Our rental pages, listing templates and Google Ads for Phoenix managers carry the city’s short-term rental permit number and follow its source of income fair housing rule. Since November 6, 2023, a Phoenix short-term rental needs a city permit, and the owner must show the permit or license number on every ad for it. So the number goes into each listing template, rental page and ad.
Phoenix’s fair housing code reaches advertising and protects renters and buyers by source of income. The City Council voted to add that protection on March 1, 2023, and the debate centered on people paying with Section 8 vouchers, Social Security or SSI. Phoenix listings should never say "no vouchers" or "no Section 8".
Since January 1, 2025, Arizona cities and towns may not tax rent on homes leased as residences. The ban leaves out hotels and other transient lodging, so it does not end city tax on short-term rentals. A template that still adds a city rental tax line to a long-term lease is out of date.
