Clark County search splits at the Vancouver city limits, at the cities to the north and east, and at the Columbia, which is the Oregon line. A mailing address does not reveal the city limits. Most people on the Washington side of the Portland metro live in Clark County.

  1. A Vancouver mailing address can be county land. The City’s fire marshal reminds residents that a "Vancouver, WA" mailing address does not put a home inside city limits. Hazel Dell, Orchards, Salmon Creek and Five Corners have no city government, yet together they hold more than 90,000 people. Autocomplete offers searches like "apartments hazel dell vancouver wa", so a page for each should name the community and Vancouver both.
  2. The north and east have cities of their own. Camas and Washougal lie east along the river, and Battle Ground and Ridgefield to the north. Each town you serve deserves a page written about it and a separate line in the service area list. A single Vancouver page cannot stand in for them.
  3. Oregon is one bridge away. The northbound span of the Interstate Bridge, which now carries I-5, opened in 1917 as the first automobile bridge between Washington and Oregon. Crossing it changes which license a contractor needs and which rental law applies. So the Oregon side gets its own pages and campaigns rather than a mention on the Clark County ones.

    Washington treats a prescription laser, IPL, radiofrequency or plasma skin treatment as the practice of medicine. Delegating it is allowed, and the rule also covers the physician’s absences. During an absence, existing patients can continue treatment only if a local back-up physician has agreed in writing to handle problems and can see a patient within 60 minutes.

    No one may practice medicine in Washington without a valid license, and that holds even when a Vancouver clinic’s patients live in Oregon. Treatment pages should name the supervising physician, with the Washington license they practice under, and the person who runs each device.

    Clark County roofers get roofing SEO, storm pages and Google Ads that show the Washington registration number, plus the Oregon license for Portland work. In Washington, advertising, bidding or working as a contractor without a current registration is a gross misdemeanor. That covers a Portland roofer’s Clark County ads as much as a local roofer’s, and most of those ads must also carry the registration number.

    Crossing the river changes the license. A Vancouver roofer that wants Portland jobs needs an Oregon Construction Contractors Board license before it offers or bids the work, and Oregon wants that number shown on the website too.

    In February 2021 a winter storm left 6 to 10 inches of snow on downtown and East Vancouver and up to 16 inches farther north, with up to half an inch of ice in south Vancouver. Pages on ice, snow and storm damage should be published by fall, so they are already indexed when the next storm reaches Clark County.

    Our listing SEO and owner and resident pages for Vancouver rentals say whether a unit falls under the city’s 2026 registration or only state law. Renters live in about 49 percent of the City of Vancouver’s occupied homes. Across Clark County the share is about a third.

    Since January 1, 2026, owners have had to register each rental unit inside Vancouver city limits every year, and landlords must include tenant resources with new leases. Units outside city limits are exempt, and health and safety inspections are set to begin in mid-2027. A property’s page should make clear whether it falls under the program.

    State law applies on both sides of the city line. A rent increase needs at least 90 days’ written notice, or 30 days where a subsidized household’s rent is based on its income. On any one unit, month-to-month rent and the rent on a longer lease may differ by no more than 5 percent. Units across the river in Portland follow Oregon’s separate rules.

    We build listing and neighborhood templates for Vancouver brokerages that carry the firm’s Washington licensed name, and aim the ads and posts at them. An Oregon license does not cover Vancouver homes. Washington makes it unlawful to act as a broker without its own license. Brokers licensed elsewhere who apply by reciprocity still have to pass a state exam on the Washington laws and rules that regulate real estate licensing.

    Washington’s advertising rule puts the firm’s licensed name, or a licensed assumed name, on everything that markets brokerage services, from web pages to email. A team name can run alongside it with the designated broker’s written approval, as long as it does not read like a separate company or an office.

    One listing service, RMLS, serves brokers on both sides of the river: about 13,500 subscribers in Oregon and southern Washington. Our templates cover Felida, Camas and Ridgefield as well.

Whether the job is SEO, a website or ads, try these five questions on every agency you are weighing, us among them. Anyone who knows Clark County will bring up city limits and the river without prompting.

  1. Ask which accounts will be in your name.From the first day, your company should own the domain, Search Console and the Google Ads account, including any campaign aimed at Portland. The agency should be added as a user, not listed as the owner.
  2. Ask a question about both states.Ask what a roofer’s ad has to carry in Clark County, and what else the roofer needs before bidding a Portland job. An agency working this side of the river should know both answers.
