many reviews they have and how recently they reply.
Your owner inquiry, tested
With your OK, we send one owner inquiry through your website, the way a landlord would, and time the reply. You see how long it took, whether it came by phone, text or email, and what the first answer said. An owner often contacts more than one firm, so the reply matters as much as the page.
What AI answers say about you
We ask ChatGPT and Google's AI Overview who to hire for property management in your city. You see whether your company is named, which rivals are, and which pages those answers cite.
Your listings and property pages
Whether each managed property has a page on your own domain, whether the open units match your software, and whether a renter can apply from a phone. The check works on any platform. Our page on how listings reach a website from each platform explains the options.
The plan, in order
The three to five changes that would move owner leads first, what each should change, and which ones your own team can do.
What it looks like
A short written report you can forward to your team, or to the agency you already pay. Each finding sits next to the evidence for it: the search and your position, the rival's page, the time your reply took. There is no score out of 100, because a score only means something inside the tool that made it.
If you gave us Search Console access, the ranking list uses your real positions. If you did not, it uses live checks from the city you named, and the report says which is which.
What we will not do
Call or text you unless you ask
The report arrives by email. If you want to talk it through, you can book a call, but it is not part of the audit.
Hold the findings back for a meeting
Everything we found is in the report.
Ask for a login
Read access only, and only if you choose to give it.
Pretend to know your market when we don't
If a city is new to us, the report says so and sticks to what the data shows.
Who it is useful for
A management company that wants more doors
In a city it already serves, or one it is moving into.
A company already paying for marketing
A second read on whether the owner side is moving, from someone with no reason to defend the current plan.
A company switching software
Moving from one platform to another is a good moment to check whether every property still has its own page.
Less useful if you are still setting up
With no site and no doors yet, there is nothing to audit. Our guide to starting a property management company is the better first step.
The work behind it
The audit uses what we learned on property management accounts of our own.
A Seattle property manager
We rebuilt its five-page AppFolio template site into more than 250 pages, with a page for every managed property.
A Tacoma property management and real estate company
Over the four months we ran its SEO and social media, site traffic doubled and lead volume roughly doubled.
A Western Washington apartment manager
We rebuilt its corporate site and revamped its community sites. Every one of them is live.
Anything we build after the audit is set up in your company's name: the website, the Google Business Profile, the ad accounts and the analytics. Nothing is lost if you later change who runs your marketing.
Questions property managers ask about the audit
Is the property management marketing audit really free?
Yes. There is no charge, and you are under no obligation to hire Kihan Marketing afterward. The report is yours to keep and to share with anyone.
How long does it take?
Two business days from when we have your website address and the city you care about. The owner inquiry test needs your OK first, so if you would rather skip it, say so and the rest arrives on the same schedule.
Do I need to get on a call?
No. The report arrives in writing. A call is there if you want one, and some people prefer to walk through the findings with us, but the audit does not depend on it.
What if we don't use AppFolio?
The audit is the same on any software. Only the listings check changes, because each platform shares its listings differently. We look at whichever one you run.
How is this different from your general marketing audit?
Our general marketing audit looks at every search your site ranks for, in any business. This one is built for management companies. It is narrower and goes deeper: owner searches, local rivals, your owner inquiry and the AI answers owners now read before they call anyone.
What happens after the audit?
That is up to you. Many companies take the plan and work through it with their own team. If you want us to do the work, our pricing page explains what sets the size of it, and the property management marketing page shows the accounts behind it.
How to ask for one
Put your website address in the form at the top of this page, or use the longer form below and tell us the city you want more doors in. You can also email info@kihanmarketing.com or call (425) 954-3452.
