Every rent on the Denver property manager websites we build shows its total price, as Colorado has required since January 2026. In the City of Denver, 51.2 percent of occupied homes are rented. In Douglas County the figure is 22.6 percent. Apartment marketing has a far bigger audience in the city than in Douglas County.
Since January 1, 2026, Colorado has barred showing a price for property unless the maximum total price is disclosed clearly and conspicuously. The Division of Real Estate says the law covers how landlords set and communicate rent. On interactive pages the disclosure must be unavoidable, though actual utility charges can stay out of the total. So every rent on a listing page, ad or post goes out with its total price beside it.
A Colorado landlord who expects to charge an application fee must, before screening, tell applicants they may provide a portable tenant screening report. One place the law lists for that notice is the home page of a property manager’s website, in at least 12-point bold type. A landlord that takes only one application fee at a time, and refunds it within 20 days after either side declines the lease in writing, is exempt.
